Looking for the perfect vacation spot for the family and friends. River Road Villas is a gated home development along the Guadalupe River located on River Road positioned in the heart of everything to do in the New Braunfels, Gruene and Canyon Lake area.
This fully furnished 4 bedroom home sleeps 12 people comfortably, 3 full bathrooms with walk in showers, large island kitchen to gather around. The large upper deck with outdoor seating for your party and views of the cliffs overlooking the Guadalupe River is one of the best amenities of this home.

This home is fully furnished and includes sheets, pillows, WiFi, Flat screen Smart Tv’s. All furnishings and furniture are modern to include stainless steel kitchen appliances, washer and dryer. The kitchen is supplied with plates, bowls, coffee cups, utensils, pots and pans, cookie sheets, toaster, waffle iron and Keurig coffee maker. BBQ pit located in the covered downstairs.(charcoal not provided). Bath towels, hand towels are furnished for use in the house only, Sunbathing and beach towels are NOT provided

This home is just steps from the Guadalupe River, with coveted direct river access for relaxing, tubing, kayaking, rafting and fantastic fishing. There is a park area complete with picnic tables and a rock beach at rivers edge where the property enters the Guadalupe River. Tube, kayak and raft rentals are located on either side of the housing development at Mountain Breeze or Caps Campgrounds. Enter the river on the property and be picked up at a variety of river exits by the outfitters and returned to the property. Bicycling and Motorcycle riding is very common along this part of the river with great scenic views

Located within minutes of many of the areas attractions such as Schlitterbahn Water Park, Canyon Lake, Wineries, Outlet Mall and Antique shopping, historic New Braunfels and Gruene. Live music venues such as Gruene Hall (the oldest dance hall in Texas) and River Road Ice House are just minutes away. San Antonio attractions like Sea World, Fiesta Texas and The Alamo are within one hours drive

We own multiple properties in this area of the river and can accommodate larger parties depending upon availability

Loved the location and the fact it was right next door to the tube rentals which was super convenient! This was a girls trip just to have some fun and float the river. We all had a GREAT time. The house was beautiful and there was plenty of space for all of us. 10 out of 10 would absolutely stay here again.

The house has everything you need and is decorated perfectly. Location was perfect for 3 days of river relaxing. The only minus was the smell anytime someone took a shower in the upstairs bathroom, horrible. Luckily there was Glade spray and the smell went away pretty quickly

What a beautiful house to get a short getaway at the Guadelupe River. Location and river access was so convenient and relaxful. We all enjoyed our stay and the host were amazing to book with. House was more than fully stocked with everything you need. We will book again when we come back to the River.

Great location, clean home and hosts were prompt in answering questions and responding! The ONLY downfall is that if your coming with all adults, it'll sleep 12 people comfortably with beds & 13 people if your able to fit two adults on a full (bottom of the bunk bed in one of the pictures). The 14th person would have to sleep on the couch as there is no pull out couch available or you can bring a blow up mattress per the hosts.

We had a big group of friends together for a River weekend. The property was perfect. Everyone had comfy beds and huge bathrooms. House was roomy enough for all of us to hang out and visit. The room downstairs was great for our friends that had younger kids to be able to put them to sleep earlier than the rest of the group. River is within comfortable walking distance. Loved that the property is gated and not accessible to public. The hosts were great to book with. The house had everything we needed. We will def be coming back.

AWESOME PLACE

This place is really terrific. I mean, spot on, maybe the best my group has ever gotten in 9 years of annual river trips. It's big with lots of beds, the AC works great, there's plenty of parking space, and it's right next to a tube rental place. Kitchen is fully stocked with everything you need (except food, of course), and there are plenty of towels, washcloths in the bathrooms. The only 2 things I saw that might be a negative are hardly worth mentioning, but in case they matter to someone: 1) It's part of a gated community of about 15 stand-alone villas. They're semi-close to each other, and there's a lot of partying around on Saturday nights. We couldn't hear it inside the house, but it was fairly loud for a few hours if you're sitting outside on the deck enjoying the night. We weren't bothered by people just having a good time, but if you're looking for outdoor peace and quiet, something to consider. 2) And even less important, the TVs in the bedrooms don't seem to be connected to cable or satellite or anything. Which is REALLY minor, but if you want to turn on the TV to fall asleep to.... Like I said, hardly worth mentioning, right? This place is fantastic!

Perfect Stay on the River!

The property was amazing! Fully stocked with dishes and crockpots. The Condo is right next door to tube rentals to float the river, you can't beat that! In the evenings its .5 miles from Koozie's, a great place to end the night. Can't wait to book my next River Float!

Overall, the place was great. The house was very spacious and comfortable for our large family. It was super well stocked in the kitchen, more than we ever needed. All appliances we used worked well, no issues there or with AC/heat or water. The view was nice and there was plenty of parking. There was one portion of the house that had a cleanliness issue. I contacted the host and they offered to get someone to clean, but we declined as it was easier to clean it ourselves. We also reported an issue with a bed with broken supports. This would have been hard to notice unless you actually slept on it. They said they would look into it. The host was extremely quick to respond to any questions or concerns.

We’ve always camped nearby and have wanted to stay in these so it was nice to get the chance. The pictures don’t do this house justice- it’s very nice and so fully equipped with everything you’d need. I would just suggest to future renters to bring lots of bottled water.

This is my third time staying at this complex, first time at this house in particular. House was clean and worked very well for our group. The AC went out and the owners did everything in their power to get it back working. Bad luck happens but they were very responsive. Would stay here again.

We love the Guadalupe River and all the area has to offer to do. We both have been coming since we were kids. Perfect location to enjoy all the areas attractions and a great place for kids or a nice quiet weekend. The fall months are just beautiful here.

What makes this property unique

Coveted Guadalupe River access is rare along this section of the river. Beautiful Gated Private 16 home development and we have known most of the home owners for years.
