Parties & Events – Read Before You Book
Eastview Manor is located in a quiet, residential neighborhood. We value our peaceful community and ask guests to do the same.
* No loud outdoor music or amplified sound after 10 PM
* No outside vendors or unregistered guests allowed
* No large events, weddings, or ragers — this is not a party house
* No re-renting or “Ghost Hosting” is permitted; immediate eviction results
By booking, you agree that if the police are called due to excessive noise, disturbances, or unlawful behavior, a $500 fine will be charged and the remainder of your reservation will be canceled without refund. You will be told to vacate the property immediately.

Lake Osborne
Guests can use kayak, paddle boards, canoe, and paddle boat from Eastview Manor’s lakefront into Lake Osborne.
* Personal flotation devices are available
* Unsupervised children are not allowed on watercraft
* Use of watercraft is at your own risk, and Eastview Manor is not responsible for accidents or injuries.
* Watch for animals and boaters
* Return watercraft and paddles to the deck rack
* Swimming is not recommended; use a boat for lake enjoyment

OTHER DETAILS TO NOTE
Bugs and Critters
Florida’s sub-tropical climate attracts insects, birds, geckos, iguanas, and frogs to Eastview Manor. Occasionally, you may spot them near the residence. Remove insects, as frogs and geckos will leave on their own. Take a selfie with the critter!

Indoor Temperatures
When hot and humid outside, the interior temperature may not reach your desired setting.
* The first thermostat is in the Living Room, and the second is in the hallway near the Master Bedroom. Both are set to a comfortable 75 degrees.
* Close the exterior doors to make the interior more cool.

Pool Temperature & Rules
* The pool heater is set to 85 degrees from December to March. It’s off in other months. There’s a $50 daily fee to raise the temperature to 95 degrees or $75 to reach 105 degrees. Cold weather prevents achieving these temperatures.
* The pool thermostat is set to 85 degrees or higher, but weather conditions affect the water temperature. Higher temperatures won’t be reached in cold weather. Once the weather warms up, the pool water temperature will rise too
* Glass is not allowed in or near the pool. Please follow the posted Pool Rules.
* No diving please. Eastview Manor, its owners, and agents are not liable for accidents, pool-related or dock accidents, drowning, or personal injuries
* Guests must sign and return the Pool & Rental Liability Waiver before check-in

Weekly Maintenance Schedule
To keep everything sparkling:
* Pool Service: Every Monday & Thursday, 8 AM – 9 AM
* Lawn Crew: Every Tuesday & Friday, 8 AM – 10 AM
If you prefer to skip service, notify Kyle in advance (not recommended).

Cleanliness + Health & House Safety
* Professionally cleaned between every stay
* Fresh linens, towels, and kitchen essentials stocked prior to your arrival
* Keyless entry for peace of mind
* When there are consecutive reservations by the same guest totaling more than 14 days of occupancy, there is a mandatory professional cleaning, safety check, and systems inspection to ensure Guest and property safety.

Maximum Stay & Continuous Occupancy Policy
* To comply with Florida short-term rental laws and protect both host and guest, all reservations are limited to a maximum of 27 nights per continuous stay.
* Guests may not extend or create back-to-back reservations that result in more than 27 consecutive nights in the property. A break of at least 72 hours (3 nights) off-property is required before starting a new stay.
* Reservations that would exceed the maximum stay policy will be declined or modified to remain compliant.
* This type of Guest reservation activity may be reported to the booking platform.

Pets, Smoking, Safety & Noise
* Pets may be allowed with prior approval (fees may apply)
* Smoking/vaping not allowed indoors — $400 fee if detected
* Outdoor smoking OK in designated areas with ash trays
* Ring cameras installed at front entry for guest safety
* Exterior facing cameras will be active for safety and security
* Fireworks at strictly prohibited
* No illegal drugs are permitted to be stored or used at any time at Eastview Manor
* Keep outdoor noise and music volume low after 10 PM
