Keuka Villa - A Charming Lakeside Cottage on the Jewel of the Finger Lakes

Now renting for spring, summer and fall 2024 and 2025! The villa is in a quiet cove on the shores of Keuka Lake with wide open lake views. Wake up and open your bedroom door and it appears that you are living in a treehouse atop the lake. Begin your day watching the sun rise over the bluff and sipping coffee from your rocking chair on the upstairs sunporch. You have all day to go for a bag ride, swim, read, fish, hike, bike, and explore. As the day winds to a close have dinner lakeside at a local restaurant or fire up the grill to have your own private lake view while you dine. End the day with a fire as the sky fills with stars.

Two bedrooms, two bathrooms, a sunporch with rocking chairs, t.v. room/sitting room, an open floor plan kitchen/family room, with a dining table that seats eight, and a comfortable seating area with sofa bed that converts into a queen-size bed provides plenty of room for a romantic trip, family vacations or a gathering of friends. Free WiFi, 87 cable channels, and cell phone booster so no dropped calls!

Keuka Villa is within walking distance to the Lakeside Restaurant, Harbor Lights Marina and Keuka Yacht Club. It is conveniently located within a few miles of owner favorites Dr. Konstantin Frank's Wine Cellars, Steuben Brewing, and Stone View Shop, with fabulous vintage and new items. Don't miss the award winning wineries and breweries, antique shops, farm and craft markets, outlet mall shopping, museums, theaters, hiking and biking trails, and the endless possibilities that the beautiful Finger Lakes have to offer. We welcome you to make Keuka Villa your next and most memorable vacation destination.

Keuka Villa sits on the edge of the lake and the cottage has stairs that take guests from the road to the 2nd level. There is a set of exterior stairs that then go directly to the dock/ cottage front and an interior set of stairs that go from the sunporch to the first floor sitting room. We welcome pets and children but want of all our guests to be comfortable and safe; so please be aware of the many levels and stairs.

Had everything we needed! Dock was great, easy access to water. Rented the pontoon boat for the week. Enjoyable stay! Make sure you're in shape though, quite a few steep stairs down to the property, but it's worth the work out! Host was responsive and easy to get in touch with.

Cute cottage for getting away to the lake. The lake was beautiful and lots of quaint restaurants and shops to visit. Fishing was great from the dock; rock bass, perch, small mouth bass, and sunnies. Between fishing and swimming my kids were occupied (and off electronics) for hours!

Keuka Villa happy but short stay

My family enjoyed 3 days at the cottage but had to leave early due to an unforeseen water tank hard to find valve issue. Jim offered a full refund and was true to his word. We had a few days as a family to make memories at the cute cottage.

Keuka villa stay

The residence and environs were wonderful! The home had absolutely everything we needed and more, and was comfy and kitchy. The beds were very comfortable with lots of extra pillows and blankets. There were two gravity deck chairs which I was grateful for, as I was thinking of bringing my own! Access and view of lake was magnificent! Kitchen was stocked with everything needed. Air conditioners in bedrooms worked great. The other rooms did not have AC but they never felt too warm especially with the doors open, and the use of a box fan. We used the fire pit as well. We were well warned about the 50 steps, only challenging up on arrival and departure for your luggage. If arriving at night, I definitely recommend bringing headlamps as the lights are there but more illumination is helpful. Only recommendations would be to bring your own chair umbrellas as the deck does not have any shade, and to ask the owner if he could get grill cleaned if you want to grill. Had an amazing time and would definitely return!

Peaceful Family Retreat

There is nothing that is more important to me than our annual Father's Day trip with all three of our adult children. Keuka Villa made this a fantastic year. The vibe was definitely 'family'...there was coffee on the deck with the family of ducks in the morning and a frolicking family of river otters every evening. The property is beautiful, clean and well equipped. The beds and furniture were comfortable. Jim was thoughtful and helpful with his recommendations for everything we could possibly need. I have and will continue to recommend the Villa to friends. It is definitely a 'unicorn' find. We generally don't go back to the same place and prefer to explore new areas every year. However, we may make an exception for Keuka Villa. Thank you, Jim. - Marc, Susan & family.

Not the best place but not the worst

Pros: No issues with checking in. Lake access and location was good. House was clean. Cons: Main door to deck was broken upon arrival. Due to the door being broken, i was not able to lock the house and had to leave our belongings unsecured. This was reported to me by the owner but should have been fixed prior to our arrival. The main staircase inside the house was very loose and needs repair. We had other minor issues that we were able to overlook and move on with our vacation. I don't expect perfection however, i did expect a bit more from this trip considering the cost. Improvements such as air conditioning on the first floor and some needed repairs would greatly enhance anyone's stay. The finger lakes region is a great area but for my next visit, i will likely seek a new location.

What. An. Amazing. Week.

Checked in with the kids (10 and 8) on the first few days. Took out the kayak and boat and splashed around in the water all day. Walked down to Lakeside Restaurant in under 5 mins. Great meal. We talked to Jim before our stay and he gave a great rundown of the area. Where to eat, shop, play…and where to take the kids for ice cream!!! AC units in each bedroom worked very well. We actually loved the east side of the lake. Not having the sun blasting you after a long day from 5-8 pm made the afternoons peaceful. By 5 o’clock, the dock was in the shade. You could relax and read in peace. The dock area was probably our favorite part of the place. It was so amazing to walk out the door and be immediately ON THE WATER. There was an issue with the cleaners not showing up before our arrival and the place was pretty messy from previous renter. But Jim was quick to respond when we told him. Instead of waiting for cleaners to show up, we just rolled up our sleeves and swept, vacuumed, sprayed down all the counters, and cleaned all the bathrooms. It only took a few hours and then we were ready to relax. A lot of people have commented about the steps being steep or difficult. I couldn’t disagree more. They were fine. I’ve been to a lot of places on the lake. I loved this setup where you don’t have to walk down steps to get to the water/dock every time you want to be out there. The only time you need to take the steps is to get to and from the car.

Beautiful Location - Disappointing Experience

Keuka Villa boasts an excellent location right by the lake, making it convenient for those looking to explore nearby wineries and distilleries. The dock provided a serene spot to enjoy coffee while taking in the lake view, and we especially enjoyed swimming in the crystal-clear waters. However, our overall experience was marred by a significant issue. Upon our arrival, we were disappointed to find that the Keuka Villa had not been cleaned. After contacting Jim, he managed to arrange for a cleaning crew to come the following day. It was disheartening to spend the initial hours of our vacation cleaning the house ourselves and then relocate our belongings the next day to accommodate the cleaning crew. We reached out to Jim, requesting a partial refund for the inconvenience. Unfortunately, despite multiple attempts, we received no response to our inquiries. When we eventually managed to speak with him a week after our stay, his response left much to be desired. Based on his previous interactions with other negative reviews, it appears he has a tendency to be confrontational and condescending. For instance, when we raised our concerns, Jim questioned why we didn't simply leave if we were dissatisfied upon arrival. It's worth noting that he enforces a 60-day cancellation policy, which would have left us out of both our planned vacation and a refund had we chosen to depart early. This type of response only added to our frustration and disappointment with the overall experience.

Close to the waters edge

Keuka villa literally sits right on the lake. Bright morning sun and shady afternoons. Parking for three cars and we were able to squeeze a fourth car in. You do have to cross the main road from parking but it’s not all that busy. I would not recommend bringing a pet as the cottage next door is a shared family place and some of the folks who come have a very unfriendly large black dog. We had to bring our dogs home, as there is no space to separate them. No beach access, So really no place for the dogs to enter/exit water or small children. No green yard at all. but a nice dock. Really honestly sleeps 4 comfortably. The pullout is in the main part of the cottage with a curtain separating it from kitchen. It was brand new but not comfortable enough for my adult son, we ended up buying an air mattress instead. Two singles are cots, which I’m sure would work for small children, but not a teenager or adult. Coffee maker was missing the basket and had a horrible leak, which flooded the counter every morning, it was apparently new, but not in working order, we were told there was a French press, but we did not look for it as we had coffee ground for coffee maker. Property has very poor cell reception which actually prevented me from contacting the owner with issues. I would only recommend this property for four adults or older children . We had bad luck with the pontoon as it is an older model and a bit finicky. My biggest concern was the dog next door. As we rented this property specifically because it was listed “pet friendly”.

Great dock to sit on and fish. And that’s what we did. Everything was very convenient. All the stairs getting down to the cottage might be a problem eventually. Also the road being out down the street was some what of an inconvenience at times. Over all I would rent again. Bed was comfy. Kitchen very functional. Neil & Barb

Perfect lakefront getaway

Keuka Villa had everything we needed for a relaxing, lakefront vacation with family and friends. We had two adults and 5 teens, so having the optional boat to cruise around the lake was amazing. When we were at the cottage, we spent most of our time on the extra large deck swimming, fishing, playing games and around the campfire. The cottage had everything we needed and Jim was an excellent host. We hope to return again soon!

Owner was a wonderful communicator with lots of helpful suggestions about the area. Beds very comfortable and able to control temp well in the bedrooms with AC. Fans worked well downstairs (no ac). Stunning views! Lots and lots of stairs!

The location of the house is very nice being right on the water. Some downfalls were overall cleanliness, does not supply any linens/towels, not a very well stocked kitchen, and the 50 stairs to the house do become tiresome.

After several years of floating past quaint cottages, lovely lake houses and even estates we went from dreaming of owning our own small piece of QKA to purchasing the second property we toured. Its perfect lake location, charming layout, and most importantly the feeling as you look out the window- that you are sitting on the water, made it irresistible. We are pleased to be able to share a little bit of our favorite spot and hope you come to love Keuka Lake as much as we do!

What makes this property unique

Location, location, location! The location on West Lake Road is close to wineries, breweries and the charming town of Hammondsport. Owner favorite, the Lakeside Restaurant is within walking distance; 0.1 miles down the road. For boaters, there is plenty of room to dock and several great restaurants are conveniently close via water. Fishermen: you are in a central location to any end of the lake.
