Hither Hills Beach House with Heated Pool and Private Ocean Beach Access

Rental Registry 17-393. This beautiful Hither Hills home has 3 bedrooms, 2 1/2 bathrooms and is just a short walk (2 blocks) from one of the most beautiful PRIVATE ocean beaches on the East End of Long Island. The home is modern and spacious with cool ocean breezes and plenty of natural light. There is central air, heated swimming pool and outdoor shower. Coveted Hither Hills Private beach parking pass/access is also included.

On the first level of this upside down home, there is the master bedroom with a king size bed, en-suite bathroom with shower and huge walk in closet. The second bedroom has a queen size bed and walk in closet. Both bedrooms have sliding doors leading out to the large backyard and heated pool. The third bedroom has 2 twin beds and a full sized closet. There is an additional bathroom and separate washer and dryer on this level.

The second level is very open and spacious surrounded by large windows letting in tons of natural light and cool ocean breezes. There is a wood burning fireplace and large kitchen with top of the line appliances. The wrap around deck off this level holds a grill and table with chairs perfect for outdoor dining and entertainment.

The backyard has a heated swimming pool surrounded by beautifully landscaped gardens. There are lounge chairs to relax in and take in the sun. The private enclosed outdoor shower is great to rinse off the sand after a day at the beach.

You can walk to the ocean beach with your surfboard or beach gear in 5 minutes or drive down and park in any one of the 4 private parking areas on the dunes. Renters will be given a key and parking pass for the private beach entrances part of Hither Hill's MBPOA Association.

The house is just minutes from Gurney's world-class spa and less than 2 miles to the village of Montauk with superb restaurants and Hamptons' nightlife.

Making Memories in Montauk Beach

This property was very functional, quiet, and spacious. Having been a vacationer for a few years in Montauk as a family with adult children, we could all spread out. The beach access /parking pass helped significantly to make our 'beach days' precious and relaxed. We would definitely stay here again.

Great Montauk Getaway

Stayed at this property with my wife and two small children. The living area upstairs was perfect with the open set up and wrap around porch! The location was great with a short drive / walk to beach and the town of Montauk. I property could use a little TLC for linens, outdoor light bulbs and towels. Otherwise, it was a 10/10.

Nice location

Lovely home that could use new bed linens and a new deck. Not safe for young children. The lower level had a moldy smell and caused allergic reaction to some. Pool was great. Also until I received the information packet the day before arrival, I was unaware we were responsible to bring all our trash to the recycle center and were given no details on sorting of trash. Great location!!

Many thanks for your note and we are sorry to hear of your issues with your stay. Unfortunately, this is the first that we or our property manager are hearing of any problems during your stay so we are a bit surprised by it. Now that the summer season has come to an end we have been able to fully inspect the property again and have begun plans to install a new deck. However, please know that at the beginning of the season that deck was thoroughly inspected and deemed to be perfectly safe. The removal of trash is clearly stated in the rental agreement which you accepted when you booked the property on 7/10/2022 so you should have known for over two months before check in that tenants are responsible for the removal of all trash. As to the "moldy smell" I cannot comment as the home is inspected regularly and I can assure you that there is no mold in the house so I am not sure what caused an "allergic reaction". An early check-in was granted at your request and you were not charged for any utilities which is typically the tenants' responsibility.

Very nice!

Beautiful, quiet, upscale neighborhood with great access to beach; close to town. The heated pool was wonderful and the gardens are very nice. Some of the furniture needs replacing (rusty table on deck, rotting teak furniture by the pool). The windows in the twin bedroom were dirty. Wire hangers in closets with many plastic dry cleaning bags; old pillows piled on closet shelves emitting musty odors were unappreciated. The family room chairs need to be replaced. But the kitchen was clean and nice; great appliances and beautiful granite. Sturdy composite deck on upper level with lovely breezes, surrounded by mature trees. We saw a hummingbird in the garden! Overall, we liked the place very much and had a wonderful time there for a long weekend. We would definitely go back!

Amazing montauk stay

This is now our third straight summer renting this property, and we absolutely love it. The location is perfect and the house comes with a beach parking pass/key to a private ocean front beach. The house is always perfect on our arrival and communication with the owner/house manager during our stay is very easy. We can't wait to come back next year.

Hidden Gem in Montauk

This house is in an excellent location, perched high in hither hills. The house itself is sturdy, with 3 nice bedrooms. It could use a little TLC, with noisy screen doors and bulbs out but it is a nice house.

Great family beach house

We loved staying at this property. The upstairs common space is open and bright, but surrounded by trees for privacy. My kids loved the pool and the it was great that we could turn on the heater as needed to warm it up. The beach is only a 1 min drive down the street.. definitely walkable, but with two kids and all the beach stuff, I greatly appreciated the beach parking pass. Downtown area was a nice distance away so it didn’t feel busy, but close enough that we could get there in 5 min by car for ice cream and other treats.

Montauk Family Weelend

We had such a wonderful time at this beautiful Montauk home. It was exactly like the pictures and we were all so comfortable. We came to Montauk for a family wedding and the house was in the perfect location to the wedding venue. We enjoyed breakfasts at the large table and sat outside on the deck and by the pool. Walking to beach was very easy. It was a great family weekend trip at a wonderful home.

Needed a Mental Health Break

Perfect short getaway from work, the stress of the pandemic, and having three college kids doing remote classes. House was clean, beautiful and perfect. Close to everything. I walked miles on the beach, saw a whale, and had some red wine on the deck. My kids fished all over Montauk between classes, tests and eating lobster rolls. I highly recommend this property.

A perfect stay

A beautiful, secluded property. We had a great week here, enjoyed the pool and the grounds. Grilled on the deck. The kitchen is very well-outfitted. The beds are VERY comfortable, the air conditioning is VERY effective. The house was very clean and there are plenty of beach chairs and towels. The beach pass is KEY! We've been going to Montauk for years and we've never enjoyed the beach as much as this week. Even at peak season, we saw only a handful of other people at the beach. Tricia was very easy to deal with, all communication went well. We hope to come back next year!

Ideal location and nice open spaces

The property itself is in a great location and set at the end of a road so you do have some privacy there however the backyard and neighboring backyard are adjacent - nothing inhibiting to our stay but something to take note of. Everything was well kept and the kitchen/living area is an nice open space on the second floor so you have nice views (you can actually see the water because of the elevation). Overall we had an awesome weekend and would stay again.

Perfect Montauk Home

We loved our stay! Montauk is such a magical place and the best part is having a quiet, spacious, immaculate and comfortable home base. The location of this Home is phenomenal! So close to the beach, town, Gurney’s and so much more! Harvest and Crow’s Best are a couple mins down the road and are two of our absolute favorite restaurants. If we stayed longer we would have made use of the grill and enormous open floor plan kitchen, however for a long weekend having these incredible restaurants nearby made a couple of perfect evenings. We would definitely stay again!

Reality check!

It's a clean house and they have a great set of pans in the kitchen. The pictures look beautiful, but it's taken with a wide lenses camera - it seems much smaller when you arrive. The fire place looks great too, but you'll soon discover (a couple of days before you get to the house) that you're not permitted to use it and a number of other things, like you'll be paying for utilities from your security deposit. It's an okay house, but I honestly think I can find better. Also, the pool will not be heated when you arrive and you'll have to wait a couple of days for it heat up (and you'll have to ask for directions first). If you are coming with 2 cars realize that you only get one parking beach pass. It turned out to be a nice vacation, but too many negative surprises in this house....

So sorry to hear that the house was not to your liking and not large enough for you and your group. However, to be perfectly frank, we were absolutely stunned to read your comments and references to “negative surprises”. As depicted on the website and stated in the property description, the house measures about 2000 square feet (excluding the basement) with 3 bedrooms and 2.5 bathrooms. There are no deceptive photos posted on the website. In fact, several people commented that the photos do not do the house justice and were pleasantly surprised upon arrival. Renters’ responsibility for their pro rata share of utilities is very clearly stated in the Rental Agreement which is provided to and accepted by the renter at the time of booking a stay, often several weeks in advance of the check in date. It is also standard practice with most Montauk home rentals. All residents of the Hither Hills section of Montauk are given ONE beach pass and key to the private beach parking lots by the Montauk Beach Property Owners Association (for a fee paid by the owner). This is clearly stated in the property description on the website. It is also clearly stated on the parking pass itself - BOLD letters – one pass per household. This rule has been in effect for many, many years now. The beaches in Hither Hills are private and the MBPOA issues only one pass per household to ensure that every resident of Hither Hills can park their car at their neighborhood beach. There is a heater in the pool. However, many renters choose not to use it during the heat of the summer. This is their choice and preference, not ours. It is beyond our control. To turn the heat on, simply turn the dial up to your preferred temperature setting and the pool will heat up in a very short period of time.
