Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.
Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.
Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/manager’s discretion.
Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

We will definitely be staying here again. The location is breathtakingly perfect and relaxing. The property has absolutely everything you could think off, is spotlessly clean and well maintained. All the furniture inside and outside was very comfortable. The only thing which would make the property an 11/10 would be a little plunge pool to cool off in otherwise we could not fault anything about the property. Loved it so much and we will definitely be booking it every year.

Arriving at the house and seeing the views was just breathtaking. The house itself is beautiful, spacious and was more then we could imagine.

Clean. Great views of sea. Upstairs well appointed. Lower 2 rooms are small for doubles with no hanging space. The cleaners missed the leftover party pies in the oven. Loved being able to bring dogs!

Advertised as 4 x Queen beds which as not the case, 1 bed was a double.
Backing plate for front door lock extremely loose making it easier for someone to gain access illegally. Cleaning staff should have reported this to management.
Some other smaller issues also.
Safety issues:
Evacuation diagrams mounted behind bedroom doors.
Spa CPR chart lying on ground behind spa.
Carpet in upstairs hallway loose creating a trip hazard.
Wooden steps to outdoor entertaining area loose/rotten,screws/nails sticking up.
Pavers for outdoor entertaining area broken or sunken creating trip hazard.
Needs a handrail for steps between lower floor lounge and kitchen areas.
We stayed over the weekend , 2 nights we paid almost 2500 to get bombarded with messages on a Saturday because some body complained about our car being on the foot path and I only registered 3 adults and not the toddlers. Got a message from the agent on a Saturday at 9am to another follow up message an hour and half later asking about the first message. We rent holiday houses all the time but these guys were so strict, no privacy. We didn't register the toddlers the agent mentioned why we didn't register the toddlers so either somebody told the property manager or they were monitoring the cameras at the front of the house. Some random guy walked through the backyard carrying garden chemicals while we were staying there. Beautiful house and beautiful views but if you want privacy and to relax for a weekend wouldn't recommend this house or if you want to book it make sure you complete the registration form to exact otherwise you will get bombarded with messages on a Saturday from the property manager.

Great property for a family gathering, all together but enough space for some apart time. Outlook spectacular,
close to beach, shop, club. Close drive to many things to do & experiences to have. Well stocked kitchen & bathrooms & we loved the spa. We were treated with some dolphins visiting for a while this morning. We will go again.

Absolutely terrific view, and a wonderful house well located, and very easy to check in to. Great on a pet friendly property as well. A really excellent stay.
The place is perfect if you are looking to relax with friends and spend time at the property. The view is the main draw card, it is spectacular. Our plan was to all cook for each other and just hang out as it was my bday on the Saturday. The kitchen is huge and so was great for that and you can all sit in or out if weather permits. Loved the hot tub too.
The accommodation is excellent, amazing view. We have stayed at Aqua a few times and will be back again.

We have lived and stayed in Kiama for over 20 years. This is the most beautiful location and best kept property we have ever stayed in. Easily accommodated 6 adults. Have already booked again! Did I mention the view!

Very easy experience of booking and checking in to this property. Everything was perfect but could do with a fan in the lounge room and back awning to provide shade. Loved the location.

Many things were damaged, broken or not working. Very hot house both inside and out. No shade on both decks. Outside table does not even have a hole to insert an umbrella. Dangerous house with lots of stairs with no had rails. Would not be good for small children or animals not back fence with a drop off. Very tired looking house.

Hi Robyn, thanks for taking the time to leave a review. It clearly shows in the photos that there is no shade outside over the table. The stairs going upstairs has a handrail. It is advertised that there is direct access to the water so it is at the guess discretion if they choose to bring a pet.

We choose this property because of the SPA and they have confirmed that it is working and warm. But when we reached there we found that it is not working. No co operation from the manager either. They day they cant do anything about it. It was our bad luck. All in all first day was total waste. You can find very good properties with this price nearby.

Upon your arrival on the afternoon, the spa was cold for the first few hours due to the spa having to be completely drained and refilled after the last guest left the spa in a unhygienic state and this was not up to our cleaning standards. We are sorry that this was not usable for the first few hours until the spa could be heated properly. As we had a back to back booking on your arrival, unfortunately we weren't given enough time to inform you before you arrived. We apologise for the inconvenience this caused and hope you were able to enjoy the rest of your stay.

Great stay for a winter school holiday getaway. Easy drive from Sydney and great beach house!
Check-in was delayed and there was no hot water on our first day due to off-peak heating being used by previous tenants, but otherwise we’d highly recommend the property.
