Peaceful Farmstead: Stunning Mountain Views,Hot Tub, Zen Garden, near Biltmore
Historic Farmstead Retreat w/ Hot Tub, Fire Pit & Mountain Views Welcome to a peaceful farmhouse retreat set on a piece of Asheville’s living history. Surrounded by open meadows and rolling pasture, this relaxing escape offers the perfect balance of country tranquility and city convenience, just minutes from downtown Asheville.
Once an active produce farm in the 1970s, this land provided fresh fruits and vegetables to the local community for over 30 years. In the early 2000s, it took on a new purpose—growing potatoes for families in need and continuing its tradition of giving back.
Today the land still honors its self-sustaining roots. The surrounding fields are used to grow hay for local farmers, creating wide open views, fresh mountain air, and a peaceful setting that invites you to slow down and unwind.
Relax in the fenced Zen garden with bubbling fountain, soak in the private hot tub, or gather around the fire pit under the stars. Step beyond the fence to explore open fields, swing beneath the sky, and take in beautiful Blue Ridge Mountain views.

A perfect little house for a few days in the Ashville area. Our dog was always safe in the enclosed back yard. The driveway was very easy to miss so go slow and look for hidden driveway.
We had a great two-night stay here. The mountain views are beautiful, and there’s plenty of space for kids to run and play. It felt very private and peaceful—the perfect spot to unwind. Would definitely come back.
We really enjoyed our stay at Michael’s property! The yard was perfect for our dogs kids, and the house itself was clean and well-stocked. We would definitely stay here again! Michael is a great host.
Liked: Cleanliness, amenities, property conditions & facilities, communication
Overall, nice property! Loved the outside conditions that came along with the rental (hot tub, swing, firepit, fountain, bluetooth speaker). Indoors was clean and comfortable.

Great Place to Stay
Michael's place is awesome. The zen garden and hot tub were amazing, there is plenty of space and the location relative to downtown yet still get the mountain feeling couldn't have been better for our group. Would definitely recommend.
This property had plenty of room for the 4 of us and the beds were super comfy. Loved the gated privacy of the place! We enjoyed the hot tub one night and the fire pit the next! Will def be back!
The home and location were great. Unfortunately, there was a massive water outage while we were there that took away from our stay but had that not happened the trip would have been perfect!
Great quiet place, many photo opportunities, beautiful mountains in the distance, clean, and just cute!
We had a sister/mom weekend and enjoyed our stay, especially the private backyard and hot tub after hiking!
Thank you for a great place to lay our heads.
My friends and I absolutely loved our stay here. The views were magnificent, we were not too far from downtown, and the hot tub and fire pit made for fun nights staying in at the house. Everything was as listed, was clean, and the host was very communicative. I would highly recommend staying here & I would come back myself!
Our group of 7 friends met up for an annual long weekend together and had a wonderful stay. House was exactly as advertised, process was easy and smooth, and we made the most of our time together enjoying all that Asheville has to offer from live music, to hiking, to restaurants/ bars and the River arts district. The hot tub was a wonderful bonus at the end of each night for us all!
The house was clean. Location good to Asheville. Outside pictures need updated.
House was clean, hot tub was clean. As listed although needs updated outside photos. Location was good for our interests. Kitchen was remodeled but needs attention to utensils and dishes. The swing over looking the field and mountains was nice.
We enjoyed our stay. We had a 21 month old, so we loved having a fenced yard. The "newly" painted walls that were advertised are showing some wear and tear. A new breakfast set and some more hooks to hang towels in the bathrooms would go a long way, imo. There were lots of towels and bedding, and everything was well stocked. We enjoyed our stay. I would give it 4.5 stars if I could, especially since the host was so responsive.

Disliked: Location, listing accuracy
The hot tub didn't work
I rent this place because i saw the good reviews but when i arrived I though is going to be a private house but you can see the others houses and people, and the hot tub was cold water I texted the owner and he just told me when you arrived was hot i can't do nothing about that, I was very disappointed because he didn't help.
We enjoyed our activities in the Asheville area and this property allowed us to spend less time traveling and more time exploring.
We were disappointed that the pictures did not meet up with reality. Pictures are several years old. On the outside (first impression) the trees and shrubs were overgrown and the address was difficult to see. The yard and deck had not been tended to welcome guests. Rotting boards on the deck, no firewood provided for the fire ring, chairs were dirty.
Inside, though surfaces were clean, the floor had dust and cobwebs in every corner. The shower curtains had not been cleaned (I cleaned the mildew off before using). Simple things like hooks, hangars, and shelves for our belonging were sparse which means most things were on the floor or stayed in our suitcases.
The kitchen is spacious but not well supplied or organized.
We did enjoy some time in the hot tub and on the back swing. We were disappointed that the numerous 5-star reviews did not match up with our experience.
The house was clean, quaint with a beautiful view of the Pisagh Mtn. It was wonderful being able a take a few minutes to enjoy the view while sipping my coffee in the mornings.
We enjoyed the fire pit, made s’mores with the kids and chatted for hours. My husband and I were able to enjoy the hot tub as well.
We definitely would like to come back again. The host Michael was accommodating and checked in on us the day we arrived, the house had everything we needed.
My only feedback, would be regarding the tree in the backyard it no long fits the description, however, still enjoyed everything !
The house was clean and as described. The hot tub was lovely and clean. The landscaping had a lot of huge weeds in it, overgrown bushes, and a dead tree. For such a cute place , a landscaping clean up day would put the exterior of the house back to what the pictures show. Overall, it was a good experience and we would go back.
Great location for the family to base our three days in the Asheville area. The house was clean and comfortable. The view of the mountains was lovely as we enjoyed an evening glass of wine. Our 2 1/2 year old loved all the outdoor space to run around. Would definitely recommend to other families who want a quiet retreat for the night.
WE had a wonderful time staying in the house. The property was amazing and very quiet. Getting to see the hot air balloons every morning was an added bonus. fly overs and even paragliders.
-the beds are very comfy
-anything you need is in the house and if not just ask Michael and he will make sure you have what you need
-the hot tub was an excellent choice for us after the long hours of walking Biltmore village.
-Biltmore house is very close and convenient to get to
-tons of things to do in the surrounding area
- check out the farmers market and dinner at Apollo Fire restaurant. the bigger location was best in our option (there is 2 in the area)
over all a very good week for our family
We appreciated the privacy that the cottage provided, while still being very close to Asheville shopping and attractions. The property was lovely and clean. This would be a great place for a family with kids or teenagers. Plenty of room for yard games, a fire pit and hot tub. Additionally there is a studding view of the NC mountains. I would definitely stay here again.
Good experience. I think one of the bedrooms and bathroom needs work to bring it up to the other bedrooms and bathroom.

About the host
Hosted by Michael Patton
Penley Produce is currently owned by Tony & Kathy Brown who is the grandson of Mr. Lloyd Adam Penley. However, the original farm was purchased at the turn of the century by the Penley's and divided amongst the family members. Lloyd & Laura Penley built the farm house in 1923. Over the years, Tony & Kathy have reassembled the almost 15 acres of original land and 8+ homes. Ultimately, the property will be turned to conservation land and be available for large weddings/events for over 250 guests.
Tony Brown, who was lived in the farm house for his first 3 years, is author of two little known books 'A Happy Guide to a Short Life' which is a response to Ms. Anna Quindlen's mulit-million selling 'A Short Guide to a Happy Life.' (2007) Mr. Brown also wrote a children's book entitled, 'Farmer Lloyd & Grannie's Big Farm in the Mountains' (1998).
Micheal Patton, Tony's Brother, is the Property Manager/Primary Contact for Penley Produce Spa Retreat & Gallery. He also grew up on the Penley Farm picking cukes, corn, beans, peppers, and squash. He is the Owner/President of Mountaineer Construction and is available to address any repairs or issues that might arise during your stay.
Phyllis Patton, Tony and Mike's Mom and the daughter of Lloyd & Laura Penley, is a professional real estate agent with Beverly Hanks & Associates. As a child, she grew up on the farm and was catch milking a cow by her future husband (Bud Patton) who had come calling. The rest is history ... as they say.
Why they chose this property
Penley Produce was an active farm from the early 1900's until 2010 when Mr. Lloyd Penley died at 102 years of age. Mr. Penley and his brother ER raised chickens, fruits, and vegetables through the Great Depression and retiring from the Enka Plant in 1973. During the 1960s-70s, the Penley Clan grew to over 50 family members who all lived within FIVE (5) miles of the family farm. The entire family attended Francis Asbury United Methodist Church and attended school in Buncombe County. More recently in 2000s, through the leadership of the Community Foundation of Western North Carolina, Fields of Hope at Penley Produce grew and distributed several tons of potato to Mana Food Bank.
Over the years, family and friends have celebrated weddings, holidays, and birthdays at 'GranLloyd & Grannie Laura's'. Most notably, Grannie Laura's 90th birthday was an all day gala with hot air ballons, blue grass band, carnival tent, BBQ, horse rides, square dancing/clogging, bike/motorcycle riding, volleyball games, frisbee toss, 90 red roses and wonderfully decorated picnic tables, and local fruits/vegetables. It is from this context of family, history, and community service that Penley Produce Spa Retreat & Gallery was born.
What makes this property unique
Penley Produce is the perfect for visitors looking for open space, au natural privacy, yet still within 15 minutes of Downtown Asheville. Whether you are a mountain biker wanting immediate access to WNC's finest trails, or a craft beer enthusiast who might enjoy BOTH a frosty mug at a farm-setting sunset and another round at one of Asheville's many micro-breweries/bars/resturants. Some folks will come on the Penley farm and never leave while others will use it as a point of departure for a full weekend of outdoor activities ... which might just include shopping!
