To ensure your stay is as enjoyable and safe as possible, here is some friendly but important professional guidance regarding our beautiful winter conditions:
❄️ General Winter Travel & Conditions
Winter in Crested Butte requires flexibility and preparedness. Heavy snow can impact travel timelines significantly. Please keep the following in mind:
• Road Conditions: Roads and driveways will become icy. Mountain passes (like Monarch Pass) may close temporarily during severe weather.
• Air Travel: Flights into and out of nearby airports can be delayed or canceled. We strongly recommend guests remain flexible with their travel plans and be prepared for potential changes.
🏠 The Overlook: Property Specific Winter Notes
The deep mountain snow creates unique conditions specific to our property that we ask you to be aware of:
• Snow Plowing & Driveway Access: We contract with a reliable, high-volume plowing company. However, during heavy storms, their schedule is subject to major delays.
• The plow may arrive early (e.g., 5 AM) or be delayed for a couple of days after a large accumulation.
• The driveway can accumulate deep snow and may be icy, especially where it meets the road.
• The plow will create snow berms at the end of the driveway, and you may need to shovel around your vehicle to clear a path.
• Crucially: Please be careful not to block the plow and be prepared to temporarily shuffle vehicles while the crew is working.
• Property Hazards:
• Deck Access: The deck can be covered in snow for days or even weeks until crews can safely clear it.
• Roof Snow & Ice: The roof will naturally shed snow and ice. Please be aware of falling snow/ice when walking near the house, even on sunny days.
• Fencing: Snow accumulation can be very high, potentially allowing pets to walk right over the fence. Please monitor your pets closely.
• Steep Embankment: DO NOT attempt to walk or ski down the steep embankment to the fields below. This area is prone to avalanches and is extremely dangerous for both people and pets.

• Slippery Surfaces: Walking on paths and in town can be very slippery. Always watch your step.

This spacious 2-bedroom, 2-bath home is part of a peaceful duplex—completely private with no shared spaces, including your own entrance, indoor areas, and a massive 800 sq ft deck with jaw-dropping, unobstructed views of Mt. Crested Butte, Gothic, Slate River Valley, Paradise Divide, and more. Locals agree—these are some of the best views in the valley.
Relax on the large deck with a BBQ grill, 13-piece dining set, bistro table, and comfortable lounge furniture—all framed by cedar and finished with durable composite decking. Enjoy evenings by the fire pit under the stars, with firewood and outdoor lighting provided.
Inside, you’ll find comfort and style with a fully stocked kitchen, new stainless appliances, Italian leather furniture, and a cozy wood stove. The upstairs bedroom features a plush King bed, while the downstairs room has a comfortable Queen. Large windows flood the home with light and let you take in the 360° views all day long.
Pet Friendly + Fenced Yard
We welcome well-behaved dogs! The yard is fenced and accessible via an XL dog door. Please note that in winter, snow can build up enough for dogs to walk over the fence—so leash walks may be needed. Renters must pick up after pets. If you’re sensitive to pet allergens, this may not be the best fit, as the home does host dogs between deep cleanings. Small dogs can fit between the 4” gaps for snow removal on edges of deck, so watch your small dog who may be able to escape.
There is a limit of two dogs in this unit unless special accommodations with additional fees will also apply.
