Other Things to Note:

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay. If not signed, booking may be cancelled with no refund.

➡️ Primary renter must be at least 25 years old and stay at the house.

➡️ Pet Fee: $200/animal

➡️ Early Check-in Fee: $50/hr

➡️ Late Check-out Fee: $50/hr

➡️ Pool Heating Fee: $150/day (max temp 83°). Available end of March to end of October. Must be requested 24 hours in advance.

➡️ Any extra fees are non-refundable.

⚠️ Amenity Badges (Important Update for 2026)

 

Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands. These are permanent badges provided for guest use during your stay.

 

📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned to the property and placed back in their designated location at the end of your stay.

 

🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.

 

✅ The driveway can accommodate a maximum of 7 cars (township limit).

🔴 All vehicle information must be provided 5 days prior to check-in. Last-minute changes are not allowed.

✅ Guest will have vehicle access to community trash collection center.

✅ Badges grant access to:

🔴 Kayaks or boats must be rented through the community at guest expense.

🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟

 

🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office (near lake and clubhouse area).

▪️ Bring your rental packet and photo ID.

▪️ Cost: $10 per person, per day (Cash only).

▪️ Children under 5 do not need a wristband!

▪️ Maximum of 8 extra wristbands can be purchased (since our max limit is 16 guests).

 

⚠️ Community Rules & Policies:

⚠️ Guests are not permitted to have outdoor fires in Towamensing Trails.

⚠️ Rural setting: You might occasionally notice small, non-harmful insects (comprehensive year-round pest control in place).

⚠️ Friendly Note: 🐻 Black bears may occasionally be seen in the area. Secure food and trash, and they will wander by safely.

⚠️ Winter Driving Note ❄️: 4WD/AWD strongly recommended in winter. Guests are responsible for towing costs if stuck.

⚠️ Lost & Found Shipping Policy: $50 handling fee applies for return shipping and coordination (separate from shipping costs).

⚠️ Trash: Guests must properly dispose of all trash before checkout. A $5 per bag disposal fee may apply if left behind. Plan ahead if compactor is closed.

📌 We provide enough essential items to cover stays of about 2-3 nights. Nearby stores: Square One Markets, Family Dollar, and CVS.

📌 Submitting a valid ID and signing our rental agreement after booking is required or your reservation will be cancelled.

📌 A refundable security deposit is required for 1-night and non-Airbnb bookings. For Airbnb, security deposit is an optional add-on damage insurance. Airbnb 1-night stays require an additional $100–$200 damage waiver via the Resolution Center.

♨️ Hot Tub Notice – Please Read 😊

 

📌 We maintain high cleanliness standards. If a previous guest didn’t follow guidelines, we may drain, clean, and refill the hot tub. This may take until the evening of your first night for the water to heat up. Additional hot tub service requested during stay incurs an additional fee.

 

🌡️ Pool Heating Notice – Please Read 😊

 

📌 Pool heat requests must be made at least 24 hours in advance.

📌 As temps drop, note the pool is uncovered — on very cold nights the heater may not fully reach target temp. Normal seasonal behavior, not a maintenance issue.

🍂 Fall Pool Notice – Please Read 😊

📌 As we move into fall, falling leaves are a natural part of enjoying an open, heated pool this time of year — our pool is professionally serviced on a regular schedule, but some leaves may land in the water between cleanings regardless of what you or we do, and that isn't a sign of poor maintenance.

📌 If you'd like the pool cleaned again mid-stay, just ask! This is available for an additional fee of $150 and will be billed to the guest.

● The property has 3 exterior cameras in plain view: 1 doorbell camera at the main entry side door, and 2 floodlight cameras over the right side facing each entrance of the driveway.
