To ensure a safe, comfortable, and enjoyable stay for all guests, we kindly ask that you follow these house rules during your time at the property.
🔹 Guest Limits & Parking
Maximum Occupancy: A maximum of 14 guests is allowed, including infants and toddlers—no exceptions.
Parking: No more than 8 vehicles are permitted on the property.
🔹 Respect the Home & Neighborhood
No Shoes Indoors – Please remove shoes upon entry to maintain the cleanliness of the home.
Quiet Hours: From 10 PM to 8 AM, please be mindful of noise levels to respect our neighbors.
No Parties or Events: Unauthorized gatherings are strictly prohibited. A $500 fee will be charged if a party is held at the property.
🔹 Check-In & Check-Out Policies
Check-in: 4:00 PM or later via smart lock.
Check-out: 10:00 AM sharp. Guests who fail to vacate on time will be considered trespassing.
Late Check-Out Fees: Guests who remain beyond the check-out time will be charged $150 per hour. Charges will accrue indefinitely and be invoiced daily.
🔹 Smoking & Security
No Smoking or Vaping: Smoking inside the home or garage is strictly prohibited. If smoking outside, please dispose of cigarette butts properly.
Security Cameras: Exterior security cameras are present for guest safety. Tampering with or disabling cameras is strictly prohibited.
🔹 Cleaning & Damages
Cleaning Fees & Additional Charges: The base cleaning fee covers standard cleaning. Additional charges may apply for excessive dirt, spills, bodily fluids, or damage beyond normal wear and tear.
Trash & Dishes: Please take all trash to the outside bin and run the dishwasher before departure. Laundry detergent and dish soap are provided for your convenience.
Report Issues Promptly: If anything is broken, damaged, or not functioning properly, please notify us immediately so we can address it.

⚠️ No Lifeguard on Duty – Swim, boat, and kayak at your own risk.
🧒 Supervision Required – Children must be supervised by an adult at all times near the river.
🚫 No Diving or Jumping – The Lake depth can be unpredictable. Diving or jumping in is strictly prohibited.
💦 Use Caution When Entering the Water – Rocks, currents, and uneven terrain may be present. Always enter the water slowly and carefully.
🛶 Life Jackets Recommended – It is strongly advised to wear a life jacket while boating, kayaking, or paddleboarding.
🍷 No Alcohol While Boating or Swimming – Alcohol impairs judgment and increases risk—please stay alert and responsible.
🛥️ Be Aware of Boat Traffic – The Lake is an active waterway. Watch for boats and always give them the right of way.
🦺 Follow Local Boating Laws – If using a boat or personal watercraft, be sure to adhere to all Michigan water safety regulations.
🗑️ Keep the Lake Clean – Dispose of all trash in designated bins to protect wildlife and the natural beauty of the river.
🚭 No Smoking Near the River – To prevent litter and fire hazards, smoking near the shoreline is discouraged.
📞 Emergency? Call 911 – If someone is in distress, immediately call 911 and notify the property manager.
Your safety is our main concern. A MAXIMUM OF 14 GUESTS, 14 MAXIMUM INCLUDING INFANTS/TODDLERS.
Please do not:
- Flush toilet paper. Feminine hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls etc. need to be disposed of in the wastebasket.
- No video productions without written consent from property owner.
- Wooded areas and areas outside of the immediate lawn may contain poison ivy. Please stay in yard for your own safety.
- The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith.
- Except as stated herein, the Guests are renting the premises in its As-Is condition upon check-in date and agrees to take good care of said premises. This care includes not making any alterations, additions, repairs or improvements and/or any removal of the Owner’s personal property from the premises without the approval of the Owner/Agent. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make reasonable efforts to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair, maintenance, and inspection. Owner is not responsible for any inconvenience that may occur and no refunds/rent reductions will be made due to failure of such items.
