9BR Provenance Manor – Weddings, Gatherings & Bourbon Experiences

Gather in a historic country house, celebrate among the rolling grounds, or discover the story behind a bourbon selected together.

At Provenance Estate, your stay centers on a private nine-bedroom Georgian Manor House within a 121-acre working farm and bourbon estate near Middleburg. The setting brings together Virginia’s Hunt Country, historic architecture and the experiences of Middleburg Barrel Company.

Whether you’re planning a family escape, wedding weekend, milestone celebration or corporate retreat, there’s room to spend time together—and space to enjoy the countryside at your own pace.

The Manor House

Your group has private use of the Manor, accommodating up to 18 overnight guests. Other visitors may attend bourbon experiences in separate estate spaces; the Manor remains yours alone.

Gather in the living and dining rooms, browse the library, play the piano or share a meal prepared in the fully equipped residential kitchen. The basement recreation area offers ping-pong and shuffleboard.

The kitchen includes cookware, dishes, utensils, a pod-based coffee maker with pods, pantry basics and non-alcoholic beverages. Bed linens, bath towels, basic toiletries, a washer and dryer are provided.

Outside, enjoy the stone terrace, outdoor seating, fire pit and propane grill, with propane supplied. All indoor fireplaces are wood-burning and available for guest use, with firewood provided.

Nine bedrooms and 5.5 bathrooms

The Manor has ten beds: four kings and six queens.

- Second floor, left: Bedrooms 1 and 2 each have a king bed and private en-suite bathroom.
- Second floor, right: Bedroom 3 has a king bed and queen bed; Bedroom 4 has a queen bed. Both have separate hallway entrances and share a Jack-and-Jill bathroom.
- Top floor: Bedrooms 5–8 each have a queen bed and share a bathroom on this floor.
- Basement: Bedroom 9 has a king bed and directly connected private bathroom with a walk-in shower.

There is an additional half bathroom on the main floor.

The rear basement entrance provides step-free access to Bedroom 9 and its bathroom. Upper-floor bedrooms require stairs. Maximum overnight occupancy is 18 guests.

Weddings, gatherings and retreats

We welcome weddings, receptions, rehearsal dinners, family gatherings, milestone celebrations and corporate retreats.

The estate offers outdoor settings alongside the Great Hall (Long Barn), an all-weather indoor facility. The estate’s event capacity is 200 guests, indoors or outdoors. Vrbo’s event-attendee field displays a maximum of 99; please message us through Vrbo before booking a larger gathering so we can discuss the arrangements.

The Great Hall offers Wi-Fi, an area for food-vendor setup, space for a DJ and a bar counter for your chosen vendor. Ample designated onsite parking is available.

You’re welcome to select your own vendors. We can also share our preferred-vendor list of companies familiar with the property.

Tables, chairs, linens, catering, décor, sound systems, microphones and other event rentals or services are arranged separately. Outdoor tents are permitted, with tent rental arranged separately.

Lodging and event pricing

The Vrbo accommodation price covers lodging. Hosting an event carries a separate Event Day fee, which includes use of the Great Hall.

Fees are based on the maximum number of attendees present at one time during each calendar Event Day:

- Up to 50 attendees: $3,675.
- 51–100 attendees: $5,775.
- 101–200 attendees: $8,400.

Additional gathering days are priced separately according to attendance. Several wedding activities on the same calendar day count as one Event Day. For example, a rehearsal dinner and wedding on different days are two Event Days. A casual meal shared only by the overnight group is not automatically an additional Event Day.

Discover the estate’s bourbon experiences

Provenance is home to Middleburg Barrel Company, where selected bourbon continues aging in Virginia. Guided, small-group experiences invite guests to taste, explore and select bourbon with a story of its own.

Optional offerings include:

- Private Bottling Experience: Guided tasting and selection for up to eight participants, including 12 bottles of your chosen Provenance bourbon.
- Shared Cask Day Experience: Private tasting and barrel pull for up to eight participants, a curated lunch and approximately 72 custom-labeled bottles.
- Barrel Selection Overnight Retreat: A separate package combining private barrel tasting, chef-prepared dinner, overnight accommodation and 144 custom-labeled bottles.

The Private Bottling and Shared Cask experiences do not include lodging. The Overnight Retreat is a distinct package rather than an experience automatically added to a standard Vrbo stay.

Optional culinary experiences

Bring your group together over a chef-prepared dinner, bourbon-paired meal, chef-guided tasting or cooking experience.

Culinary and bourbon experiences are optional, separately priced and subject to scheduling. They are not automatically included in lodging or Event Day fees. Message us through Vrbo to discuss the offerings that interest your group.

Privacy and estate access

The Manor stays private to your lodging group.

Other visitors may attend bourbon experiences elsewhere on the working estate, but those activities take place in separate spaces. An unrelated group will not hold an event in the Great Hall during your Manor stay.

Great Hall access is available only with separately arranged event use. Guests may enter the tasting room and barrel houses only as part of an arranged, guided experience.

Enjoy walks around the pond and along the trails. Swimming and fishing are not permitted. Guests may feed the resident animals after checking with the estate team about suitable food.

Practical information

- Check-in after 4 PM; checkout by 11 AM.
- Self check-in, with arrival instructions provided through Vrbo.
- Primary renter must be at least 25.
- Up to two dogs or cats, each under 50 pounds; $100 pet fee per stay. Applicable assistance-animal policies are separate.
- Smoking is permitted in outdoor guest areas and prohibited indoors.
- Wi-Fi is available in both the Manor and Great Hall.
- No travel crib, Pack ’n Play or high chair is provided.
- Exterior security cameras monitor the entrance and backyard; none indoors.
- Working smoke and carbon monoxide alarms are installed.

Planning your celebration

For events, alcohol service ends by 10:30 PM, music by 10:55 PM, event attendees depart by midnight, and cleanup finishes by 1 AM.

Your group and vendors arrange event setup, breakdown and removal of rentals, decorations and event trash. Lodging cleaning does not include event breakdown.

Gatherings of more than 20 people outdoors or inside the Manor require portable toilets when the Great Hall is not reserved for that gathering’s use.

Private celebrations must respect the estate and surrounding community. Disruptive or open-invite gatherings are not permitted.
