About this property

Western exposure Rattlesnake Island Home With Breathtaking Views - Boat Required

This amazing home is located on the Western tip of Rattlesnake Island giving you the most amazing views, spectacular sunsets, all day sun and ultimate privacy as you look over the largest section of the lake (The Broad's) or overlooking the multiple mountain ranges with 5 sliding glass doors to take in the view.

From the breakwater you have 180 degree views looking to the North, West or South. Swim, snorkle or fish right off the breakwater.

Don't underestimate the impact of having sun right up until sunset, this can be several hours after other homes are in the shade.

The home features a custom kitchen with black honed granite and butcher block counters, stainless steel appliances including, GE Ovens, Wolf Gas Cooktop and beautiful Maple Inset custom kitchen cabinets.

The Living room is huge with three sliding glass doors looking out over the lake and front lawn! Equipped with a 55" TV for family movie night, or a rainy day.

The home features all bedrooms located on the second floor, with the master bedroom being a loft looking over the living room below with a privacy curtain. A second bedroom features a Queen size bed. The 3rd bedroom has two double beds (no closet). Finally, the fourth bedroom is perfect for the kids with bunk beds. (Note you have to walk through the bunk bed room to get to the other two bedrooms and there is no door on this room.

Right out the back door is access to the island's interior hiking trails where you can hike up to the top of the island for the most spectacular views of the lake.

Privacy abounds at this island location, as the neighboring lot to the right and left are currently undeveloped giving your family plenty of privacy.

Water is from the lake as are most island properties so you should bring bottled water for drinking.

This home is located on a non-bridged island and a boat is necessary. Linens and trash service are NOT provided.

This location is exposed to the "Broads of Winnipesaukee," so you should be an experienced boater and watch the winds!

We have been Traveling to Lake Winnipesaukee for over 30 years and fell in love with Lake Winnipesaukee.

Why they chose this property

After spending over 30 years on Lake Winnipesaukee no area compared to properties located directly on "The Broads" of Winnipesaukee. Not just the vast expanse of water but in particular the huge mountain ranges in the background, and of course being able to watch the sunset from your front deck creates the environment for creating memories.

What makes this property unique

The views are unsurpassed looking west at the sunset from the breakwater, deck or inside the home. You have sun at the breakwater almost all day, (maximizing your evenings compared to other properties without western exposure) and can pick up some additional rays early on in the day in the back. You have access to the amazing hiking trails of Rattlesnake Island that gives you some of the most amazing views of the lake. When the day comes to and end cook a fantastic dinner on the Wolf stove, or enjoy a glass of wine as the sun sets behind the mountains in the distance.
