Welcome to Augusta 4, a spacious Sunriver vacation home designed for families, groups, and multi-generational gatherings seeking comfort, convenience, and room to reconnect. With space for up to 12 guests, 4 bedrooms, 2.5 bathrooms, a private hot tub, game-ready garage, and a convenient location less than one mile from The Village at Sunriver, this home offers an inviting basecamp for your Central Oregon getaway.

Inside, Augusta 4 balances generous gathering spaces with flexible sleeping arrangements. The main level features a king bedroom with an ensuite bathroom, creating a comfortable retreat for guests who prefer fewer stairs. Upstairs, guests will find a queen bedroom, a bedroom with two queen beds, and a bunk room with two twin-over-twin bunk beds. An upstairs bonus room provides additional space for children to play, relax, or watch a movie.

The main living and dining areas are thoughtfully arranged for connection. Gather around the dining table with seating for 8, with 4 additional seats at the breakfast bar, making it easy to enjoy family dinners, board games, or slow mornings with coffee before heading out to explore Sunriver. Recent updates, including refreshed kitchen cabinets and new bedding, add an extra layer of comfort to this well-appointed group-friendly home.

After a day of biking Sunriver’s paved pathways, floating the Deschutes River, visiting SHARC, or exploring nearby Bend and Mt. Bachelor, return home to soak in the private hot tub or enjoy a friendly game of foosball in the garage. With 7 adult bikes included, guests can easily cruise to The Village at Sunriver for shopping, dining, ice cream, coffee, and seasonal entertainment.

Please note: Like many homes in Sunriver, Augusta 4 does not have air conditioning. With cool mountain evenings, shaded bike paths, nearby rivers and lakes, and the relaxed rhythm of Central Oregon summer, this home is best enjoyed by guests ready for slow mornings, sunny adventures, ice cream stops, and easy evenings under the pines.

AGE RESTRICTIONS: Guests must be 23 years or older to rent Bennington homes and the person reserving must occupy the home the whole reservation.

Very nice house with everything you need. I've stayed at a few Vrbo's and other types of vacation rentals and this one has the most of everything I have seen. It has a large kitchen with a lot of cabinets & drawers full of more stuff then you would every need. There was plenty of paper towels, dish soap, dishwasher soap and toilet paper. Plenty of bath towels, kitchen towels and towels for the SHARC or other outside water activities. The master bedroom is huge and the ensuite bathroom is nice with a large counter. The others in my party said the upstairs bedrooms where great. The only thing is the ad says there is a sleeper sofa in the game room but that is not true.It is a short walk to the village and the back patio faces one of the golf course fairways. It is very close the the SHARC and an easy bike ride or very short car ride. There are plenty of bikes I didn't count but there are more than the ad states with 2 or 3 small bikes for kids. Plenty of helmets and a tow behind small kid hauler. This is a great place that I would certainly rent again.

A very pleasant get away in middle of winter

Overall, we enjoyed the stay. Good location. Well-maintained property. Hot tub works well even when it is very cold. The only disappointment we had, which kept us from rating a 5 star, was that there was no ping-pong table (listed on VRBO). We were hoping to play some ping-pong while there..

We have been dreaming of a white Christmas!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: After renting Augusta 4 previously for Christmas with our family we finally hit the nail on the head with a white Christmas this year! The house is such a perfect fit for our family including adult children and two granddaughters. The only "possible problem" would be the fact that the snow was so deep it covered the garbage cans and they were frozen shut outside. ;-) Having the option to have a Christmas tree in the unit when we arrived was such a helpful one and we all had a nice time decorating it. We will be returning to Augusta 4 for another Christmas in the future!

Great family gathering spot.

Great family gathering place close to Sunriver Village, great separation of space, relaxing view, well stocked kitchen and table large enough for everyone to gather around. We loved our stay so much we extended another night. We are all leaving ok’ing forward to returning next year!

Nice house

Our guys were there working, just needed beds and Washer and dryer for laundry and house was great for their needs. We did not use anything else... oh they said Coffee pot worked great that is the only kitchen appliance they used.

Summer arrives in Sunriver

Home had everything you could want for a week in Sunriver. Location is excellent, bikes make it easy to get over to the Village for shopping, dinning or extra groceries. Enjoyed the deck overlooking the golf course too.

As usual we had a great time with family at your home. We had difficulty regulating the heat. So hot upstairs and cold downstairs. A ceiling fan would help and time to replace the windows from the 70’s. Do love the location!
