Driveway accommodates two full-sized vehicles, with additional free street parking available.

Layout & Living Spaces
The open-concept floor plan is perfect for entertaining or unwinding. The chef-inspired kitchen features bright white cabinetry, high-end stainless steel appliances, a gas range, oven, Keurig coffee maker, and all essential cookware. The dining area seats eight, with two additional bar seats. The living room includes a designer leather sofa, a playful swing chair, and a 65-inch HD TV.

Pool heating is available for an additional $125 per day to help cover the increased energy use. Minimum 2-day purchase required.

No smoking or parties. Violations result in fees deducted from the security deposit.

All guests must be registered and included in the reservation before arrival.

For safety and property protection, exterior security cameras monitor the front of the home and backyard areas only (including a Ring doorbell).
There are no cameras inside the home.

Because the home is located near open lots and with the natural climate, occasional insects may be present despite regular professional pest control treatments.

While we take proactive measures to minimize this, refunds cannot be issued for routine or seasonal insect sightings.

Check-out: 10 AM
Early check-in or late check-out may be requested within 2 days of arrival/departure for $100, subject to availability.
Unapproved late check-out incurs a $300 fee.

Additional Notes (for a smooth stay)

A/C Care: To keep the system running efficiently in the Texas heat, please set the thermostat to 73°F during the day and 69–75°F at night.

**Uncontrollable Events:** As a privately hosted home, we’re unable to offer refunds for circumstances outside our control (including weather, natural events, or unexpected appliance or amenity issues). If anything comes up during your stay, we’ll respond as quickly as possible and work to resolve it promptly.

**Reporting:** Please report any concerns as soon as possible so we can address them right away and help ensure a comfortable stay.

Know Before You Go (Please Read)

Occupancy and Party Ban (Strict)
To comply with city ordinances and the party ban, the maximum occupancy is 11 total people at any time (including visitors). All guests must be registered in advance. Unapproved gatherings may result in immediate removal (eviction) and loss of deposit.

Hot Tub Heating Time
The Jacuzzi typically takes 4–6 hours to heat, depending on outdoor temperatures.

Pool Heating Time and Fees
The pool typically takes 4–6 hours to begin warming and up to 24 hours to fully heat.
Heating fees are $125 per day when forecasted lows are above 60°F, and $150 per day when forecasted lows are between 50°F and 60°F.

Yard Service
The yard is professionally serviced weekly, and service may occur during your stay.

No Smoking
No smoking indoors, including vaping.

Quiet Hours
Quiet hours are 10:00 PM to 7:00 AM. Outdoor amenities may be used quietly until 11:00 PM.

Late Check-Out
Late check-out requests must be submitted within 24 hours of departure. Approval is not guaranteed and cannot extend past 12:00 PM. Unapproved late check-out will incur a $300 fee.

Safety and Noise Monitoring

For the safety of guests and the property, exterior cameras monitor the driveway, the front door (Ring doorbell), and the backyard pool area. A Minut device inside monitors noise levels only (it does not record audio) and alerts us if noise thresholds are exceeded.


All exterior cameras are for security purposes and **remain active during reservations**. There are **no interior cameras**.
⚠️ IMPORTANT BEFORE BOOKING ⚠️

Please carefully read ALL requirements below before confirming your reservation. These requirements apply to every guest and every reservation without exception.

✅ The primary booking guest must be 25 years of age or older and must be present for the duration of the stay.

✅ We require guest verification through our trusted third party partner, Truvi, after booking confirmation.

✅ Truvi verification includes:
• Government issued photo ID
• Signed rental agreement
• Contact verification
• Completion of verification through a secure third party link

✅ Guests must also choose ONE of the following:
✔️ Non refundable damage waiver
OR
✔️ Refundable $1,000 security deposit hold

✅ The refundable security deposit is fully returned after checkout provided there are:
• no damages
• no missing items
• no excessive cleaning
• no unauthorized guests
• no house rule violations

✅ For guests who are not comfortable submitting ID or paying the refundable deposit/damage waiver outside Airbnb, payment may be arranged through the Airbnb Resolution Center when applicable. However, the remaining verification process, including ID verification and rental agreement completion, must still be completed through the Truvi portal.

✅ We strongly recommend purchasing travel insurance to protect your stay against unexpected events including:
• flight cancellations
• weather disruptions
• illness or emergencies
• changes in travel plans

✅ Please carefully review the cancellation policy before booking, as exceptions and refunds outside policy cannot be guaranteed.

9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word `JOY` to confirm your agreement.
