A beautiful 3,000 sq. ft. house in an upper-middle class neighborhood, 7 miles from the University of Kentucky and downtown Lexington, and 5 miles from the airport and Keeneland. There is a small park across the street and a grocery store (Kroger) about half a mile away.
Although listed for 12 people, that's an arbitrary number because it depends on your sleeping arrangements/needs. There are six proper beds, plus two high-quality roll-away beds, a cot-like pull-out ottoman, an air mattress, a baby crib, and multiple couches and recliners.
One television in a common area downstairs and another in the master bedroom, both with YouTubeTV and Netflix subscriptions (or you can connect to your own streaming subscriptions). The internet speed is 500mps.

~~~~~ When making a reservation, please purchase trip cancelation insurance (it's really not very expensive) to protect yourself in the event of an unanticipated circumstance that forces you to cancel the reservation late (e.g., someone gets sick, injured, or dies; your event gets canceled or postponed; weather or other circumstances prevent you from traveling). I take no pleasure in keeping the money if you have to cancel late, but the cancellation policy is my trip cancellation insurance; I do not waive my insurance to protect you from the consequences of not having your own insurance.
In accordance with zoning ordinances and/or to address problems that have occurred with past guests, the following additional rules are enforced:
1) MAXIMUM OCCUPANCY of the property is limited to the lessor of (a) 12 people at any one time, and (b) one daytime visitor per registered guest at any given time. For example, if you have 5 registered guests then you can have a maximum of 5 additional awake-time visitors at any one time; if you have 10 registered guests then you can have a maximum of 2 additional awake-time visitors (to not exceed 12 total). These limits are determined by local regulations on short-term rentals.
2) QUIET TIME is 10pm to 7am. This is a quiet family neighborhood; if the neighbors can hear your voices, your music, or anything else from their property then you are too loud.
3) INTERFERING WITH THE SECURITY SYSTEM IS PROHIBITED. This includes tampering with, disabling, repositioning, or covering the cameras or security system equipment. (FYI, the cameras are positioned to watch all entrances/exits from outside of the house and in the garage; there are no cameras inside the living area of the house itself.)
4) NO SMOKING/VAPING. If someone has smoked/vaped in the house it will be quite obvious to those who do not smoke/vape (e.g., the cleaner, myself, and most subsequent guests). Any evidence (including smell) of smoking/vaping anything in or near the house will result in a minimum $200 charge to the damage deposit.
5) NO MOTORCYCLES. Due to noise complaints from neighbors every time a motorcycle has been at the house in the past, motorcycles are no longer permitted.
Most guests followed these common-sense rules even before they became explicit rules, but those who didn't have upset the neighbors (or the cleaner, myself, and/or subsequent guests in the case of smoking/vaping). Therefore, failure to comply with these rules can result in police involvement, eviction, and/or forfeiture of the deposit. Please note that the neighbors are aware that this is a short-term rental, and I have encouraged them to call the police and/or me if problems arise. That said, follow these rules and everyone will be happy. :)

Justin replied to our messages very quickly. We had a fabulous stay. We enjoyed our time in this spacious home. It was not too far from Mammoth Cave, the Ark, and the Creation Museum.
Our host had truly thought of everything. The instructions were the most thorough and well-organized I’ve ever encountered in a vacation rental. Every question was anticipated, every detail explained, and every feature of the home was clearly laid out.Because of that, we were able to focus entirely on the wedding weekend and not waste a moment trying to figure out where anything was or how anything worked. This was the perfect rental for my best friends bachelor party. The location is unbelievable. We were in the middle of the Bourbon map, so it made getting around super simple. Great backyard with grill and firepit. When I come back to KY I know I will be staying here.
Perfect for our family gathering in a quiet residential neighborhood. Good walking opportunities, easy access to Keeneland, shopping, the airport & restaurants
On the plus side: it was a great place for a family gathering of 11 - space for us to all be together with bedrooms enough for private times; we observed no safety problems; kitchen, bath and bedroom supplies met all our needs. Jason responded quickly to texts. On the minus side: we needed instructions on such things as using the coffee pot, use of the fireplace and regulating temp. - could never get it above 68 degrees with some areas much less. It was in the 20's outside. One of the folding beds was broken but not needed. Before checking out we awoke to find significant amounts of water on the kitchen floor in front of the sink and on counters which we later observed over flowed the sinks when the upstairs bath tub was drained. Jason assured us he would be checking on that immediately.

I did want to add a bit of clarification for future guests who may be reading. The home does have instructions provided for the fireplace and coffee maker, and I’m always happy to help in real time if anything is unclear. Regarding the Ecobee thermostats, someone in your group had managed to switch from heat to air conditioning, which I discovered after checkout (and thought it was odd for December, but only now I understand it may not have been intentional :) ). Had I been informed of the issue during your stay, I could have easily corrected that remotely within minutes.
Regarding the folding bed, this is the first report I’ve received of any issue with them. The beds are high-quality with metal frames, so it's not immediately apparent to me how/where one would be broken, but I will inspect them to be sure.
I’m sorry you encountered the water issue. After your message, I investigated and found it was a manageable plumbing quirk with the tub that has come up 4 or 5 times over the past 22 years. I’ve added bathtub instructions to prevent a repeat.

in town 5 days for NCAA basketball tournament as a group. great location to get downtown as well as to other parts of town for food. Grocery store nearby for essentials and if you prefer to cook a meal. easy in and out. highly recommend
