Large luxury 4 bedroom villa covering 176sq.m with capability for sleeping 8-10 people. The villa was built in 2009 and is fully furnished, with its own 6 x 4m private pool, patio area and parking space for two cars. With four large bedrooms and three bathrooms, it makes it ideal for families sharing as well as couples. The main living room and bedrooms are equipped with air-conditioning, along with a wood burning stove and central heating making the property suitable for all year rental. It has a quiet location on the corner of the complex with the breakfast terrace facing towards Sunny Beach that captures the early morning sun, and a south facing pool area that maximises the sun throughout the day. It is situated on the Hill Top Villa complex overlooking Sunny Beach and the old town of Nessebar, and views to the hill at Tankovo and Kableshkovo. It is 5 minutes by car from Sunny Beach and the traditional Bulgarian village of Kosharitza. Transfer time from Bourgas airport is 25 minutes. WIFI Internet is provided within the villa.
Please note that both the private pool and complex pool is generally available from end of May until the middle of September, though this can be adjusted for the private pool to suit the prospective booking.

The villa was everything we were looking for. Well equiped and comfortable for a group of 5. The pool and patio were nice to have. Short drive to the beach. Nice cycle path along the main road.

Nice house for a group of people

This house has everything you need to enjoy Sunny Beach without being in the middle of crowds near the sea. The pool area is fairly private, but the patio that faces the sea in the description does not have a sea view and faces the neighbors. Overall this house is a good value.

Hilltop villa

We had a fantastic fortnight at this wonderful villa. Huben the taxi driver took us in to Sunny Beach and picked us up every day. We wanted for nothing and Graeme was very helpful. A real gent. Will definitely be returning. Thanks Graeme.

Total Relaxation near Nessebar

We had a great time staying in Graeme’s property and would highly recommend it. We particularly loved the old town of Nessebar and the little beach there. Sara, my wife is an artist and uses sea glass to make pictures and greeting cards. The beach at Nessebar was paradise for sea glass hunters. Die Villa ist genauso wie beschrieben, es hätte etwas sauberer sein können.

Die Villa ist genauso wie beschrieben. Der Ablauf war sehr gut und es gab reichlich Info für Einkaufsmöglichkeiten, Bus und Taxi usw. Es ist zwar etwas abgelegen, aber genauso wollten wir es. Das Wetter war hervorragend, die Mücken nicht so nett. Die Betten waren okay und es gab in jedem Zimmer eine Klimaanlage . Die Sitzgelegenheiten (Couch/Esszimmer Stühle) sind etwas in die Jahre gekommen, da wäre eine Neuanschaffung vom Vorteil. Eine Kaffeemaschine war leider nicht vorhanden, eine Senseo Maschine würde ja auch völlig ausreichen, das hat wohl gefehlt. Wir hatten einen sehr schönen und relaxten Urlaub. Wir werden bestimmt wiederkommen.

Séjour villa de luxe

Séjour dans une belle villa neuve, grande, ou malheureusement le système d’arrivée autonome n’était pas au point. La maison est neuve mais la literie est moyenne, les évacuations des douches pas terrible ( et surtout l’eau chaude a mauvaise odeur!!). Il manque des bols dans la cuisine, mais sinon très complète (machine à laver, lave vaisselles, bcp de produits). Gros vis à vis du côté de la terrasse devant la porte d’entrée mais au calme et très belle vue côté piscine. Présence du jardinier et nettoyeur piscine (plusieurs fois/semaine). Moyen de garer sa voiture devant. Propriétaire et gérance réactifs mais par contre ce que nous n’avons pas appréciés c’est que nous avons précisés 2x que nous partons à midi du logement et à 11h15 les dames du nettoyage étaient déjà présentes (malgré qu’elles ont attendues dehors ça mets une pression désagréable). Une belle maison en bref mais impersonnelle (sans charme bulgare).

We bought the Villa in 2006 and chose Sunny Beach as it is an area with much to offer to holiday makers. People can enjoy the cafes and bars in the livelier area of Sunny Beach or opt for the quieter, more traditional feel of Nessebar with it's cobbled streets and fantastic restaurants. I am Lucy and my husband is Graeme and we have two children called Charlie and Eve who also enjoy holidaying at the Villa with us. We have tried to ensure that the villa can cater for all types of people. After numerous villa holidays we know what is needed to make sure the holiday is enjoyable! Therefore we have tried to provide things that will make your stay easier if you bring young children. We also hope that if you holiday without children that the villa caters for your every need.
