Due to the size of the home and the expense involved in tracking inventory and replacing items, the owner charges $250 plus the replacement cost if a material item has been verified as missing from the home. As such, broken items remaining in the home will not be charged the $250 fee nor will this $250 fee be charged if the guest informs us of having removed the item prior to our discovery. Replacement costs are charged for all damaged or removed items. "Materiality" by way of non-exhaustive example, would apply to a remote control, phone charger, linens, household good inventory. We also ask guests who check in on a Thursday to pull the trash bins to the curb for collection, and also bring them back into the garage Friday morning or afternoon after pickup.

Tons of space for lots of people. Plenty of bedrooms and bathrooms so everyone in the family gets their own space and privacy. The beds were comfortable and the bedrooms warm and cozy in the winter. There were desks and work spaces everywhere. The kitchen is huge and very well equipped for almost everything, including an electric hot dog spinner which is very handy. It was christmas time; we had some dinners there and the house has plenty of table space to sit and share meals. We were able to use the garage for one of our cars and that was nice in the cold weather; we had a great stay and i would recommend this place for a big group or family.
Very nice and courteous host. Overall served our purpose well. Safe neighboorhood with easy access to where we needed to be.Lots of clutter, felt like owners left quickly and forgot to clean up. One of toilets was clogged (we used a plunger) but pretty gross to come into. Also a smoke detector battery was low and we had to replace the battery to make the beeping stop. Outside lights made it hard to see front door at night.Plenty of space with 6 beds (we used 5 of them).

Nice property. Could use a few simple repairs... Enjoyed ourselves. As a home the place is fine. As a rental , these things, (carpet cleaning, fridge door, no toilet paper holder in a bath) need fixing.
Overall, the house is beautiful and had plenty of space for our group.
The listing notes that there's a pool table in the house, but there was not. The overhead fan in the master bedroom was very loud and the room was stuffy without it, so we slept in the theater. We could only fill the spa tub about an inch above the jets before the running water turned cold, so that was a short experience.

We had a wonderful stay in this home. There were plenty of sleeping spaces for each guest to have their own room. Beds were comfortable. Bathrooms nice. All of our needs were met. We had a very comfortable stay. We had adults and babies. A family with toddlers or small children might find the home to have some breakable items that would need diligent supervision. We stayed in the heat of summer and the air conditioning seemed to have a hard time keeping up in some rooms. Be prepared to sleep warm if it is really hot outside. The neighborhood is quiet. The yard of the home is peaceful and green. The home is a home and seems well loved and lived in. Not a show home that is in pristine condition. Would recommend to friends and stay here again.

Outdated and owners should bring in their own garbage cans.
As explained in my initial application, we were gathering to honor a family member who passed in July. This house was large enough to accommodate all who came from out of state, as well as some more who live locally. During the check in with Adam, he asked the 75 year old widow to bring in 3 garbage cans from the curb in the dark (really?!). The house needs some updating, looks frozen in the 70s. The carpeting was dingy, especially on the stairs. The walls need a new coat of paint, especially the main floor bathroom. It's good that no one was cooking, as the most of the kitchen cabinets were empty. One guest found the middle bedroom downstairs so uncomfortable, that she had to switch rooms. We couldn't go on the deck as there are warning signs saying that for over 8 people, this wouldn't be safe. I let Adam know that none of the outlets in the 5 bathrooms worked. He said that they were "wonky" and told me how to fix them. Though I appreciate his apology, if he knew that they were "wonky", why haven't they been professionally fixed? Why weren't they at least checked before we arrived? I can't recommend staying here for the price they are charging.

When I review properties I give details that I wish
I had known, especially since we have infants to
6 year-olds. Read on if this property is the one
you select. It was our best choice for after-Christmas.
Pictures depict the house realistically. Location is great, just a mile from I-270, 10 minutes to a grocery store.
Owner and support staff very responsive. Excellent neighborhood. Good floor plan. Nice kitchen. Parking for 6 cars in the driveway and one in the garage. Big backyard. House was very clean. Nice theater room and family room on the lower level. Perfect for the grandchildren. Beds, closets, bathrooms all good. All bedrooms are very large size. Two bedrooms upstairs connect with master bath. Parents in one room, child in other room. Mid-level: One bedroom with it's own bath, 2 other bedrooms share a hall bath that has a bathtub. There is a room on the lower level that has a bed and there is a half-bath in the theater room. We are very used to vrbo properties being on target for all the minor details. Following is a list where this property missed. There is no house-binder with information about the home or surrounding area. We were aware of the previous reviews on the refrigerator and were diligent in making sure the door was closed. We still had aggravating performance: went to 50 degrees so we had to throw out meat - staff replaced meat and delivered a cooler with ice. Two days later, refrigerator went down to 33 degrees and froze our spaghetti. We had to keep a towel on the floor because it leaked. Put items in mini-fridge at bar downstairs. Toilet paper was one-ply so we bought our own. One smoke detector in downstairs bedroom was taken apart. Be absolutely sure to put the dresser that is in the upstairs child's room flat on the floor since it is not attached to the wall and is a definite hazard for children. There are only 12 glasses in the kitchen. But I always bring plastic cups and plates for the kids. I left some plastic bowls for children at the house. As they say, it's all in the details.

Ruth and company were delightful guests.
After they had formally made their reservation , we allowed them to view and tour the property. This gave them all the details they needed to enjoy their stay which they were most pleased to be able to extend.
After they they did the below we gladly helped them replace their food to ensure a positive experience for all. We do regular system checks and even place a thermometer in the back of the fridge for accurate readings - Ruth moved the thermometer and therefore with all the open and closing for A large group they didn’t realized they had effectively placed the thermometer as if outside the fridge whole the interior itself when closed was in the 30’s. We didn’t have the heart to tell them that so we just covered it for them and let them enjoy the trip.
They are welcome back anytime!
We had 11 people including 3 year old. The place was perfect. Large kitchen with everything we needed for Thanksgiving dinner (well except the food).
Every room was clean. We’d stay again for sure and highly recommend!!

We enjoyed our stay and the peace and quiet of the home was delightful. Close to I-270 and many restaurants and grocery stores but beautiful secluded neighborhood with mature trees and quiet streets. The property managers were very responsive to our needs. Beds were comfortable and the home is well laid out for large groups with plenty of baths and bedrooms. Family gathering
The location was very close to a family member’s home, which was my first criteria. It was also very large. Online listing said it could sleep 16, however paperwork at check in said 10 overnight guests were allowed. That wasn’t a problem for my group but could have been.
The house is very large and has a couple big rooms which is what we needed. However, overall the house is dated and a bit worn as other reviewers have noted.
It served our purposes for the weekend we stayed.

Wedding event in St. Louis
We had a group of 9 adults attending a wedding in the area and this property was large enough to accommodate our group. When we arrived, there was someone there to check us in but we did not go through the home to inspect it. The home was not clean by any means. My daughter and her husband found a used band aid in the shower and there were clumps of hair on the floors. Overall, the home was not clean - dirty mirrors in bathrooms, expired produce and other food in the refrigerator and most disgusting was when we stripped the sheets per their request at the end of our stay, there was an old blood stain on the mattress pad in the master bedroom. The owner was not flexible to extend our check-out time by 1 hour and stated it was due to Covid and the need to clean even though there were no guests checking in after our stay. This was fine as we certainly understand the Covid environment but just want you to be aware. The house is large and it worked for our stay but beware of the cleanliness.

Thanks for your stay - A few corrections. It also seems that you would like us to add a late checkout option which we may do when it is possible.
1) Dean came early before cleaning was completed at his own request even though we were observing COVID protocols. The large group released our cleaning staff early based on their requested early arrival for which he thanked us at the time. We had offered to come back but were never called . There were no clumps of hair -
That’s just false - we have 3 robot vacuums whirling through the home and professional cleaners.
2) we were unable to accommodate late check out that day . Frankly, I am a little surprised at Dean for complaining about this given he required early check in for himself knowing what stress that puts on the cleaning operations.
Our staff is always extremely accommodating.
3) there were berries left on a mattress cover. We did not charge Dean for this.

We were required to sign a 30 day lease to stay here. Then we had to wait 30 days to get our deposit back. To get around the law. This was a year ago. Go somewhere else. The house was fine, nothing nice about it.

Janet stayed at the home more than 1 year ago. During her stay, the City did not allow for short-term stays which Janet sought. To help Janet stay at the property, the long-term tenant subletted her the property and ensured she could stay without being forced out by the city. (Janet bore no cost.)
The law in the city has since changed and with proper oversight allows HomeAway to operate without 30-day leases. (Thank you City!!!)
Janet also received a full refund of her deposit according to the terms and conditions only of HomeAway which automatically releases the deposit at a specific time.
We wish Janet had more to say about the house as our five-star ratings show instead of focusing on institutional issues.
Recent reviews more accurately reflect the state of affairs and our commitment to five-star ratings!!!

Outside condition of property unkept Floors and carpet not very clean
Side by side refrigerator doors had to be clamped together with Channel lock pliers because seal on frig was broken. Think about a group of people having to lock and unlock a frig every time they used it during the day😖. Kitchen was not well equipped. The place had an awful odor, like someone dumped a box of nasty smelling carpet cleaner all over but didn’t vac it up. We had to sign a document stating that we were renting the place for two months then sign another document that released us of that document when we were originally scheduled to leave (Very weird).
This is the first time I rented on VRBO. In the future I will take notice of a few more things, like more reviews and more pictures. Thank goodness the beds were comfortable and they had a ping pong table in the finished basement because those were the only good points to this property.

I stay positive with tenants, so I will add a little flavor to what are otherwise unfair characterizations based on Susan's bizarre actions as a "first time renter".
Susan asked, like many tenants do, to come early and not have to pay for an extra day. I respected her effort, however, after she was told "no", she called again to ask a different person the same question expecting a different answer. She refused to believe that she could not come early (it was actually occupied the prior night). Having again being told "no", Susan decided to show up early anyway!!!
Well, that may have accounted for the fact that we were still cleaning when she got there. Not to be deterred, Susan left her belongings in the house. We regularly leave immediately upon arrival so as not to interfere with the tenant or subject ourselves to accusations surrounding their belongings.
Susan further wished to avoid simple compliance with the law, however, we resolved that as well to everybody's satisfaction.
We have a carpet cleaner and we clean on a regular schedule. The kitchen is huge and well-appointed with a convection oven, 8-slice toaster oven, solid surface counters with a four-top Jenn-air range, built in filtered water system, dishwashwer, microwave, dishes, etc.
The seal on the refridgerator door sealing was weak when Susan arrived. We gave her a quick way of tightening it while we found a solution that would not interfere with her time.

Great place for a group!!!!
Our group of 10 found this house a good fit. It was spacious and there were a couple areas to gather as a group or corners to escape to for quiet time. The location was great for getting around. The quiet neighborhood is lovely and we sat on the back deck every day. In a very short time there was easy access to the freeway to go downtown. Within 10 min. you could find restaurants, groceries, drugstore, etc. The owner had an assistant who was always available for anything we needed and that was so helpful. We needed more time to use all the things the home had to offer. There was never enough time to use the theater room but a couple of us did manage to get a couple games of ping pong in. St. Louis is a lovely town and this home was the perfect setting. I would recommend it to anyone I know.

Wonderful house for large groups
We had 7 people staying in the house with more than enough space for everyone! The house is well equipped for entertaining as it has a movie room, ping pong table, large deck on back of house! The home is located in a very nice and safe neighborhood. We felt comfortable and safe the entire time we were there. The owner and house manager were extremely accessible and helpful during the entire rental process and also during our stay. I will definitely stay here again the next time I am in area!
