Best views

We will 100% rent this villa again! Great rooms plenty of space, amazing views right on the ocean and next door to main pool, plus smaller pool right downstairs that was empty the whole time and nice and cold. Easy 7 min walk or 3 min bike to barrier brewing company plus 4-5 other eateries and the bike rental shop, about 10 min bike ride to main strip.

Positives- Beautiful place. Beautiful unit, all inclusive to resort amenities, clean, tidy, probably the best location to see everything from your rooms/balconies. Negatives- no drapes in living area, so a/c has to work harder and takes longer to cool area down. King bed has a dip in middle so not comfy.

Very Disappointing

The condo receives "Two Stars", one for location and one for the ocean view. Otherwise, the unit was not up to SSI standards. It is very tired, with awful slip covers on the furniture, lumpy beds and a stale smell throughout. Clearly, it is in a nice development in King & Prince, but it appears that it has not been updated in awhile. The price was right, and now we knw why.

First, let me say that on 2 of the 3 nights that these people were staying in our unit, I received complaints from other guests in the building about the renters being drunk and causing commotion in the villa. Second, it is very unreasonable to post a negative review of this property when I was never given the opportunity to rectify any of the renter’s issues. This renter made absolutely no attempt to contact me during their stay. If contacted, I would have gladly removed the slip covers, flipped the mattresses and provided an air purifier or somehow dealt with the odor the guest was experiencing. The renter viewed photos of this property prior to booking that clearly showed him what to expect as far as interior décor. This is not a brand new villa and it is priced as such. Slip covers are for the durability of the living room furniture in a beach vacation rental such as this. This is the first complaint we have about lumpy beds which leads me to believe that these renters damaged the beds causing them to be lumpy, but like I said, I would have been happy to flip the mattress. Both our maid and I were in this villa the morning before this guest checked in and detected no stale smell but I would have gone to great lengths to make this renter happy if only given the chance. Our previous renters checked out of this villa 3 days before this guest checked in and upon check out, the previous renters thanked me and said how much they enjoyed everything about the villa. If we determine that through these false accusations that we have suffered economic harm, we reserve the right to pursue other remedies against this malicious maligner. Contrary to what this renter indicates, we have never allowed pets in this property. VRBO.com offers renters a service that allows them to anonymously post libel against vacation rentals and their property managers, causing economic damage, yet offers no reciprocal service for property managers to post reviews of renters, be they good or bad. I find this to be a very biased and inequitable way of conducting business.

Favorite place at K&P with million dollar view!!

Just got back from a week's stay at the King and Prince and South Villa 352. This was by far our best stay and favorite trip to St. Simons! The villa was exactly like the pictures showed; 3 lovely bedrooms and bath, fully functional kitchen and a balcony that provided us a place to sit and take in the incredible views and sounds of the ocean! From here, we also watched afternoon thunderstorms roll in. The kitchen had everything we needed in order to cook a few meals. One night we used the gas grill by the villa's pool to grill hamburgers while the kids swam. The location could not have been better with easy access to beach, villa pool and the infamous round pool of the K&P. Our host was very prompt with communications. We felt very well taken care of. We are making plans for a return trip next year!! Thank you for this great stay, James, and for providing our family with more great memories of St. Simons! Best - Julia and family

where were the drapes?

This place has all the potential in the world but needs a lot of work. For example, in the second bedroom, which has small balcony, wall of windows and wall of mirrors, has NO window covering. Very inconvenient and just plain odd when the missing drapes were found in the closet. Also trouble getting the pass code to open the front door. Bathroom just so/so.....why no toilet paper holder? Very $$$ to not be tip top shape. We would never rent again.

Needs a DEEP clean and some work - great views and location

Pros: Great views, Comfortable beds, Responsive host Cons: Really dirty overall - the floors weren't clean, tubs were clearly dirty and in need of a deep scrub, the walls have been "touched up" but the paint colors don't match, "bar" in the living room was rotting on the bottom, furniture in the living room is worn with one chair with a large hole in the slip cover, towels were thread bare and scratchy... This condo has great potential but needs some love. If improvements were made, we would love to stay again.

Great location but needs renovation

This property needs to be renovated and the photos don't accurately depict the current state of the unit. There's mismatched paint on the walls, tired dated furniture & decorations, towel bars pulling out of the walls, and other assorted repairs needed. The King and Prince is a fine resort in a great location on St Simons Island. We enjoyed our time on the island but would not stay in this unit again.

Excellent view of morning sunrise. Plenty of shade on balcony. Condo is right on beach. It's nice to have access to pools and food and drink areas. The village, park and pier are within a mile of the condo. We oved our stay.

Amazing sunset views

We loved staying here! It was so nice to not have to worry about parking, we could walk to the village to eat, shop and explore. Great location! We also enjoyed watching the ships pass by and the amazing sunsets every night.

This property has a perfect view of the ocean and is in a great location. The condo itself could definitely be a really nice place but it’s in need of a major renovation. Definitely needs attention from the owner. Just a little money invested could make this place a real gem.

Can't Beat the View!

We just returned from St. Simons and absolutely loved our stay. The units proximity to everything at the resort and the view from the balcony can't be beaten! The kitchen was well stocked with everything that you could need for your stay. We are already planning our trip for next year.

not what we expected

The only thing good is the beautiful view. The condo is in need on repair/ It was dirty when we arrived. The owner called housekeeping to come back. We showed her the places/ Appliances rusty. Leaky water from vents in ceiling from airconditioner. It was a big disappointment.
