Thank you for taking the time to write a review. Again I apologize for the delay in returning your deposit. Our property manager forgot to notify me to process the return. As soon as you informed me that your deposit had not been returned, I immediately issued the refund (on 1/27). On 2/1 I was notified that your bank had initiated a charge back for the deposit. I contacted VRBO to verify that the deposit had in deed been returned. VRBO verified that the deposit was returned on 1/27. They said they would contact your bank to resolve the issue. Again, I apologize for the initial delay, as that was our fault. I also apologize that there was no wood. The property manager is supposed to be sure there is enough wood (for the first fire) for each guest. That gives the guest enough time to purchase their own wood for additional days. I will be sure to check on the fireplace seal, as I was not aware smoke was leaking. Smoke will escape when the door is open to put in wood, but there should be no smoke escaping while the door is closed. Thank you again for making us aware of these issues.

This was certainly an unfortunate situation - and our first unhappy guest! Also, this was the very first time that we have had to withhold money from a guest's deposit. The guest failed to properly describe the damage that was done to the screen door. The hinge did not come lose as was described (with the screw hole gradually becoming larger over time, and the hinge coming loose from the wooden door frame - this would have been understandable). In actuality, three large metal screws were completely ripped out of the metal door frame! Then the door frame was allowed to hang from only the bottom hinge - twisting and damaging the bottom hinge. This type of damage did not occur gradually and over time - it was the result of a one-time event. Someone had to exert excessive force on the door, forcefully pulling the screen door down and away from the door frame. Metal screws were actually ripped out of the metal - making the frame impossible to repair. The damage was extensive enough that repairing the door would have cost much more than the $150 to replace it. The guest was offered the option to repair or replace the door, if he thought he could do it more cheaply - an option he declined. Interestingly enough, this guest had no complaints whatsoever regarding the condition of the property - until AFTER he was requested to be responsible for the damage he had done.
