Villa Noa is perfectly located just 4 km from the center of Zadar, offering a unique blend of tranquility and proximity to the vibrant summer life of the city. The villa feels like a secluded countryside retreat, surrounded by nature with no traffic or neighbors for a full kilometer, yet just a short walk brings you to the heart of Zadar’s summer events, parties, and activities.



The interior of Villa Noa is decorated in a charming rustic style, combining comfort with traditional Dalmatian character. On the ground floor, you will find a spacious living room, fully equipped kitchen, and a bathroom. The first floor houses three air-conditioned bedrooms with TVs and a shared bathroom. The master bedroom offers a breathtaking view of the Zadar archipelago, islands, and the sea, providing the perfect vantage point to enjoy Zadar’s world-famous sunsets.



The villa is set on a large fenced property of 5,000 m², surrounded by vineyards and olive trees. Outside, guests can relax by the 10×5 m swimming pool or enjoy the dedicated chill-out areas during the warm Croatian summer. Sports enthusiasts can make use of the private tennis court, while children have their own playground for endless fun. A spacious barbecue area is also available for preparing traditional Dalmatian specialties with friends and family.

Fantastic Stay!

We have just returned from a week at Villa Noa and all we can say is wow! The villa is amazing and has all that you need for a great stay. Tomislav was fantastic and was so helpful providing recommendations for places to visit and meeting us at check in. The location is perfect for access to Zadar and the surrounding areas. Not one bad word to say. We will definitely be back!

Fantastic break away from it all

We had a fantastic stay at this beautiful villa. It was immaculately clean and the pool was stunning and the cleanest we've ever seen. Tomislav was a fantastic host, he left us welcome drinks and a few essentials when we got there which was a lovely touch. The views are incredible, it's secluded and private so you feel like you are away from everything but you are actually very close to Zadar. The perfect place to get away from it all and relax. We could have spent the whole time at the villa it was so nice but there is so much to see and do and Tomislav helped us with recommendations for places to see and eat and his communication was excellent. Would absolutely recommend visiting the national parks and Dugi Otok island for Saharun beach it was beautiful. Incredible holiday, we were so sad to leave and will definitely be back!! Thank you for making our holiday so special :)

Es war traumhaft

Wir waren 2 Wochen im diesem wunderschönen Haus und hatten einen tollen Urlaub. Es war sehr sauber und super eingerichtet. Tomislav hat bei Fragen immer sofort geantwortet und war ein perfekter Gastgeber. Wir möchten uns hier auch noch einmal für seine Gastfreundschaft bedanken. Uns hat es an nichts gefehlt, wir kommen gerne wieder.

Alles genau wie beschrieben,mit viel Liebe alles gestaltet

Wir durften 2 wundervolle Wochen in diesem schönen geschichtsträchtigen Haus verbringen. Man merkt das es mit viel Liebe eingerichtet wurde in viele großen und kleinen Details. Der Kontakt vor Anreise war sehr angenehm, und bei der Ankunft (trotz Verspätung unsererseits wegen Stau) wurden wir herzlich Empfangen. Sehr positiv überrascht waren wir über die bereitgestellten Aufmerksamkeiten wie frische Blumen, Getränke, landestypische Kleinigkeiten, und frisches Obst zum Verzehr standen bereit. Das untere Bad wurde frisch renoviert. Tomislav war jeder Zeit zu erreichen, sehr zuvorkommend, hatte immer ein offenes Ohr ob es Tipps für Restaurants, Strände usw war. Er kam immer nach Rücksprache zur Poolreinigung. Der Pool wurde mit Wärmepumpe erwärmt. Der komplette Aussenbereich für Kinder liebevoll eingerichtet (von Schaukel, Sandkasten, Fahrzeuge usw alles was das Kinderherz begehrt war vorhanden). Die Sitzecke/Gartenlounge ist so bequem das wir versuchen so eine für uns zu kaufen :-) Wir danke dir Tomislav und deiner Familie für die schöne Zeit und kommen defintiv wieder.

Zwei wunderschöne Wochen in Zadar

Wir haben 2 wunderschöne Wochen in der Villa NOA verbracht. Das Haus und der Pool sind wunderschön. Der Besitzer hat sich perfekt um uns gekümmert und die zahlreichen Tips waren auch super. Die Kinder wollten garnicht mehr nach Hause fahren. Danke nochmal für alles…

Top Villa zur Erholung

Das Haus ist in einer idealen Lage um Ruhe zu haben, aber man ist auch schnell in Zadar (mit dem Auto 10 Minuten). Das Haus entspricht den Bildern und Tomislav ist sehr nett und hilfsbereit. Sollten wir wieder in Zadar Urlaub machen, immer wieder in diesem schönen Haus.

Einfach herrlich!

Das wunderschöne Haus liegt in unvergleichlicher Lage, ist perfekt ausgestattet und ist ein ruhiges Refugium nahe dem quirligen und wundervollem Zadar. Tomislav war sehr freundlich, zugewandt, unkompliziert und mit Tipps sehr hilfreich. Außerdem schmeckt sein Wein wirklich gut 😁. Alles in allem ein tolles Haus, das wir ohne Abzüge weiterempfehlen, auch für Kinder sind viele Spielgeräte vorhanden. Danke noch einmal, lieber Tomislav, dass wir zwei Wochen in Deinem Haus verbringen durften.

Erholsame Tage in einer traumhaften Umgebung und Villa

Die Villa ist wie auf den Bildern. Es ist alles sehr sauber und das Inventar der Küche beinhaltet alles, was man für einen unvergesslichen Urlaub benötigt. Der Pool ist wunderschön und richtig groß, so dass man ausgiebig schwimmen kann. Der Vermieter kommt regelmäßig (nach Absprache) vorbei und reinigt den Pool. Tomislav ist immer erreichbar und steht einem bei allen Fragen zur Verfügung. Unser Hund hat den Garten geliebt. Er ist groß und umzäunt. Die Villa können wir zu 100 % empfehlen. Wir würden auf alle Fälle wieder dort unseren Urlaub verbringen.

Great Quite Space

We had a pleasure to stay at this Home. Timoslav is a great host. He told us the good Restaurants of the City and was always available for us. We didnt contact him a lot, because the place was great and everything went fine.

Phantastisch

Bereits die Kommunikation im Vorfeld verlief leicht & sehr freundlich. Das Haus hat einen gehobenen Standard, ist fast vollständig (außer WCs & Küchen) klimatisiert & Tomislav, der Eigentümer, immer zur Stelle bzw. mit wertvollen Tipps für Insider Lokale perfekt. Wer es mag, abseits des Trubels, (der aber nur 4 km entfernt ist), einen wirklich erholsamen Urlaub, mit sauberem & großem Pool, in einem geschichtsträchtigem & liebevoll eingerichteten Haus zu machen, ist hier genau richtig. Ob als Paar, in Familie oder gemeinsam mit Freunden. Einfach "nur" perfekt!

Eine super Villa!

An dem Haus ist alle perfekt. Besonders hervorzuheben ist die Alleinlage und die damit verbunden Vorzüge. Zu den Einkaufmöglichkeiten (Bäcker und Fleischer) sind es 2,5 km und somit perfekt zu Fuss oder mit dem Fahrrad zu erreichen. Die Komunikation mit dem Vermieter Tomislav ist ausgezeichnet und seine Tipps sehr gut. Alles in allem hatten wir einen super Urlaub. Danke Tomislav

Brilliant

Wir fanden ein traumhaft schön gelegenes und sehr gut ausgestattes Haus vor. Der Empfang und die Betreuung während unseres Aufenthaltes war perfekt. Wir genossen die Ruhe ohne Nachbarn, aber auch die Nähe zu der tollen Stadt Zadar. Dank des Pools und der Klimaanlage konnten wir selbst die heiße Jahreszeit genießen. Dieses Haus und die Betreuung verdienen 6 von 5 Sternen :) Wir kommen wieder! ---------------- We found a fantastically beautifully located and very well equipped house. The welcome and support during our stay was perfect. We enjoyed the peace and quiet without neighbors, but also the proximity to the great city of Zadar. Thanks to the pool and the air conditioning, we could even enjoy the hot season. This house and the care deserve 6 out of 5 stars :) We will be back!

A fine stay

The property itself is nice. Conveniently located and well-maintained. However, it is next to a dog breeder. You will hear dogs barking all night. The pool is lovely but we were told that we could not wear sunscreen in it which is impossible as it is unshaded and we were there in the height of summer. To make matters worse the owner came to clean the pool which would be fine except that he complained to us that we had worn sunblock so it felt like a spy/invasion of privacy. I personally prefer to not interact with the owners of rental properties as it feels like having a landlord check in on me and would encourage the owner to distance themselves from their guests.

Fijn verblijf

Tomislav was een bijzonder vriendelijk en gastvrij. Als wij iets aangaven bij Tomislav ondernam hij direct actie. Zelfgemaakte wijn en olijfolie gekregen! Het is een heerlijk huis dat rustig gelegen is op 5 min afstand van Zadar met de auto. Wel wespen rond het zwembad. Achter het huis staan vijgenbomen waar we elke dag heerlijke verse vijgen van hebben geplukt voor ontbijt en lunch. Zelfs vijgen jam gemaakt. Prima uitgeruste keuken.

Alles bestens

Sehr abgeschieden, daher aber auch sehr ruhige Lage. Sehr schöner Pool und Außenbereich im Allgemeinen. Schöne Innenräume mit allem, was man braucht. Kommunikation lief ebenfalls reibungslos.

Wonderful pool, great location, and a lovely villa.

We stayed for two weeks at the beginning of June with our 3 yr old son. We had a great time. The pool is the best we've had in the past 4 years of Villa holidays. So clean and whilst not heated it was the perfect temperature for splashing about in and cooling off. We all loved it. And, unlike most villas in Croatia, the pool is gated, so very safe for young children. A massive bonus for us. Tomislav is a fantastic host - very warm, friendly and accommodating. He stocked the fridge with Croatian cheese, ham, fruit, milk and bread for our arrival which was so nice, and great timing as we arrived at lunchtime and our son was hungry! The views from the balcony are wonderful. You feel secluded yet 10 mins to the old town. Nin beach nearby was lovely and sandy, and so many trips available in the area. We did trips around the Islands, the Krka national park and a walk around Sibenik. I can't fault the Villa, the host or the location. In short, I want to come back! Visit Zadar, stay here, you won't regret it!

Fantastic holiday in a beautiful villa

We stayed for 10 fantastic days in this comfortable and beautiful villa. Quiet location within a 10 minute drive of the town of Zadar which was a lovely mix of culture, history and modern vibes. We arrived late at night at the villa and Tomislav was there to welcome us. He was helpful and easy to contact for our various needs (car hire etc). He checked the pool regularly and made sure that all ran smoothly for us. The villa was very clean and supplied with everything needed for a comfortable stay; excellent wifi, large barbecue and lovely outside eating area beside the pool. We hired a car for the whole time and visited sites including Plitvice Lakes, Pag, Sibenik and Nin. We would definitely go back to this area, stay in this villa and recommend it to our friends.

Clean, very well sited property in olive groves just outside the city. Friendly, helpful owner.

Ideal spot for discovering Zadar, and great launch point for trips in our hire car, with the peace of the countryside right on the edge of the town. Good runs/walks in the woods behind, and great swimming pool in private, secluded garden. 10 minutes drive to the old town for relaxed eating, painting and enjoying the historic buildings. I would strongly recommend it.
