About the area: This is a secluded peninsula adjacent to historic Washburn Island and Waqouit Bay. The peninsula runs ~ 2 miles long. Many fun things to do here: kayak, swim, bike, fish, boat, walk, lounge! The optional community clubhouse is open during the summer season & provides a terrific private restaurant, bar, heated pool, live music, and game nights
BEDROOMS: The master bedroom has a queen bed, the second room has two twin beds, and the third bedroom has a twin trundle bed. A playpen is stored in the closet.
FAMILY ROOMS: Recliner and smart TV in both living rooms. The den has glass sliding doors that overlook the private patio.
FULL KITCHEN with the comforts of home (full-size appliances and kitchen necessities included)

BEACHES: the resident association beach is a small & protected area by the bay, near Washburn Island. Great for young kids! Public beaches are just a 10-minute drive away.
STOCKED SHED: We store items for your convenience - beach chairs, umbrella, games/toys, beach cart, life vests, bikes, and child scooters. We do our best to maintain these items between tenants - no guarantees. The kayak is at the ramp just 100’ from the house.
NEARBY: Proximity to Waquoit Reserve, Mashpee Commons Shopping areas, Falmouth Center boutiques, Cape Cod Winery, Bad Martha's Brewery, Farms, Bike Paths, and close to steamship authority, golf courses, marinas/boating, shopping, the movies, and more!
COMMUNITY CLUB OPTION: Avoid Cape Cod traffic hassles and the long restaurant waits, and use our club! It has a great restaurant and a diverse menu/bar, live music (check schedule). The heated pool is generally open from late June to mid-August, and the schedule is published daily.

My daughter and grandchildren and I had a wonderful time in East Falmouth. The house and fenced in yard was perfect for us. And everyone enjoyed the association beach too.
Great house, very clean, well equipped kitchen. Spacious back yard, the shed has beach chairs and lots of beach toys. Perfect location to private beach. Having access to the club house pool was a huge bonus.
Beautiful home and close to beaches and pool. The two living rooms definitely was a plus with adults and teenagers having their own space. The bonus was the hammock in the back for an afternoon nap if you got too much sun. Left my air fryer there and hope someone appreciates it
My family and I had an amazing time this week greatly in part because of this beautiful home, its cleanliness and location. And access to the club was a success!!! The host was so helpful and thorough, making it extremely easy for me to plan my week. I will be sure to stay here again!!
House was exactly as described. My family and I had a fabulous time at the beach and kayaking around. Memories of a lifetime. We even arrived early and ran into Melanie at the club and she let us check into house a few hours early.

This house was by far the most well equipped than the houses we have rented in the past. The hosts Melanie and Michael were super in answering all of our questions and very welcoming!
Location:
-Walkable beach and outdoor shower, perfect for young kids.
-Many other rentals available in neighborhood. We vacation in the cape with 4 other families and being able to all rent our own 2-3Br homes in short walking distance is very convenient and fun.
-Quiet streets without heavy traffic
-Convenient driving to anything else you want on the cape
House:
-Very clean home and nicely landscaped outdoor space.
-Outdoor space is fully fenced in, another big advantage for young kids
-Beautiful patio and outdoor eating area
Overall: great value, highly recommend.
The house was just as described, very clean & spacious. We had a great time going to Old Silver Beach during the day & to visit family for dinner. The house came with bikes, beach chairs, cooler, beach toys etc..everything you need for a fun day at the beach. The beds were very comfortable & closets had plenty of room to hang up clothes or you could use the bureaus in the room. Outside is set up nicely with a table & chairs to sit outside for dinner or you can sit around the fire pit (which has chairs also) and make s’mores. Overall we had a great vacation & plan to rent here again next year.
We had an excellent stay at this property. I really don’t think the pictures do it justice. Michael and Melanie were very attentive hosts and gave us a ton of helpful suggestions and guidance as it was our first stay on the Cape. The house had everything you could possibly need, a little personal touches did not go unnoticed. The blackout curtains and comfy beds made sure that my family got a good nights sleep after long days at the pool and beach, or just exploring the area .The location to the beach was so close, the private beach was absolutely amazing. So calm, a great place to read a book and if you have young ones it feels super safe. Falmouth is a beautiful town and there is lots to see and do. Smittty’s ice cream nearby is a must. I highly suggest taking advantage of the pool option, as they serve lunch and beverages by the pool and we are able to spend plenty of days there. I felt very safe in the house! My kids even found some stuffed beanies they played with during our stay. We are hoping to return next summer and would highly recommend this location/house/host to anyone looking.
From our initial inquiry about renting, to the time we checked out, Michael and Melanie were great hosts. They were always very responsive to any questions we had and even checked in with us a day after our arrival to see how things were going. The home is the perfect size for 6 and is comfortable, inviting, and relaxing. It was nice to have all of the amenities such as the washer/dryer, the kayak, and bikes and we enjoyed the outdoor games they had and the hammock. The house had everything we needed and we appreciated the the little extra touches such as the power strips which seemed to be strategically placed and the accessories charger.
We purchased the pool pass for the week and it was definitely worth the money. It was just a minute's drive away and there was plenty of parking.
We will definitely rent from Melanie and Michael again and recommend staying in this home!
We had a great time staying here! It's your classic MA beach cottage. There was plenty of room for the four of us (two adults & two toddlers). The yard and shed full of beach toys & games were great! It was a short walk to the private beach. Since we have small kids, it was perfect for us. We also paid the extra money for the pool club. The restaurant was SO GOOD and the pool was great. My kids love to swim so it was great to take them to the beach during the day and then do the pool in the late afternoon/evening.
The neighborhood is very cute and has a lot of families.
The one thing I didn't see in any other review is you have to bring your own sheets & towels (or rent them). I've been told that is pretty standard for the area, but it's not something I've experienced before. It's clearly stated in the listing & Michael and Melanie communicated that to us as well.
Owners were very communicative and responsive. We would definitely stay here again.
Melanie and Michael were communicative, responsive, and helpful. We lost power twice during our stay and they called the power company to ensure power was restoration times and checked to be sure we were doing well. The location is close to many nice places to visit if you don’t mind 10-15 minutes of driving each way. The local beach is quaint and young children might like the water play. Our children preferred larger beaches nearby. We enjoyed our week here and the kayak to paddle to Washburn island was a definite bonus. Overall, the house was rough around the edges. Our son has food allergies so we have to cook most meals and this kitchen was a challenge. Many of the dishes hadn’t been used in a while so we had to wash them first as they were a little sticky. and the house had a musty smell. All said, we would book again but would look for a more convenient location first.

With respect to humidity and allergies - Cape Cod and seashore peninsulas are generally high humidity zones and this summer is worse than most. For future, setting central AC 70-72 (shutting doors/windows) helps mitigate the stickiness or moisture levels. For future rentals we do run a Dehumidifier in the basement 24/7 and change the AC filters in mid-June (before our rental season begins).

The house is perfect! It is situated in a beautiful neighborhood and a quick walk to the neighborhood beach. The house was updated and had all the necessities you would need in the house as well as for the beach. The fenced in yard was a plus for our 2 toddler boys to run around and play. Nice patio, outdoor shower, grill and fire pit are also great. There is plenty of room for parking. Bigger beaches and downtown Falmouth are a 10-20 minute car ride away. Tons of stores and restaurants in the area. We paid for the Sea Coast Shores Club House, but never had a chance to go down and use the facilities there. Between going to the beaches, exploring all Falmouth has to offer and taking long walks around the beautiful neighborhood, there was no time left for us to check out the clubhouse. The owners of the house (Michael and Melanie) are great! They communicated promptly to any questions we had and also notified us that the house was available for an early check in. All in all perfect house, for a perfect vacation! We will definitely rent this house again! Thank you Michael and Melanie!
This is the second time we stayed at Melanie and Michael’s home. Our stay was comfortable and roomy, the kayak was fun to use, and a short walk to the beach was convenient.

My husband and I just returned from a 3-night stay and had such a fabulous time at Michael and Melanie's cottage! The check-in process was easy and the beach house was spotless when we arrived. The cottage is fully stocked with everything we needed. The beds were very comfortable and the out-door shower was perfect for after the beach. We rode bikes on the Shiny Sea bike path, took the kayak out several times and had a beach day at Old Silver. The private beach is perfect for little ones. Within a short walk, you can see the sunrise on one side and the sunset on the opposite side. The location is perfect, much to do within a short ride including the ferry to MV, the Cape Cod Winery, Mad Marthas Brewery, Seafood Sams, and the Flying Bridge to name a few. There is also a fish market down the street and Moonikas, a local breakfast place that is so so good! We certainly made the most of our time and would absolutely rent this cottage again. Thank you M & M for hosting us!
We had an amazing time staying at Melanie and Michael's home in East Falmouth. We traveled to Cape Cod from Maine with our three year old son, as well as my husband's sister, her husband, and their two year old son. The home was incredibly clean and perfectly appointed for our two small families. Each couple was able to have a sizeable bedroom, and the kids were able to share the bedroom that had a twin trundle bed.
The two living rooms provided ample space for us to spread out, watch a movie on a rainy night, play games and puzzles with the kids, and not feel cramped. The kitchen was well-equipped with everything we needed for a week away from home as we love cooking and spent most nights having dinner out on the beautiful back patio. A bonus for us was a fenced in yard for the kiddos where they could ride their scooters in the driveway, swing in the hammock, and play.
We loved that Melanie and Michael offered us a guest membership to the Seacoast Shores Association club house and pool. We often spent mornings at the local Association beach or another area beach, and then afternoons relaxing at the pool with the kids.
The temperature was consistently in the high 80s and 90s when we were visiting, and having central AC at the house was such a treat as we knew we had a place to escape the sun when we needed to.
In addition to their beautiful home, Melanie and Michael were so responsive to my many questions ahead of time. They were always quick to respond and offered some great suggestions to us as we planned our week away. Melanie also made a point to check in with us about how things were going and was responsive when we had the occasional question during our stay.
I can't recommend this home highly enough and we look forward to renting it again in the future!
