About this property

2 Bed in Instow (oc-ingle)

With far-reaching views from an internal mezzanine deck above the kitchen-diner, this delightful character cottage with a contemporary twist is close to the pretty village of Instow. This coastal resort has an array of eateries and the glorious sandy beach is just 1 mile away, popular with dog walkers. The property is on a single-track road close to the village primary school with on-street parking nearby.

The front door leads you into a spacious sitting room with timber beams, comfortable sofas, a Smart TV, and an inglenook fireplace with a wood burner, ideal for helping you warm up after walking one of the many surrounding footpaths. The living room leads through to a vaulted kitchen-dining space in a modern extension. A narrow spiral staircase takes you up to a mezzanine seating deck with extensive gable-end glazing offering even more extensive views. The new extension is a light, airy open-plan space to prepare and enjoy convivial meals. Downstairs, there’s a WC and a utility room, which can be gated off for muddy or sandy dogs. Double doors in the kitchen open onto the upper deck of an enclosed cottage garden, which has steps down to a lawned area surrounded by flower beds. There is outside seating on the terrace and a small storage shed. The main staircase from the sitting room takes you to two charming bedrooms: a king-size bedroom with a vaulted ceiling, exposed A-frame beams and a feature chimney stack, and a twin room also with timber beams. Both bedrooms are at the front of the cottage, overlooking the lane. The characterful family bathroom has a free-standing bath and shower.

On-street parking is available nearby.

Thank you Storm Dennis!

Inglenook Cottage is a lovely stone-built cottage sat on top of a small hill east of Instow village. The cottage is very inviting and cosy - good when you are sheltering from a storm. It is well stocked with the expected items; crockery, towels, bedding etc. It is very homely, with a wealth of bits and bobs, pictures and ornaments - all really lovely. The wood-burner and supplied timber was a great boon - and probably just as well, since it might have been a tad cool without it. The situation is good, but not great; parking in the carpark was fine (school holiday) but loading/unloading is a bit of pain since you cannot park outside the cottage without completely blocking the lane. The infant school is immediately over the lane from the cottage. From the lovely shower/bathroom there is a view of the Taw estuary. The kitchen has a good gas hob, microwave fridge/freezer etc and is nicely finished and very 'usable' on a daily basis. The only disappointment was the sun-room/conservatory on the side of the cottage - this is very drafty and leaks a little - not somewhere to linger if cold outside. The garden is well kept and in good weather would be a delightful place to sit out and enjoy a drink or two. Over-all, the cottage is lovely, homely and welcoming; well fitted out and comfortable. The photos on the website are generally a good representation.
