Our upper rear residence offers a refined coastal retreat for a single guest, couple, or small family, with year-round availability in Newport Beach. This spacious 1BR/1BA features an open-concept living area filled with natural light, complemented by granite countertops, wood-plank flooring, and comfortable furnishings. Just 100 feet away, 9th Street Bay Beach invites effortless days by the water, from swimming to paddleboarding. While the home itself is tucked away without direct views, a short stroll reveals serene bay scenery with sailboats, yachts, and distant mountain backdrops.
LIVING & DINING AREAS: Open-concept living, kitchen, and dining area featuring a leather sofa, two matching armchairs, and a streaming TV. A wall heater adds comfort, while sliding glass doors open to a spiral staircase leading down to the rear patio. Enjoy your meals at the dining table with ample seating for six.
BEDROOM: - Primary Bedroom: Queen-size bed, with streaming cable TV, and a large walk-in closet with built-in storage
BATHROOM: - Hallway Bathroom: Step-in shower and wall heater for comfort
OUTDOOR SPACES: The rear patio is a shared space with the lower residence, featuring an outdoor dining table, seating, and an infrared BBQ grill. A sidewalk along the home provides direct access to Bay Beach just across Bay Avenue.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, stove, oven, and microwave (no dishwasher). Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire upper 1BR/1BA residence. The lower 3BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listing or contact our office for more details. The front patio is exclusively for the lower residence, and the rear patio is a shared space for both residences.
Street-view photos include the front of the house for location context and arrival guidance only; it is not part of this offering. This area also includes the sidewalk leading to the upper residence’s private entry stairs. The upper residence does not offer bay views, but guests can access the bay and beach via the front walkway just steps away.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the garage utility room. Please note that guests must provide their own laundry supplies.
Parking: There is no designated parking for this unit, but street parking, both metered and unmetered, is available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Nice place. This may be listed, but we were surprised to have to walk along the side of the house to get to a spiral staircase to get to the unit. Dimnly lit & a little awkward to find.

The property is a great spot for a small family. Easy access to the beach and marina. Parking is crazy, but if you rent bikes, it is super easy to get around. We had a great time.

We booked this house very last minute and for our family of 4 it was a perfect spot. It’s about a 15 minute walk in either direction to get to the main hustle and bustle of Newport and/or Balboa. Very clean, easy checkin and out. I would stay again l! Thanks so much!

We definitely felt welcome. Our stay was good and cozy.
Everything was clean with basic essentials. Walking distance from the beach was great! But I do recommend a wall AC unit. We had all the windows open and ceiling fans on during the day.

The home was conveniently located close enough to the beach, yet away from the chaos. The check-in/out process was quick and easy and the staff was awesome to work with. We had no issues with parking. However, I can see that it could be troublesome in the busy season. Overall, a great place to stay!! We will definitely be back!!

Perfect for 2 people. Would have liked a dishwasher with the unit to ensure cleanliness and sanitizations of the dishes used. Had some issues with the alarms but those were promptly addressed by the property management.

I had a wonderful time
My family and I had a wonderful time staying 9 days on the Bay side with a gorgeous view of the harbor. Our only issue was a burned out lightbulb that we couldn't reach, which was replaced within hours of our notification. This was our first rental with Beachview but certainly not our last.

Really enjoy the location and one of the cleanest rentals we’ve ever stayed in.
Only disappointment was the pictures show a balcony which I believe is misleading, no access to it. The rental office said the picture was just to show their rental sign, still believe it’s misleading considering the view of the marina is across the street.

Rental was clean, plenty of space for up to 4 people. Location was superb for all beach related activities. Only SMALL complaints I have if you’d even call them complaints is that being at the mercy of street parking was slightly inconvenient but only once or twice (just walk or bike places and save the trouble) and the bed is quite dated and I really believe should be upgraded to a King size. All in all the rest of the experience was superb, so happy we got to stay there!

Our recommendation is the same as Justin's: park your car and then spend the rest of vacation on foot or bike (there's tons of things to do, eat, and see close by your rental!). This unit is very nice inside feeling more like it is furnished to be someone's nice beach home rather than a rental. Access is from the back alley but the alley is very clean. We parked right by the gate to unload/load and then found street parking nearby. Access to the bay-side beach is a one-minute walk. Access to the ocean-side is just five minutes. We would stay hear again. We we arrived it felt and looked VERY clean inside, certainly good with the pandemic ongoing
