Guest access
You’ll have the entire property to yourself during your stay. We offer self check-in for your convenience, and we’re always available to support you if you have any questions or need assistance.

Other things to note
* Garage is not accessible to guests. Exceptions may be made for guests with
motorcycles

* Wood stove is not available for guest use. Firewood is conveniently stacked outside and available for enjoying the outdoor fire pit

* Cell service in the area can be spotty, but we have Wi-Fi that works well for work, streaming, and staying connected during your stay.

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

* Reservations made by local residents require additional review and approval before confirmation.

* Maintenance: Non-urgent maintenance issues will be addressed promptly during regular business hours.

* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight
Other House Rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Quiet Hours: 10:00 PM – 8:00 AM
To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.

5. No parties or events unless previously organized in writing with the host. If

there’s evidence of a party or event, there’ll be an additional charge of $200.

7. Follow state laws when using fire pit. Please make sure not to leave fires unattended.

8. For noise complaints:

8.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.

8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

9. Please be mindful of neighboring personal property such as swing sets. Do not let children play on or use this without prior written permission.

10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $250 for extra cleaning.

Follow all check-out procedures:

1. Take out all trash. Trash dumpster located bottom of hill on the way in.

2. Wash dishes and please put them on drying rack before leaving.

Note:

* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches). All damages will also be charged to guest.

* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $100.

* Any costs incurred by the host as a result of a late check out will be passed on to you.

The room was clean, close by to a lot of different places and family friendly. If I come back to the Black Hills I would stay there again.
