Villa Ludovica, is located just 15 minutes from the beautiful golden sandy beach of Fontane Bianche, 30 minutes from the Baroque of Noto, 10 minutes from the Necropolis of Pantalica, the latter assets of Unesco, 10 minutes from shopping centers, 50 km from Catania-Fontanarossa Airport. Villa Ludovica is located just 13 km from Syracuse, surrounded by a luxuriant olive grove and a relaxing landscape, where you can spend an unforgettable holiday. On the ground floor near the swimming pool there are available; a complete bathroom with shower, a veranda furnished with table and chairs. Outside, garden, Cornilleau ping pong table, large wood or charcoal barbecue, the splendid 6x12 swimming pool with diving board and solarium, equipped with sun beds, deck chairs, professional umbrellas and a beautiful 7-seater spa jacuzzi. Furthermore, the pool is equipped with a sliding pool cover that allows you to cover and uncover the pool quickly and easily, very useful for protecting the pool from atmospheric agents such as rain and wind but also for preserving the water temperature during the night. A newly built outdoor kitchen in masonry, with barbecue and hob, TV, table football, wooden lounge, table and chairs, where you can have lunch and dinner with unforgettable grills, very comfortable even in winter, as it is closed with beautiful sliding windows . In addition, Padel courts and a multipurpose court for Pickleball, Volleyball and Soccer (use methods to be agreed with the owner). The external staircase leads to the apartment on the 1st floor, where there are 1 bedroom with double bed and 1 bunk bed, 1 bedroom with double bed and 1 single bed, 1 bedroom with nr. 2 single beds or if necessary a double bed, a bathroom with shower, a large and bright kitchen with sofa bed, overlooking the beautiful swimming pool.

Relaxing break

We had a great family vacation. Making full use of the pool and padel court. Great base to go and visit Syracuse. Local food and drink was very well priced. Accommodation was comfortable, the kitchen a little smaller than it appeared in photos but perfect for 5 people. The hosts were super helpful and accommodating, great help finding food on our arrival (late on Easter Sunday) and flexible around schedule.

In beautiful memory

We really enjoyed our stay at Villa Ludovica and got to know Ilaria and Francesco as very good hosts. Our requests and inquiries (tips/recommendations for the area) were answered and processed very quickly. The house is located in a quiet area and is ideal for a family/friends vacation, especially with children. We had a fantastic time at this beautiful holiday home! A very special thank you to Francesco, who was an outstanding host from start to finish. He personally picked us up from the airport and brought us back always reliable and super friendly.On request, he even organized a massage at the house, which was a real highlight. Francesco was always available, extremely helpful with any questions, and just a truly kind and professional person.The property itself is set in a wonderful complex with plenty of things to do perfect for both relaxing and staying active. The large pool was well maintained and a real oasis. Especially convenient: A car was included, which gave us the freedom to explore the area at our own pace. Perfect hosts/less perfect house if you’re many people

Ilaria and Francesco are very nice, welcoming and helpful. We were 9 people which starts to be a bit too much for the house, since there is only one shared bathroom (there is another one but not inside the apartment). The kitchen equipment also has limits. Still, the stay was nice!

Villa Ludovica is a family-run holiday home, certainly suitable for families where there are 2 bathrooms, a bathroom in the apartment and a comfortable bathroom and much appreciated because it is close to the swimming pool, the outdoor kitchen and the garden, because you avoid going up to home to go to the bathroom when you are in the pool or in the garden. As for the kitchen equipment and equipment, there is everything you need, dishes, glasses, cutlery, pots, electric oven and microwave, blender, sandwich plate, mixer and much more ... anyway, as I always say to everyone, when something is missing, just ask, because we are always available to immediately resolve any request!

Fabulous holiday base with amazing pool

Francesco greeted us on our arrival and together with his wife Ilaria, were always very amenable. We loved having the beautiful pool all to ourselves and though there are many other things available to us to use, we used the pool and table tennis as the weather was so hot. Plenty of seating and dining areas, with the upstairs balconies giving you stunning panoramic views of the area and mountains. All the bedrooms are air conditioned which was a blessing given the temperatures. The villa is a traditional basic setup and we were able to prepare beautiful meals (well my son and daughter-in-law did!) using locally bought produce. He even made traditional Sicilian pizza! The villa is able to accommodate 9 due to the bunk beds in each bedroom but we didn’t need them. An excellent villa for all families, young and old. We went out for a few excursions though couldn’t wait to get back and jump in the gorgeous pool. Francesco cleans the pool daily and his wife Ilaria is on hand if you need anything. I would highly recommend Villa Ludovica to anyone.

Wonderful Villa

Ilaria and Francesco are extremely welcoming hosts. When we arrived they showed us around their lovely villa, explaining the facilities and providing advice on local restaurants, supermarkets and places to visit. They are lovely people extremely hospitable making us feel instantly at home. During our stay they remained discreet. The villa has excellent sports facilities with table tennis, tennis, swimming pool, hot tub and a padel court. Superb grounds with palms and olive trees surround the villa. There is plenty of private parking. Surrounding the pool there is a shower room and a variety of seating, loungers and table options available to choose from in and out of shade. The good sized pool is kept clean both inside and out. Francesco is very diligent in his pool and grounds maintenance. The villa is well furnished, in a quiet location with the balcony offering lovely views of the sunsets. Our party of four adults and two children enjoyed the plentiful facilities immensely. The villa is clean and well equipped. The air conditioning keeps the bedrooms cool. It was exactly what we expected from the photos and description. It was an excellent location to explore Siracusa, Ortygia , Noto and Fontane Bianche. The villa it is also not far from Catalina making it easy to reach Mount Etna. If you are looking for great family holiday in Sicily you are in good hands here. We enjoyed it to the fullest and hope to come back in the future.

Inaccurate description of bathrooms

The owners are nice and welcoming and the pool is very nice. They use their son and/or Google translate for interacting with non-Italian speakers. The place is generally quiet expect after sunset when people play paddle ball in the adjacent courts. There are three ACs, one in each bedroom. There is an additional room that functions as kitchen, dinning room, and general seating area, and which has no AC. The biggest issue for us, and the one that made us leave the property two days before the planned date, was the location of two of the three bathrooms. There is one bathroom in the apartment that serves all three bedrooms. The other two bathrooms are literally outhouses. One full outhouse is by the pool and it requires you to get out of the apartment, go down a flight of stairs, and walk all the way around the property. There is no lock. The other half outhouse is next to the one I just described and is simply a pool shower with a curtain. The only reason we did not leave immediately upon arrival is that part of our group ended up arriving late due to flight delays, and for our family of four the one indoors bathroom was sufficient.

Die Unterkunft ist toll. Es war alles sauber, das Haus sehr großzügig und toll angelegt. Der Pool ist das Highlight. Mit 12 Meter Länge kann man gut schwimmen und das Sprungbrett war für die Kinder super. Der Paddle Court war das i Tüpfelchen. Wir haben jeden Abend gespielt. Ilaria und Francesco waren tolle und sehr herzliche Gastgeber. Wir haben uns sehr sehr wohl gefühlt

Schöne und ruhig gelegene Wohnung in der Nähe von Syrakus

Der Aufenthalt in der Ferienwohnung war super. Die Wohnung und Außenanlagen waren sauber, ordentlich und mit allem nötigen ausgestattet. Die Kommunikation mit dem Vermieter, welcher selbst mit in dem Haus wohnt, war problemlos. Francesco und seine Familie waren sehr nett und hilfsbereit. Er hat uns herzlich empfangen und direkt zu Beginn uns Tipps für Ausflüge und Einkaufsmöglichkeiten gegeben.

Helene, Dominik und ihre Freunde, eine Gruppe von 8 Kindern, verbrachten einen Urlaub in der Villa Ludovica in völliger Entspannung und Spaß, wobei ihnen die Padel-Plätze, das große Schwimmbad mit dem voll ausgestatteten Solarium zur Verfügung standen, letzteres wird mit einem ergänzt Super verschiebbare Teleskopabdeckung, mit dem Ziel, die Voraussetzungen zu schaffen, um das Schwimmbad so lange wie möglich nutzen zu können, beginnend vom Monat März bis November, und viele andere Dienstleistungen. Wir sind sehr zufrieden, wenn unsere Mieter einen wunderschönen Urlaub in der Villa Ludovica verbringen. Wir legen großen Wert darauf, unsere Struktur sehr gut zu pflegen und geben immer unser Bestes, um dies zu ermöglichen!! Danke 🤩 Helene, Dominik e i loro amici, un gruppo di 8 ragazzi, hanno trascorso a Villa Ludovica una vacanza in totale relax e divertimento, avendo a disposizione i campi da padel, la grande piscina con il solarium attrezzato di tutto, quest’ultima verrà completata con una copertura telescopica super scorrevole, con l’intento di creare le condizioni per poter utilizzare la piscina più a lungo possibile, già a partire dal mese di marzo, fino a novembre e tanti altri servizi. Siamo molto soddisfatti quando i nostri affittuari trascorrono una bellissima vacanza a Villa Ludovica, noi siamo molto attenti a curare molto bene la nostra struttura, diamo sempre il massimo affinché tutto questo si realizzi!! Familienurlaub

Wir waren eine Gruppe von 9 Personen, darunter 4 Kinder im altern von 5,9,13 und 16. Wir haben im Vorfeld mit Francesco einen shuttle service vereinbart und wurden von ihm und seiner Frau Ilara vom Flughafen abgeholt und bei der Abreise zum Flughafen gebraucht. Während des Aufenthalts haben wir uns den 9sitzet Bus dazu gemietet um die Ortschaft zu erkunden. Das Haus war in einen einwandfreien Zustand als wir ankamen, wir wurden herzlich begrüßt und uns wurde die Unterkunft gezeigt. Der Platz war für uns vollkommen ausreichend und die Möglichkeiten gerade mit Kindern war super. Francesco gab uns sehr viele Tips bezüglich einkaufen, dem Strand und Sehenswürdigkeiten. Ich würde jeden empfehlen sich ein Auto dort zu mieten um die wunderschönen Strände und die historische Stadt Syrakus zu entdecken. Alle Strände liegen ca. 12-17 Kilometer entfern und sind einfach mit dem Auto zu erreichen. Die Gastfreundlichkeit von Francesco und Ilara war einfach wunderbar und so Herzlich. Wir hatten einen wunderschönen Urlaub mit vielen Erlebnissen und werden Sizilien definitiv wieder besuchen und uns einen Aufenthalt bei Francesco und Ilara Buchen. Vielen Dank für den Schönen Urlaub ☀️

Wunderbarer Urlaub

Wir - 3 Erwachsene, 1 Teenie und 3 Kinder - hatten wundervolle Herbstferien in der Villa Ludovica. Von der Buchung bis zur Abreise waren Ilaria und Francesco wunderbare Hosts. Sie waren immer ansprechbar, haben sofort auf Wünsche / Fragen reagiert und uns mit tollen Restauranttips versorgt. Francesco hat uns sogar Sonntagmorgen 6.00 Uhr noch verabschiedet! Das Haus war für uns absolut ausreichend. Italienische zweckmäßige Einrichtung. Herausragend war der Pool mit Sprungbrett - der immer sauber gehalten wurde! Und absolutes Highlight des Hauses war für uns der Padelcourt. Ilaria hat uns 4 Schläger und Bälle ausgeliehen und wir konnten jederzeit auf dem Court spielen! Wir kommen gerne wieder! Und ganz besonderer Dank an Ilaria & Francesco, die uns so erholsame Ferien ermöglicht haben!

Innanzitutto mi scuso per il ritardo sulla recensione, sarebbero tante le cose da dire: il posto bellissimo il massimo del relax, con potenzialità incredibili c’è tutto, ma io che amo le persone sono rimasta basita da Ilaria e il marito Franco sono stati da prima discreti, cordiali, disponibili, poi sono diventati generosi e affettuosi. Purtroppo la vacanza finiva ma io non dimenticherò mai gli abbracci dei saluti, ho viaggiato tanto con mio marito ma non mi era mai successo di innamorarmi così di un posto e dei proprietari. The villa was as an oasis with all amenities in it: pool, ping pong table, fooseball, grill, terrace, ... We were an 8 people company of around 50 y.o. The facility comfortably accommodated our team. There were 3 bedrooms: 1 had 2 single beds and 2 bedrooms each had 1 queen size bed and one bulk bed (2-level beds). As a result, each of us had its own bed. All bedrooms located on the 2nd floor. There were 2 bathrooms and 2 kitchens (one on the upper floor (2nd floor) and one on the ground floor (1st floor). There was also 3(!) dining places - 2 on the upper floor (one outdoors on the terrace and one inside - in the kitchen) and 1 on the ground floor. There was a washer and dryer for clothes. No dishwasher.

Tolle Unterkunft mit vielen Möglichkeiten!

Sehr tolle geräumige Unterkunft mit sehr netten Vermietern! Wir wurden sehr herzlich empfangen und wurde alles gezeigt und wir hatten einen tollen Aufenthalt! Francesco und Ilaria waren sehr auskunftsfreudig und haben uns sehr tolle Restaurants zum Essen empfohlen! Absolut empfehlenswert, wir kommen sicher wieder!

Really enjoyed our stay!

We really enjoyed our stay at Villa Ludovica. We were with a group of 8 friends. Francesco and Ilaria were very helpful for recommendations in the neighborhood, but also very discrete around the villa. Would definitely recommend, thanks!

Why Villa Ludovica is a wonderful place, very nice, with a 6 x 12 pool and spa Jacuzzi 7 seats, for a holiday in total relaxation and well-being.

The services offered by the hotel are excellent. Ideal for families with children or groups of children or just to spend a relaxing holiday in contact with nature.
The owners are friendly and very discrete.

What makes this property unique

A beautiful and large swimming pool 6x12, well cared for, with sunbeds and umbrellas professional. A beautiful spa jacuzzi 7 places, with tub, color therapy, ozone therapy, very pleasant to use it in the evening, when the outside temperature is cooler and appreciate more the hot water at 35 °, a small fitness corner (2 spin bike prof ., 1 gymnastic bench, dumbbells with 2 weights, 1 rope, mats for abdominal and more, to spend a beautiful holiday in Sicily, relaxing and well-being.
Also, the area of the kitchen, with stove, barbecue, tables and chairs, wooden lounge, good to spend, even in winter, and with the rain, unique moments in contact with the garden, as with closures pvc windowed crystal (transparent).
