The Space:

Two side-by-side condos, one shared experience. River Fly-In brings together a pair of neighboring 2-bedroom, 2-bathroom units on Florida's Space Coast - creating a rare 4-bedroom, 4-bathroom layout that gives your group room to breathe without anyone feeling like they're staying in a separate place. Watch rocket launches and planes from your private balcony, fall asleep to total quiet, and wake up to waterfront views wrapped in wetland wildlife.

 

The layout

The two condos sit side by side and function together as a single, connected retreat for up to 10 guests. Each unit has its own living room with ample seating and a large TV, its own fully stocked kitchen, its own dining area, and its own private balcony. Two private parking spots are included, with overflow parking also available on the property.

 

Sleeping arrangements

Across both units, the setup sleeps 10: 2 king beds, 2 queen beds, and 2 floor mattresses. Each bedroom has room-darkening shades, extra pillows and blankets, bed linens, and clothing storage.

 

Kitchen & dining

Both kitchens are fully equipped and ready for group cooking. Each includes a refrigerator, freezer, stove, oven, microwave, dishwasher, coffee maker, toaster, blender, hot water kettle, baking sheet, wine glasses, cooking basics, and a full set of dishes and silverware. A dining table in each unit rounds out the setup.

 

Bathrooms

All four bathrooms include a bathtub, hair dryer, shampoo, body soap, hot water, and cleaning products - so every member of your group has what they need without sharing.

 

Work & connectivity

Both units have fast Wi-Fi and a dedicated workspace, making River Fly-In well-suited for remote work or extended business travel.

 

In-unit extras

Each condo comes with its own in-unit washer and dryer, iron, hangers, essentials, and Nest thermostats for climate control. Air conditioning, ceiling fans, and heating are all available. Safety equipment includes smoke alarms, carbon monoxide alarms, a fire extinguisher, and a first aid kit across both units. A Pack 'n Play travel crib and high chair are available for families with little ones.

 

Building amenities

Set across a 30-acre waterfront property, the building offers a swimming pool, hot tub, sauna, gym, fire pit, and outdoor furniture. A clubhouse features a theater setup with an 86-inch TV, surround sound, and heated seating. The property is secured with keyless smart lock entry, outdoor security cameras, and an elevator. Two EV charging stations are available on-site. A spa is available by appointment.

 

Traveling with an RV or large trailer? Convenient on-site parking is available for an additional daily fee, making it easy to keep it close by during your stay. RV spaces include access to an electrical hookup. Please note that water and sewage hookups are not available. Advance notice is required to confirm availability and reserve your space.



The views

Both balconies face toward the launch corridor - giving you front-row sightlines to rocket launches, aircraft movements, and open sky. The building sits between the Banana and Indian River, and the surrounding wetlands are home to rare bird species including Reddish Egrets, Bald Eagles, Roseate Spoonbills, and Brown Pelicans. An elevated boardwalk observation deck is planned for the property.

 

Location

River Fly-In is located in Merritt Island, directly adjacent to Merritt Island Airport (KCOI) - a 24/7 general aviation facility with a runway less than a mile from the front door. Port Canaveral, Kennedy Space Center, and Cocoa Beach are all a short drive away. Orlando and its theme parks are within reach. Local options nearby include Cocoa Village, Merritt Square Mall, fishing charters, golf courses, boating, and a range of waterfront restaurants.

 

Pets are welcome at River Fly-In. Self check-in via smart lock, and long-term stays are accommodated.



Guest Access:

Including a secured entrance and security cameras for ensuring peace of mind, you'll have no trouble stepping into your next vacation. A personal access code for the main lobby will be given ahead of check-in, along with your personal door code that will give you access throughout your stay. There are several elevators to help easily get up to your condo, along with ground floor garage parking as well as parking outside the building.
