About this property

Comfortable Family Beach House Easy Walk To Beach & Restaurants, Enclosed Yard

You can't find a better location to be within walking distance of 6 restaurants and 2 beaches, and a 1 mile drive or taxi to beautiful downtown Newport. Guests say our home is great for 'large groups' with plenty of space to spread out and be in different locations in the house, yard, etc...

We're not fancy but we're well stocked! Beach and bath towels, paper towels & toilet paper, olive oil, toothpaste, coffee & salt & pepper -- all the things to make sure morning 1 is just right and sets the vacation off right.

Please note! During the summer months of July and August we require a 6 night minimum until we see what is booked by June 1, and then open up to shorter night stays. We usually sell out all summer.

Our family house is set up to sleep 8 in existing beds, with room in 3 of the 4 bedrooms for additional sleepers with air mattresses (3 provided) and port-a-cribs (1 provided). It's a 4 bedroom, 2 bath, 1 den/office home with an outdoor shower, and outdoor deck.

SLEEPING ARRANGEMENTS...
Upstairs you will find:
~ A newly updated Master Bedroom with a queen bed and bathroom en-suite
~ New carpets installed in 2023
~ 3 rooms with Queen Beds
~ An "extra space" den set up with 2 fold out twin loveseats (best for children) and room for another air mattress.
There is room for a queen air mattress in the 'extra space' and the 'master bedroom.'

Downstairs has another bedroom with queen bed.

KITCHEN/BATH/LIVING
Downstairs you will find...
~ A cozy bathroom with tub & shower
~ An outdoor enclosed private shower
~ A fully equipped kitchen
~ A dining table that seats 7 and counter space for 2 more
~ An open/spacious living area with a large l-shaped couch (could seat 5-6), swivel rocker and extra chair, and flat screen TV.

OUTDOOR LIVING
Outside you will find...
~ gas grill
~ outdoor shower
~ a picnic table for 6-8 on the deck
~ 6 adirondack chairs
~ a lawn chair
~ extra seating for 3-4 on benches/wall
~ stone firepit / must provide own wood from local convenience store

Kitchen appliances include an electric stove/oven, stainless fridge, dishwasher & microwave oven. Also included is a coffee maker, blender, juicer, nutribullet and rice cooker in addition to all of your normal cooking/meal prep items. Linens and towels are provided, along with 4 beach chairs, umbrella, 1 surfboard, 2 boogie boards, a bag of beach buckets and a beach cooler.

Eight of us stayed at Jackie's to celebrate a 30th birthday. The house had everything in it for fun! Pelaton, ping pong table, piano, Guitar Hero, fire pit, good size private back yard, etc. The kitchen was fully stocked and the beds comfortable. It's a nine minute walk to First Beach, and less for coffee places, and restaurants. A one mile uber to downtown Newport. We would love to come again!

We had an amazing time! We are a bunch of 30-somethings that came for my sister's bachelorette party and had a great weekend. The house is a great chill-out place and is in close proximity to a bunch of stuff, including the town of Newport. We drove into town mostly, but also got an Uber a few times that got there in less than 10m. There was lots of room to hang out, the beds were incredibly comfortable, and the house had everything we needed (except a toaster, which the awesome hosts insisted on buying and dropping off for us). Newport is beautiful and we hope to come back some day. We would absolutely stay here again in the future!

My husband and I along with our 3 adult children and significant others stayed in this home for an extended wedding weekend. The house was in a great location. The home was very comfortable, clean and spacious. I especially loved the master bedroom and bathroom. The backyard was beautiful and set up for enjoying the outdoor space. The house was equipped with everything we needed and more. Jackie was very accommodating and answered questions almost immediately. We all said we would love to return!!

Perfect Family Vacation

House had everything we wanted for a relaxing fall break. Kitchen was well equipped, bedrooms were comfortable, and plenty of space to hang out and relax. Everyone loved having a ping-pong table and firepit. Easy walk in to town for dinners and the beach. Quick trip over to Newport to see the sites. Great communication with the hosts. CLEAN, COZY AND CONVENIENT

This home was perfect for our group which included several adults, our senior Lab and our son's two mini-doxies, with 4 queen bedrooms and 2 full baths. The location is convenient to everything and the neighborhood is quiet and very safe. The owners were great as was their response time to any question/request we had. I would definitely recommend staying here.

Amazing Spot right outside Newport

My friends and I thought this house was perfect. You are close to all the best restaurants/bars in the area and not to far from the ferry to block island. There was more then enough linens, towels, supply for your stay. Overall a great experience. Would recommend this house to anyone.

Great property, very kind hosts!

What a great house! It was perfect for what we needed. We came for Newport Folk Festival and our hosts were kind enough to let us stay outside the standard Saturday-Saturday weeklong stay to accommodate that. We walked to the beach mostly everyday which was very convenient and they supplied lots of chairs, a cooler, and other beach necessities. House is well stocked with linens and and was very clean. The AC units made the house very cool and comfortable in July and it has great seating for big groups, both inside and out! We had one small issue and the hosts were very responsive and helpful - and when they needed to drop by to help us they were respectful of us - scheduled a time to come by and waited until we opened the door to enter which I very much appreciated. All around great stay and I will rebook if we are in Newport again!

Wouldn’t return

I wouldn’t recommend this property unless it was cleaned and updated. There were stains on furniture and rug, a portable AC unit that broke while we were there (Not central air), and unusable or locked closets with stuff crammed into it. I felt like the owners literally left in a hurry for the day. We even had a roach crawl out of one of the closets. The positives are the responsiveness of the owner and the location. For what we paid, I was expecting a lot better.
