Exceptionally spacious villa with one of the best views in Kalkan
Set on the hillside above Kalkan and Kalamar bays, Villa Yazlik is a five-bedroom, six bathroom villa combining spacious, light-filled interiors with fabulous outdoor space and spectacular sea and mountain views.
With its thoughtful layout and attention to detail, this villa is welcoming for family gatherings, big groups or special celebrations.
As well as breathtaking views, what sets this villa apart from other five-bedroom villas in Kalkan and Kalamar is the exceptional space both inside and out, allowing full facilities for 10 people. There are 10 sun loungers around the villa's large infinity pool, with another two on the roof terrace and two on the lower terrace. The large indoor and outdoor granite and marble tables accommodate 10 or more people comfortably, the kosk lounging area is big enough for 10, while the sofas and armchairs in the large living area can seat as many as 14 people. Even the villa's jacuzzi, sauna and steam rooms are spacious enough for 10 people to use at the same time.
Indeed, The large open-plan living area has two spacious lounges and a well-equipped kitchen/diner. Together with five ensuite bedrooms (two with their own jacuzzis), these light and airy rooms have floor to ceiling glass windows and sliding doors that connect the comfortable interiors with three generously furnished terraces. This area is called the Turquoise Coast for good reason, and every room and terrace is designed to maximise the mesmerising views of the mountains, olive groves, Old Town, tiny islands and the clear blue waters of Kalkan and Kalamar bay.
Outside, an 11.5 metre infinity pool encircled with ten cushioned sun loungers, the large children’s pool, and a generous-sized jacuzzi make for a relaxing holiday for all ages.
You’ll even find a sauna and steam room or, for the more energetic, a cross trainer, table tennis and table football.
Even with a party of 10 there are plenty of places to spread out, from the pool terrace itself, to sofas and loungers on the roof terrace, comfy seating areas on the villa’s two balconies, and loungers and seats on the lower terrace. This means the villa never feels overcrowded.
And when you want to socialise together, where better than the shaded dining area complete with barbeque. Then, as the sun goes down, why not retire to the bar and unwind with a few sundowners, or lounge in the traditional Turkish kosk and watch the lights of Kalkan as they twinkle in the twilight.
If you can draw yourself away from the villa’s relaxing setting, the beautiful old town of Kalkan is just a 15-minute walk away. Its cobbled streets with old fishermen’s houses tumbling with colourful bougainvillea now house a variety of pretty gift shops, bars, cafes, locantas and sophisticated restaurants.
At the bottom of the hill lie Kalkan beach and a variety of beach clubs, together with the tiny ancient harbour, home to romantic harbour-side restaurants and traditional wooden gullets that offer day trips around the bays and coastline

Jenny Hone and Len Steppings, the owners of Villa Yazlik, live in Suffolk and north London respectively. We first visited Kalkan in 2000, looking for somewhere to relax and unwind. At the time, Jenny was a magazine editor and Len a private client and owner-managed business adviser with a major national firm of chartered accountants.
What immediately stood out about Kalkan was the genuine friendliness of the local people, the enchanting views, the quality of the food in every restaurant, and the slow and relaxed pace of life. Like so many others, we fell for Kalkan’s charms and began to return year after year. We bought our first villa in 2005, and upgraded to Villa Yazlik some four years later. Owning such a large and beautiful villa, welcoming guests to it every year, and becoming part of the town for the longer-term has proven a truly rewarding experience.

Why they chose this property
Villa Yazlik is located in one of the best positions in Kalkan. In 2009, our friend Mahmut Arga, who developed our first villa, showed us the plans and the land where Villa Yazlik now stands. The design of this large, new villa by Kalkan’s leading architect was bold and visionary, but what clinched it for us was the location. It was clear that Villa Yazlik would have breathtaking sea views that could never be obstructed.
It was also obvious that the villa would have ample space inside and out for ten guests to gain full enjoyment from the many facilities this villa would offer, while still providing an opportunity for everyone to have their own space should they want it.
Added to this, the location means the villa is just 10-15 minutes walk into both Kalkan old town and Kalamar – with their wealth of romantic restaurants, small shops and friendly bars – an easy walk to the local beach and harbour, and less than 10 minutes walk to Kalkan bus station, where there are buses to Patara and Kaputas beaches, Saklikent Gorge and the attractive harbour towns of Kas and Fethiye.
It was also obvious that the villa would have ample space inside and out for ten guests to gain full enjoyment from the many facilities this villa would offer, while still providing an opportunity for everyone to have their own space should they want it.
Added to this, the location means the villa is just 10-15 minutes walk into both Kalkan old town and Kalamar – with their wealth of romantic restaurants, small shops and friendly bars – an easy walk to the local beach and harbour, and less than 10 minutes walk to Kalkan bus station, where there are buses to Patara and Kaputas beaches, Saklikent Gorge and the attractive harbour towns of Kas and Fethiye.
What makes this property unique
The first thing everyone notices on arrival at Villa Yazlik is the spectacular view that takes in the two turquoise bays of both Kalkan and Kalamar, as well as the majestic Taurus mountains. But what also sets this villa apart is that the views can be enjoyed as much from the inside as the outside, thanks to a floor-to-ceiling wall of glass across the entire middle floor living area, as well as in each of the five bedrooms.
We also loved the fact that the design had not compromised on space, so the huge living area can seat more than 10 people comfortably, the indoor/outdoor dining areas seat 10 guests, the five bedrooms each have their own dressing areas and marble ensuite bathrooms, there is the addition of a guest bathroom and laundry room, and even the spiralled travertine staircases are unusually wide. This level of space and light helps to give an extra feeling of comfort and luxury.
Besides the villa having such a large internal space, it also has one of the largest outside spaces. This means we have a larger than average infinity pool on the main terrace, plus a waterfall cascading down to an equally large children’s pool on the lower terrace. In buying off plan we were also able to input our ideas into the design. So we included a large outdoor Jacuzzi, a bar and a traditional Turkish kosk lounging area, as well as a Jacuzzi in the main bedroom and a Jacuzzi bath in one of the ensuites. We have since added a sauna and steam room.
