Little Oatlands is an historic 180-acre estate located amidst the rolling fields and woodlands of the famed Virginia hunt country between Leesburg and Middleburg.
The property features a six-bedroom, five and a half bath main house equipped with central air, WiFi; a tennis court and swimming pool (unheated, closed between late September and mid-May); extensively landscaped lawns and grounds; and an award-winning two-acre formal garden.
The property is situated at the top of a gentle rise, affording sweeping and beautiful views of the surrounding countryside. It is conveniently located near restaurants, shops and other amenities of the historic towns of Leesburg and Middleburg; a thirty minute drive to Dulles International Airport; and an hour's drive from Washington, D.C.

Property is beautiful! We didnt spend much time there because we had our daughter's wedding at Stone Tower Winery right down the road. It was a place big enough to sleep our entire immediate family!
Incredible property. If anything the listing understates the charm and beautiful setting of this historical estate. We spent a week at the estate as our home base for my daughter’s wedding in Middleburg. The grounds and garden were a photographers dream.Thanks for the overall experience at Little Oatlands.

The room over the kitchen was freezing (broken window) the bathroom had many stains in the toilet and sink. The whole place needs some upkeep and investment in repairs and new furnishings. The location and outside was gorgeous
During sweltering days in DC, we enjoyed serenity in the shade of Little Oatlands. Mornings enjoying coffee on the porch were one of our favorite moments as well as an afternoon swim. It was our second visit to this historic property and the magnificence of the surrounding land is truly unparalleled in this day and time. Prepare to wander.

My family and I had a wonderful stay for Thanksgiving. The house truly feels like a home and the property is stunning - so many beautiful walks to do straight out of your front door. Much of the furniture, including the mattresses, is old and not necessarily the most comfortable, but the rest makes up for it.
Our extended family stayed here during a wedding at the adjacent Oakland’s Historic Garden. We really enjoyed the pool, the garden, and the large lawn overlooking the property. The home has 6 bedrooms and two kitchens providing plenty of space for family and visiting guests.
We had an amazing stay at Little Oatlands! The property is a dream — every room is beautiful from the furnishings to paintings to the views, and the extensive grounds are absolutely unmatched. Kim was extremely helpful and responsive throughout the rental process and while we were staying at the property. It’s perfect for a family getaway, reunion, or wedding, and we couldn’t recommend it enough! We can’t wait to return!
The property is quite lovely, surrounded by the rolling hills of western Virginia. The house was perfect, a lot of space to spread out if needed. We spent our evenings on the screened in back porch.
The pool and gardens were an added bonus. Every evening the neighbor cows would graze along the fence line- just a lovely get away from the City!
The property was beautiful, beds very comfortable, house well appointed with everything you need. Three main bedrooms upstairs were very close and comfortable. Air conditioning for this area worked very well. The queen bedroom on main floor is associated with a different air zone and it never reached below 76 degrees. Back double bedroom is very far from the rest of the bedrooms and is not air conditioned at all and as we stayed during a hot stretch it was unusable. Pool was so nice and fun to have. The owner was in constant communication with everything we needed. If you are a history buff this is the place for you- very cool place
This property was perfect for our family reunion, in conjunction with a wedding in Middleburg. The house was interestingly rambling, and had perfect spaces for everyone who came. The grounds, garden, and swimming pool were cherries on top! It was the perfect setting for a large gathering, with plenty of spaces for different activities and conversations. Such a unique property!
Little Oatlands was the perfect spot for a family gathering/vacation. The pool and the garden kept the children who were with us (ages 5 and 2), entertained for hours. The "toy closet" has a generous supply of tennis balls, rackets, plastic baseball bats, and basketballs. The fire pit served us well for roasting marshmallows. The house was spotless upon our arrival. We highly recommend this spot and hope to return next year!
We booked both houses for a family stay for a local wedding. I booked 3 days before and 3 days after thinking that we would explore the area's history. The estate offered so much for our family that we never left. The swimming pool, the english walking garden, the tennis/pickle ball court, the two porches kept us entertained and busy. It ended up being the perfect place for us all!
The house and property was the perfect size for our family gathering. The kitchen was a good size for the amount of cooking that was done. The air conditioning was not working in that section of the house, so it was very hot! We did let the owner know and they sent an HVAC guy, but he was unable to fix it. We had brought some extra fans with us to help cool the area down. The pool was a great touch for the weekend because of the heat. The furniture is very worn, I know the owner wants to stay with plantation feeling, but the house does need some TLC. Having a bathroom for each bedroom was a plus. I would recommend this house, but just know that it is older and not every plug is in working condition.
Little Oatlands was the perfect place for our outdoor wedding and we’re very happy we chose it.
If you are planning to do the same, and have family stay in the guest house for the weekend, read the contract *carefully*. We skimmed it and failed to realize that you’ll need to take all trash bags to the dumpster by the barn and strip all of the bed sheets and put them downstairs, etc…
Quirky place for a stay, outdoor space made the visit
We had a great time here, primarily due to the size of the rental and the ability to host our large group relatively (25 min) close to the events we were there for. The out door spaces such as the pool and the formal gardens are great. Having a tennis court and equipment was something we enjoyed tremendously.
The house is lovely, but a bit careworn-- for instance one of the chairs on the screened porch is kind of worn through in the seat, and should be replaced/repaired. A bit of updating furniture could help with the value of the rental.
The grounds are amazing, and the house has all the charm you could want. Very cozy and every or nearly every bedroom has an en suite, which is remarkable for a home of this age. We spent two long days by the pool and playing tennis, ending the days with a walk through the garden and marveling at the expansive views and chatting with the grazing cows as the sun set. We enjoyed every minute. There was a major storm headed to Leesburg on the eve of our check in and it was handled perfectly - checking on us, letting us know where candles were in case of power outage, and offering a rescheduling of our stay if needed. I have already recommended it to friends! Thanks for a great stay.
Our family loved this property! perfect amount of room for our group of 11! BEAUTIFUL home and all the ammenties. Kids loved swimming and playing tennis. Also played some board games in the evenings. We also had big family dinners candle lit at the dinner table. That was a personal favorite of mine! We didnt get to spend much time at the house as we were traveling to dc quite a bit. We also took the metro which turned out so much better than driving! Went wine tasting and didnt realize Virginia doesnt have sweet wine like our state of Oklahoma lol Thank you for letting us stay!
