- The first $35 gate parking pass is included in the cleaning fee and covers the first vehicle. Additional parking passes are $35/vehicle. A $35 mandatory resort fee is included in the cleaning fee
- The community does not supply beach towels, and the towels supplied in the property are not for beach use. Please do not take the towels to the beach
- One set of bath towels is provided for guests. Please bring your own towels if you think you will require more
- A starter supply of paper towels, toilet paper, and soap is provided. Guests are responsible for providing their own after the starter supply has run out
- Due to liability issues, the resort won't fix the water connection to the fridge. This property does not offer an ice maker, but there are ice cube trays available to use

I love the location of this property. Fantastic reno in the unit we stayed in. Facility needed overall cleaning and updating, but I was comfortable, until I saw roaches. Two different times in opposite ends of the condo where my family was staying!

Convenient Location

We enjoyed our time at this property. Close walk to beach and pool. We ate in the restaurant on the property and it was very good. We used the tennis courts and loved it. Tips- the bunk beds are truly for little people, 3-9. Don’t forget your beach towels. There were plenty of beach chairs on the balcony of the unit, which is great, because you must rent the chairs at the beach. Also plenty of sand toys, boggie boards and a wagon to transport it all. You may want to bring extra bath towels if you have a full house. It is expensive to use the laundry area. $3 per wash, $3 per dry. Jeff was our contact for check in. He was very nice and helpful. Overall we had a wonderful time.

This property sleeps 7 only if some of the people are kids! The two bunks are very narrow. We made it work. The location is great!

First time in HHI

This was our family’s first trip to HHI. The condo had a great location just a short walk to the beach/pool. Very clean and well stocked! The first floor location made loading the car very easy. Great location and clean condo

We enjoyed our stay. The manager was very nice and easy to reach. The location was prefect and condo was clean. My only complaints would be that we had a limited number of towels. We had to wash towels and buy items such as toilet paper because there was not enough to last us the 4 days we were there.

Close to the beach and a great place to hang your hat

This was a really great place and super close to the beach. There was a wagon and chairs that you could borrow and they had a smart TV that was nice to watch in the evening. The only downside was that there was no washer/dryer in the unit, and you had to pay for the communal one down the hall.

Hilton Head Trip

We have stayed at this resort before but this is the best of the best. Furnished like home with all new updates. It’s extremely clean and newly painted. No need to bring beach chairs or wagon, it’s all furnished. Will definitely be our new destination condo. Thanks for a great time!

Great resort

Love this resort. Amazing food at all 3 restaurants. No need to ever leave. Condo was clean and updated. Only issue I had was that the pull out couch was broken and had tape all over it stating this. I never saw anywhere in the property description that it was broken. And the loving room TV and internet modem are connected to a light switch which took us a while to figure out. Wish it was labeled. Thankful for the beach wagon, chairs and umbrella there though!

Great locale, plenty of space for our group of 4, well stocked and clean. Only issue was the beach wagon had a broken wheel. Would recommend highly for a great stay in HHI.

Great stay!

Our family of five really enjoyed this unit. We have three small children, so the bunk beds and extra space in the great room for a pack and play were perfect for us. It was much closer to the beach than we anticipated, was clean and well maintained. The resort had activities each day which was an added bonus! The check in process was incredibly easy and we had no issues throughout our stay. Thanks for a great week!

Wonderful spot for a relaxing week

This property was perfect for me - I was there on a solo vacation in early May and the location (both the condo and the complex) were amazing. Very easy to get to the beach, safe and clean, with awesome restaurants on campus that I could walk to after a long day in the sun. Highly recommend.

Great place to stay

My husband and I stayed for 4 nights at this condo. Our only complaint (if it could be called that) was that on the morning of checkout, we were awakened at 8:30 by someone knocking on the door. When my husband answered it, the lady said she was just checking to see if we were still going to check out that day. We were, otherwise we would've paid for another day. Checkout time was 10:00; they could've waited till after then to make sure we had checked out. Other than our unplanned wake up call that day(and some sunburn), we enjoyed our stay. The beach was just a short walk from our building, as was the pool. The beach wagon was very helpful in lugging our stuff to the beach. The condo was clean and there were plenty of towels. We would stay there again.

Great Location!

We were very pleased with this property. It was great for our short trip to the area. The beach was beautiful and just a few minute walk. The pool was amazing. The kids loved it. I hadn’t stayed in the Folly Field area before but I’d definitely return. The only suggestion I have is to make sure the cleaning crew runs a swiffer under the chair and couch. It was very dusty/sandy under there. Everything else was perfect!

We really enjoyed our stay at Hilton Head Beach and Tennis

This place is great for families. My husband and 4 children all stayed in the unit and fit comfortably. The main pool is huge and in close proximity to the beach. The room itself is decorated nicely and has an updated kitchen with modern finishes. The bed which I believe is a full? is smaller than I’d like and the mattress could use a topper as it wasn’t very comfortable. I also enjoyed the beach wagon, chairs and umbrella that were available to use. My wish would be a spot in hall to keep these things so the sand didn’t have to get tracked through to back balcony. We loved the proximity of unit to pool and beach and the convenience of onsite restaurants. Overall, a great affordable beach unit and I would stay again.

The condo was great! Really close to the beach and the pool. It was clean. There was a wagon, boogie board, and chairs to use for the beach. The kitchen was stocked with everything you could need for cooking. We really enjoyed our stay and look forward to staying there again.
