This is a beautiful, spacious and bright drawing room flat, on the first floor of a converted Victorian house. Recently refurbished and decorated to a high standard, retaining many period features including the Victorian staircase, cornicing and original marble fireplaces. There are open views across to Arthur's Seat, a famous Edinburgh landmark. The spacious double bedroom has a king sized bed which can be converted into 2 singles if required and a walk in wardrobe. There is also a travel cot suitable for babies if required. There is a lovely west facing balcony off the bedroom, allowing guests to enjoy the afternoon/evening sun The Drawing Room has a television, a DAB radio, free secure wifi, and a bluetooth speaker available for guests' entertainment. There is a fully equipped kitchen with gas hob, oven,microwave, dish washer, washing machine, fridge freezer, all crockery cutlery & utensils. The modern bathroom has a bath and shower. The property has gas central heating with a combi boiler which provides 24 hour hot water. There is a private garden for guests to enjoy. Guests can benefit from free parking (a real asset in Edinburgh!).

A lovely property with great views of Arthur’s Seat, close to the Braids, Kings Buildings (University of Edinburgh) and easy access to town (walk or bus stop right outside).
Absolutely fantastic stay in Edinburgh! The property was spotless, well-equipped, and perfectly located—close to everything but still peaceful and quiet. The host was incredibly responsive and made check-in a breeze. It truly felt like a home away from home. Would definitely stay here again and highly recommend to anyone visiting the city!
Wonderful apartment in quiet residential neighborhood.
We had a wonderful stay. The apartment is beautiful with all the amenities we needed. Loved the convenience of having a bus stop right outside, where the #9 bus took us into old town (Victoria street) in about 10 minutes.
The architecture is splendid and the living space is charmingly furnished. It was like living inside a work of art. The location is quiet and accessible. We thoroughly enjoyed our stay.

We had a really nice day. Very quiet neighbourhood, yet close to city with bus at door. No restaurants in immediate walking vicinity (~0.8-1.0km), but that was a small price for peace and quiet.
We had a fabulous stay in Edinburgh. The flat is ideally positioned out of the city centre but easily accessible by bus. Extremely spacious and light. Very well equipped, spotlessly clean and tastefully furnished. Highly recommend and would definitely come back
This lovely apartment, located in an upscale, quiet neighborhood, provided an ideal location for our stay for four adults. Public transportation and taxis were readily available and a well-stocked local sundries shop was a short walk away. Booking was handled very professionally by the agent and we received a warm welcome from the owner. I highly recommend this wonderful apartment!

This bright, airy flat is a comfortable and convenient place from which to explore Edinburgh. It’s well-equipped and located. Bus stop is practically outside the front door, and there’s a gorgeous view of Arthur’s Seat.it seems that everything has been thought of. The owners are nearby and very friendly. All in all - an excellent week!
Convenient location, , well equipped and comfortable flat. Warm , plenty of hot water and good shower . Kitchen perhaps more suitable for a weekend rather than a 2 week visit . A shelf in the bathroom would be helpful as would a shaver/toothbrush socket. Rather expensive but would recommend .
The location of this flat was perfect as we didn’t want to be right in all the bustle of the city. The bus stop was right outside the apartment and was a quick ride to town and a corner shop was 2 mins away!
It was lovely to stay in a place that was comfortable with modern amenities. The full kitchen was a bonus for making tea/coffee in the morning or warming up food in the evening.
I would definitely consider this location again!

We were a group of three and the apartment was perfect for us.
First the check in process was very easy and communication throughout was excellent.
The apartment was spacious with a lot of room to stretch out.
Amenities were modem and met all our needs.
We chose 1 South Oswald to avoid the crazy of the city center which we loved.
In spite of this, the buses were a very short walk and we took full advantage.
Going south out to Rosslyn Chapel on a single bus and taking a single bus north to the city center and all Edi has to offer.
We loved 1 South Oswald and will def stay here again on our next visit.
This building is stately and beautiful with a lovely maintained courtyard garden with pretty flowers. The apartment was beautifully decorated and comfortable for 4 of us to spread out. The high ceilings were gorgeous, tall floor to ceiling windows gave us a nice view of Arthur’s Seat as well as the neighborhood, with lots of natural light. The location could not have been better (safe, charming and very walkable) for getting around town, no rental car needed for us as we taxied and walked everywhere, while our son and his fiancé took the bus that picked them up in front of the building across the street. We quickly adapted to not having a clothes dryer, as a pulley system to hang our clothes was in the 2nd bedroom and air drying clothes seems to be the norm in that area. As obsessive as I am about washing and drying our clothes, that would not deter me at all from staying there again, I would stay in a heartbeat. We had an amazing trip, Scotland is special and beautiful, and the neighborhood was 5 stars. Our stay could not have been better. Rona, our leasing agent was very responsive while Caroline & Richard made themselves easily accessible if we needed anything. Thank you so much for a great stay!

Eine wunderschöne und geräumige Wohnung in der ersten Etage eines herrlichen Hauses. Lage ist perfekt, ruhig, man kann parken und dennoch ist direkt eine Bushaltestelle vor der Haustür! Freundliche Vermieter - alles bestens. Aber: Für über 200€ ist die Küche selbst zwar wunderschön - die Ausstattung aber offensichtlich nur für Wochenendurlauber und mit Mängeln. Ein kaputter Schneebesen, billigestes Besteck (ich frage mich immer, warum die Leute nicht einfach ein Set von Ikea kaufen), ein Wasserhahn, der in manchen Positionen undicht ist und die Spüle überschwemmt, dazu Fenster, die sich zum Teil nicht öffnen lassen (im Bad!). Aber wie gesagt: Trotzdem ein Traum die Wohnung und absolut erlebenswert.
We used this excellent first floor accommodation when visiting family and friends. It’s very spacious with some great period features and very well equipped. It’s in a quiet location, has free roadside parking and on bus routes that can get you into the city in 10 - 15 mins. A local convenience store is a 2 minute walk away. Although a Smart tv upgrade would be beneficial, we would highly recommend this accommodation and would definitely use it again when we return.
We were pleasantly surprised by how lovely the apartment is. Very clean and comfortable with a bottle of whisky to welcome you.
The one downside is the weak shower. The shower is just a trickle and hardly gets you wet, pretty hopeless !!
