Extra people over what is indicated on your reservation are at a rate of $500 per person per day. This includes kids and visitors not spending the night .


Guest Contract and House Rules
1. Check in is 4 P.M. and checkout is 10 A.M.

2. This is a NON SMOKING property .
2b Pets with a pet fee per each pet and agreement the animal is never left alone in the house without the owner supervising. If you leave the house for any reason the animal must be you. There are never more than 14 humans allowed on property.

3. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties and weddings of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form.

4. Nothing illegal is permitted and grounds for immediate eviction and loss of rents.

5. This is an enforceable contract between Guest and owner. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home.

6. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music should never be played so loud that it can be heard at neighboring properties.

7. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure.

8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an `as is,` `whereas, and with all faults` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, beach, amount of sand, access to public beach, noise from neighbors, street or construction projects. These are items that may occur during your stay and we have no control over. This is an active beach community.

9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (`Representatives`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties.

10. Guest will provide your clothing, food, spices, condiments, cooking oil, foil, plastic wrap personal hygiene products, disposable goods, paper/plastic goods. You might want to bring charcoal and firewood. If you use up the supply we start you with of paper towels, trash bags and toilet paper then you will buy what you need from the local stores. There are nearby stores to purchase all of these items.

11. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night.

12. Prior to your 10 am departure on day of check out, the home will be tidy and left in good condition. This includes all dishes and kitchen surfaces, taking out all trash from yard and home and placing in containers provided, sweeping all the floors and removing the sand, returning indoor and outdoor furniture back to where it was found, wipe up any obvious spills, stains. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged.

13. We have three parking spots

14. Terms and conditions: The terms of this agreement are: no refunds. There are no refunds, for any reason. Guest further agrees once any payment to retain the home has been made, the terms of this contract specify no refunds. Once Guest arrives at rental property, Guest agrees they must inform manager in writing of any condition or listed amenity that needs repair or does not meet with their expectations. Guest agrees manager has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, guest agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Guest further agrees the beach and ocean are an ever changing environment. There are no assurances made about weather, beach, level of sand, water, waves or access to the public beach.
Since we have a no refunds policy, we suggest you purchase travel insurance for a variety of protections. Guest agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking. Tides change daily as does the condition and appearance of the beach.

15. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,complaints and delivery of replacement items. We will make every attempt to notify guests prior to any emergency repair, inspection or replacement.

16. Guest agrees to protect furniture and bedding from damages. You may want to toss a beach towel on the sofas if you think you might stain them.

17. This is a beach community with all the typical nearby activities, close proximity of homes and people. We can not predict or control if there will be noise from nearby. That includes any

Very nice stay, that’s roomy with complete privacy. House has beautiful features and the private beachfront is truly “yours”. Would recommend and will look for openings when back in town.

This place was amazing. Totally upgraded and perfect for the kids to play in the sand right out back but not need to lug all the toys to the beach. Lots of space and everything was amazing. We did have a few ants in some of the cabinets but it’s to be expected at the beach with food around. Overall would totally stay here again and plan to look for future open dates!

The property was as advertised but the host decided to charge me 200 for a "repair" of a stove knob that was already broken. When I inquired why, I did not receive any reply. Do not stay at this property or any of the other properties that are associated with this host as they will nickel and dime you.

Property was clean, ocean views from all three floors.Ants were a problem on the main level kitchen and the bedroom. I’ve stayed on the beach before without the ants. This was stated the night before that ants were a problem. Seems to be a bigger problem than expected. The bathroom sink on the top floor was leaking around the faucets. I believe another one was leaking as well .The top floor was the best and very comfortable.

We have been coming to Oceanside for the past 12 years on vacation. This was one if not the best house we have stayed in. It had just recently been remodeled so everything was new. It was very well up kept and very clean. The rooms were big, had very comfortable beds, with very large tv's in every room. But the best thing about the house were the views of the ocean. The two balconies and bottom patio had excellent views of the beach along with the numerous windows on all three floors. We are already planning to come back to this same house next year. And a big thank you to Kim, she was available every time we called her for minor things and took care of it right away.
