Master king bed all new paint in the entire unit master has a brand new shower enclosure glass doors renocated master bathroom


Bedding: 1 king, 2 queens, and 2 twins
Brand new flooring on the first floor 11/2020
Loft unit in elevator building this unit occupies the top two floors of the building. Unit is in one of the beach villa buildings with an elevator
Bathrooms: 2 of the bathrooms have tubs and corian counters one has a large shower all are updated with glass doors not shower curtains.
This is an end unit so it has extra light, more quiet location and has views out to the gulf, beach and lagoon (since it is an end unit)
One of the showers is a custom designed oversized shower and has a granite sink area.
I provide all of the beach chairs, umbrellas, sand toys and cooler for the beach. Pool chairs and tables are provided at the pool as well as BBQ gas at the 3 grilling locations. I do not guarantee the umbrellas people break them

MAX 8 persons with one child on the sofa if needed or a child in a pack and play


YOU CAN USE THE FOLLOWING:
3 condo pools 3 BBQ areas All pool chairs, loungers and tables at the 3 condo pools since I own in all associations Courts are pay for play just as you would at the resort but ask to make sure not under maintenance if interested I do not guarantee them. Rates subject to change by the resort 5. All my beach items to include chairs(6 total) beach towels (one per person on the reservation) the umbrellas are not guaranteed . You can rent bikes, golf carts and other items of interest with local providers that are less expensive than you would pay with the resort You can walk to starbucks in the AM very easily as well as other restaurants and

Elevators are functional but I make no guarantees as if they will be working during your stay due to the fact they are mechanical items I will not do refunds if elevator decides not to work during your stay

Make sure to get travel insurance I strictly enforce the cancellation policy

Location was great. Loved walking the beach. The unit had old grounds in the coffee maker and the wall behind the kitchen trash container was splattered with old food and drink. The decor, specifically on the living room was '80s and worn. One of the yellow chairs smelled of urine and arm rests on both yellow chairs were filthy. The host stressed that only "starter" toilet paper and paper towels were provided... Not that we needed more for a 2 night/3 day stay... But felt like covid rationing. We had originally wanted to rent the second floor unit but were told no because of the length of time we were staying. So we had to pay more for the third floor unit. In the end the 2nd floor unit wasn't rented during our stay. Not sure if this is a common practice but it was not appreciated by our group. Communication from the host was terse and unfriendly. We would not rent from her again.

South Seas Captiva ‘25

Nice property. Comfortable, unit with great view and very convenient quarters for 6 adults and a 1 year old. Place is very clean and updated. South Seas making great progress in rebuilding their property. The vibe of the place is tropical, beautifully landscaped, great layout with access to pools and easy walk to a very nice stretch of beach. Not inexpensive but worth the price.

Elevator was out but as of two days ago it is back up and running the permitting had to be done prior to them allowing it to run again. They had to have it inspected after electrical work done.

Yes I always suggest to buy your groceries at the walmart on the way in from the highway. But if you need something quick it is good to have it close by. I think it depends on what restaurants you go to. The mexican place is really reasonably priiced. The bubble room is not but you are paying for the eclectic ambiance but one must expect that there. There are several other places that are really not bad and starbucks is the same pricing as my home starbucks so not any more expensive but I guess "expensive" is relative. hope to have you back

Excellent Stay & Beautiful Location

Our stay at South Seas was wonderful. It was more than enough room for our family of 4 and we really enjoyed the views, easy access to the beach and pool close by. The kitchen was well equipped so we were able to eat several meals, the restaurant's nearby were great, too. We really appreciated that the condo had plenty of beach chairs, beach towels, umbrellas, some sand/shelling toys and I want to mention the King bed was super comfortable! At the time of our stay, the elevator was not working but we made it work and that was communicated on the listing so it wasn't a surprise. Overall, we felt right at home and enjoyed our stay as a family.

Condo is as described with good beds and showers. The loft bedroom is open to the main part of the condo so you will hear whomever gets up first. This is a great place for families. Furniture on patio was dirty but management has promised to clean it

The view, location and beach were excellent. It was nice to have beach chairs, umbrella, towels and toys available. The condo was dated, upholstered furniture needs to be replaced as does the shag carpeting on the stairs which have seen better days.

Wonderful Vacation Rental

I brought my children (15 & 17) as well as my parents on vacation for 10 days. The unit was great. Everything was clean and truly a home away from home. What was even better is that it is an end unit, very close to the pool and the boardwalk to the beach. If we return to Captiva we will definitely try to re-book this property.

Great location

Property is located in a very good area. The technology- ie TV’s is sub par. The dishwasher is very loud - if you turn it on go for a walk on the beach which is close and very nice.

a brand new TV was installed a month ago in the living room when I was there so not sure what the guest is speaking about maybe they just dont know how to use a smart TV I guess that is possible Also the dishwasher sounds like the one in my home so not sure on that. Maybe they had something hitting one of the mechanisms in it when it was washing

South Seas Captiva

Great location! Right on the beach and a nice pool just steps away. The overall layout of the condo is nice, with a well stocked kitchen. We felt the condo needs a heavy cleaning. Sheets and towels were all clean, but the floors were not. The furnishings seems quite old, but otherwise a decent rental.

I have a new steamer for the floors now that is being done regularly the grime from the sand gets into the floors it seems furniture is not that old but all a matter of taste I suppose there is a brand new HUGE TV new end tables and new coffee tables new lamps new fridge and stove all within 6 months

Wonderful Captiva Getaway

My family had a wonderful time at Kim’s beach villa! There was plenty of room for 4 adults and 3 children from ages 4 to 70 and we were all very comfortable. The condo is clean, maintained, and well stocked including many pool and beach toys and chairs and umbrellas in the owner’s locker downstairs. The beach view from the condo is just gorgeous and the beach is only a short walk away. We also enjoyed the short walk to Doc Fords for dinners. This was our first trip to Captiva and it such a special place. I would not hesitate to book through Kim again in the future!

Loved the location!

No internet, no iron! Passwords never worked even when contacting both owners. Reported iron gone but no fix for getting a replacement. The carpets needed to be vacuumed. Toilet paper wasn’t sufficient in master bathroom and had to get some from upstairs. Needed a few more decent Beach chairs. We loved the area and beach!

I bought a new iron not sure on the internet but have since switched to a VERY fast comcast internet and pay $150 a month for it so it is upgraded and fast sorry you had to actually walk upstairs to the upstairs bathroom for more toilet paper not sure why this is a complaint since at least it was there. There is a larger bathroom closet up there for these items I put two new chairs in the unit last week as well as a new iron.

The condo was adequate for our purposes. The kitchen was well stocked with cooking and backing utensils. Bathroom had shampoo, conditioner and shower gel along with hair dryers and flat irons. Recommendations would be to provide better than one ply toilet paper and low ply Kleenex. Also, giving each of us only two towel sets for five days wasn’t really adequate for those who shower daily. Aesthetically, the pillows on the couches and beds had stains that need to really be cleaned before the next patrons occupy the condo. While the furniture and appliances were depicted accurately in the photos, close up it’s really dated and could use an upgrade.

the home was just updated this month 10/2019 brand new flooring and toilets everywhere along with new linens for beds and pillows for the beds so not sure why she stated new pillows were needed I have only had 3 sets of guests since I was there after the update. The concierge provides all paper, linens and towels. I have not found the toilet paper to be inadequate and have never had a complaint about the quality I have had guests say they needed more but the listing is stated STARTER paper and soap products. the towels you are given as stated. There is a washer and dryer on the first floor of the complex if you needed to wash them. Sorry you are not renting from a hotel but you are also not paying those rates south seas at this time of year is about 2.5 times more than what you paid so if you are a person looking for daily housekeeping it is best to ask for it and I can provide for a fee.

The property is in need of maintenance and cleaning and the there are notes on walls saying to clean up sand ( which was there when we checked in).The location is great, just know you cannot use resort amenities such as pool with slide for kids and resort provided beach equipment.The owner Kim Dennis is very snarky and gets very aggravated at you if you have questions about your stay ( Not Accommodating or helpful) no where in the description does it say you can use resort provided amenities and she is quick to repeat that if you have questions about it. Also the AC did not cool the unit very well and was warm at night bring a fan..... Overall the location is great and they are diligently working to recover from Hurricane Ian at South Seas. In the future we will only rent from the resort as those units seem better maintained once available.

I checked into the unit after the guest without cleaning arriving and there were no large amounts of sand there was some but they were here so expected the AC works GREAT so I have no idea what this is about I do have a fan in the unit if needed and one overhead in the upstairs bedroom the resort does have some brand new units but they are MUCH more expensive and if you rent with the resort yes you get the kiddie pool but you have to pay $25 a day per person plus tax on top of double the daily rate so yes they are nicer slightly but up to you to pay that much more Location is amazing like he stated views also amazing the resort is currently renting so not sure why he states when they are available

The unit was fine and clean. Occupants of other condos in the building left there trash outside there doors Despite the fact there were two metal dump containers on each floor of the building. The trash would spill out on the walkways. Contacted the property manager and the situation was rectified. I cannot understand how people are so lazy they will not walk a few feet to put there trash in metal container.

Nightmare

There was a mixup on our part when we arrived at the property. We went to the wrong unit and since it was a two bedroom instead of a three, we thought that there was a wrong description of what we rented. We attempted to contact the owner to ask what was going on. Before we realized our mistake the owner called my wife who wasnt even on the trip. When my wife tried to tell her that she needed to contact me because she wasn’t on site, the owner took a very nasty tone. My wife wasn’t able to get a word in and when she asked the owner to not be so rude, the owner told my wife that she would talk to her “however the f**k she wanted to” and then she hung up on her. This was at 11 pm at night. There was no apology from the owner. To add to this debacle, there was dirt in the bathtub and when we opened the drape, the inside of the curtains were filthy. The twin beds were uncomfortable, tv reception was poor and the furniture was dated. We have used VRBO several times and have never had such a negative experience with a property owner. She was rude, crass and beyond unprofessional.

guests woke me up in the middle of the night midnight not 11pm saying it was a two bedroom demanding I do something about it screaming at me on the phone after waking me up from a sound sleep since they were in the wrong unit not sure how they did not read the front door and no idea how they got into another unit with my code but certanly not my fault they ended up in a different location and a different unit I even give a map with the unit circled on the map they just stated they never read any of the materials I cannot force anyone to read items sent and as far as the unit condition I think this is just more negativity from this unreasonable guest

Very Nice Location with Lots of Potential

In general this was a very good stay with great weather for the time of year. Location is great as almost all restaurants and small grocery are within walking distance. It has a weekly farmers market on site. Extremely short walk to beach and pool. Condo is a little dated and did not meet the expectations set up in the VRBO listing. E.g., Advertises to sleep eight but not enough beach towels or beach chairs. Two beach chairs that were there were already broken and had to be replaced. Advertised as end unit with more natural light due to windows on the end but were so dirty that they couldn't be opened up. Vacuum cleaner I had to clean to be able to use, looks like it had never been cleaned. I had to install a bathroom aerator on faucet to make it work correctly. Condo lacks storage, especially pantry storage for longer term stays (i.e., 2-3 weeks). This condo is on 3rd floor and elevator was not in working order. Bring block n' tackle to haul luggage upstairs and long bike type locks to secure beach items at ground level. We understand that some of these issues might be related to Hurricane Ian, but it might help to modify the VRBO descriptions to be accurate for the time. Communication issues were about not having accurate information on condo lock code which delayed our entry a little and needing to have beach chairs replaced, additional beach towels and the fact that beach toys were advertised but not really available, meaning we had to purchase.

Beautiful beach close to great food

This is IN South Seas Resort on Captiva Island. We walked a short distance to dinner every night and tried a new restaurant often. Property has great views of the gulf and the corner unit meant great breezes which cooled us off on the deck. Kitchen utensils and silverware were not clean but I washed things so that was an easy fix. We were glad we came! Heads up: Renters can NOT use the resort features.

The location is incredible.

It was not very clean. The kitchen is very well equipped. The beds are confortable. Sheets and towels clean and plenty! Enough chairs for the beach. The code to get into the appartment was given to us 20 minutes before than checkin time… this is an issue when you want to have everything ready and printed before you leave home. The TVs dont have Netflix or snything as she says on the description. Its like being back in 1990. Anyways we had a great time!!!! Internet is good.

I have been coming to this resort location at the tip of captiva since my 18th Brithday. I am not going to mention how long ago that was but suffice to say that was a long time ago and I still love it!!!!

We have 6 total units in this resort that we rent. We absolutely love this beach. The shelling is amazing. There is usually a very nice breeze and we love to sit on the screened in patio and watch the sun set. There is nothing like sitting and watching the sun set.

What makes this property unique

I provide all of the beach chairs, beach towels, beach toys, cooler I do not guarantee the umbrellas they have too much damage from guests I do replace them on a monthly basis but I may not be there prior to your arrival so I do not guarantee an umbrella. I also appoint my units with most anything you need in the kitchen and also grilling tools since there are 3 BBQ areas that are in the beach villas and gas is provided. Pools there are three you have access to inside the condo facilities they are heated as well
