While this rear residence does not command a view of the bay, guests only need to use the property's side walkway along to encounter the beautiful bay beach: a family favorite for swimming, kayaking, stand-up paddleboarding, and relaxing away from the beach crowds! Great views of graceful sailboats, local paddlers, luxury yachts, and the mountains in the distance are absolutely captivating! Take your morning coffee, afternoon picnic, or sunset appetizers a few steps across Bay Ave. to enjoy one of the best-kept secrets in Newport Beach!

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, two twin trifold floor mats (best suited for children), along with extra linens/pillows, are provided. Twin rollaway beds can be rented instead of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
PARKING:
There is no designated parking for this unit, but available general neighborhood street parking can be utilized (metered and unmetered).
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
LAUNDRY:
Shared laundry facilities are located in the garage utility room. Guests must provide their own supplies.

Newport Beach is the premier vacation destination in Southern California, boasting one of the best recreational harbors and beaches the world has to offer. With easy access to the famous oceanfront boardwalk and nestled exactly one mile between the Newport and Balboa Pier areas, this location is ideal for walking and biking to all your desired destinations without ever having to get in your car! Multiple eateries, shopping, groceries, and many other conveniences, including the brand new Marina Park 7 blocks away, are delightful additions to the long list of things to do and places to see.

NOTE:
The street-view photos of this rear upstairs residence show the front main house, which is not included in this offering; the photo is intended to provide the context of its location and for property identification purposes for arriving guests. It is also the location for the sidewalk used to access the rear residence's entry stairs and door. There is no bay view from the rear residence. Guests must use the sidewalkway to the front of the property to view or access the bay and bay beach.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, etc. Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
