2 Bedroom character 18th century cottage. Sleeps 3. On a quiet road leading to the South West Coast path. Cosy Cottage is in the heart of the village, 2 - 5 minutes walk to beaches (3), shops (2) and great pubs (5) and a deli. Sensitively refurbished (2010) to maintain original charm but with all modern facilities, Smart heaters with individual controls in all rooms. Super fast Wife. Smart T.V. Sunny south facing enclosed pet safe patio with sea views. The cottage is on three levels. Sleeping: The Master bedroom is on the second floor. Furnished with an extra large super king size bed, chest of drawers, double wardrobe, bedside tables with lamps and a chair. The windows opens onto the private back passage. The Bathroom is adjacent with a bath. Shower. Sink. W.C. Towel heater and Shaving mirror. The single bedroom is on the ground floor to the front of the cottage. Furnished with black out curtains, a writing desk and chair, small drawer set and hanging area for clothes. There is a pretty window seat with village and patio view. Adjacent toilet wtih sink and towel heater.
The open plan Living room / Dining room is on the first floor, It is a lovely room to spend time. Furnished with a sofa and two arm chairs. Smart T.V. DVD. Book and games. There is an extendable oak dining table with three chairs. From the window there are views out to sea, to the hills and over the village.
The Kitchen is on the ground floor with character original wooden beams and stable door opening onto the south facing patio and street. there is a small extendable table with stools. Fully modernised and very well equipped. Fridge with (small) freezer. Microwave. Kettle. Toaster. Washing machine.
The front patio is south facing and catches the sun most of the day and evening with views out to sea and hills. There is a Cornish slate bench, a table and chairs. The patio is enclosed with pet safe Iron railings and gate. less than 50 metres to the coastal path and minutes to all the village amenities. Things to note: There are two sets of fairly steep stairs, You are only able to park to load and unload then will need to use the village carpark (£25 per week) or find a free, legal spot 5 minutes walk up the hill.

We had a great time at Cosy Cottage . It has everything you need to enjoy your stay. Typical small Cornish cottage with low ceilings .Lovely outside area to sit and get glimpses of the sea. Close to everything the village has to offer and lovely walks.

Cosy cottage is a perfect base for 2/3 people staying in Kingsand.
Would highly reccomend , lovely front terrace that gets the sun all day.

Wonderful location. Everything we hoped for!
All we needed the cottage had. Very quiet and peaceful despite being in the centre of the village. Drinks on the patio and walks form the door The main bedroom is quiet, dark with a huge comfy bed which was a big plus.
Ideal location for access to a safe swimming beach. Plenty of great dog walks and all the pubs are dog friendly. The owner Tess was very helpful which made the overall experience complete.
Lovely cottage with a brilliant location.My Dad and a friend stayed and absolutely loved it.Very convenient for pubs restaurants and shops and of course beaches.Would definitely stay again and would definitely recommend it to anyone.Tim 😎

Great spot, never got in the car again.
What a find. Quaint and quirky on 3 levels, this place was perfect for our family. Our 16 yr old son had his own bedroom and toilet and access with a floor dividing us. Surprising amounts of space and really nicely done out. Pubs, shops, cafes and walks, everything on our doorstep.
Perfect for the small local beaches as well as Whitsand Bay a short drive away. The cottage has plenty of character, is well equipped and managed. Excellent for dog walking.
Two sets of steep stairs would be difficult for those with mobility issues. We thought parking in the car park might be an issue but we always found a space. In July tables in the Bay were booked three weeks ahead, maybe due to Covid restrictions.
We enjoyed our stay at Cosy Cottage.

A comfortable house with a lovely view.
The cottage lives up to it's claims with an open outlook onto the green, close to the village shop and to the level walk in the grounds of Mount Edgecombe with commanding views of Plymouth Sound. The one drawback is having to negotiate a steep winding staircase to carry food up to the living room. Not recommended for the elderly or infirm.

We do add that it is not suitable for the infirm on our website and I do check in with people on that if they are over a certain age - but best not to write off the elderly, my parents in their mid 80's are fine! We had a lovely stay in this beautiful little cottage. As a couple with a dog it was perfect for our needs. Clean and well maintained with all you needed for a comfortable stay. Highly recommended. We will return

I would like to point out to future guests if they park on the car park to be precise when parking in the spaces. We got a parking charge notice for parking on the markings and not WITHIN. Although these markings are not complete lines almost dashes. Beware!

Lovely well equipped home from home in one of the best positions in the village - perfect!
We had a lovely stay in this cosy and homely cottage which is super well equipped and has a lovely feel throughout. The beds are fantastic, the lounge is cosy and the kitchen is very well equipped (although not great if you are over 6ft due to low ceiling). The position of the cottage in the village is perfect - central but tucked away and close to the shop, pub, beach and dog walking field! We fell in love with Kingsand and Cawsand years ago and have enjoyed many holidays there - there is something truly magical about the area. Our stay at cosy cottage added further to our affection for this part of the world and I wouldnt hesitate for a second to stay at the cottage again. The owner Tess is prompt and very friendly in her communication and the telephone call from her on our first night at the cottage was a lovely touch. Thank you so much for letting us stay in your lovely cottage! 😊

Why they chose this property
The cottage is in the heart of the village yet steps from the coastal path. Unlimited Wifi. Very few cars come by and we face south enjoying maximum sunshine. It's got bucket loads of character and history but fully updated with all mod cons. Very comfy beds and furniture. Original artwork throughout. Cool in summer and warm in winter. Sun trap patio. great wifi. Very close to great pubs and cafes. Some overlooking the sea. stunning unspoilt walks, coastal and woods. A choice of beaches with safe sea swims. And - just in side Cornwall, no long traffic jams!
