Brighton Oasis of Calm seconds from the seafront and beach with an EnSuite Room
N.B. THIS IS NOT A SELF CONTAINED FLAT / APARTMENT OR HOUSE On offer is a beautiful peaceful room in a house where the owners live.
A bright, spacious and comfortable book lined house in a great location. Turn left and it’s just a minute’s walk to the beach or right to the excellent independent shops & restaurants. The heart of the city & Kemptown and its lively night life are only a 15 / 20 minute walk along the sea front or a 5 minute bus or taxi ride away.
Built as a boathouse and service building c.1860, Ian & Matt have lovingly converted their mews style house into a warm, relaxed and stylish home which is a haven of retreat and calm. The guest space looks out over traditional seaside buildings, cream and white architecture with iconic wrought iron stairs. It’s a peaceful, light filled, double room at the rear of the house with its own luxury en-suite shower & steam room.
> A light, bright and airy bedroom > En-Suite bathroom > Velux sun shade & blackout blind in ceiling > California white shutters at the windows > New double bed & mattress > Egyptian cotton sheets from The White Company > Free Broadband / WIFI > 28” TV with Freeview & DVD player > Storage space for clothing > Wardrobe space > Molton Brown bathroom products > White Company Bed linen > White Company luxurious towels > San Pellegrino sparkling water
The house is on a small road to the side of Palmeira Square, leading down from Western Road (which leads directly in to the city centre) to the seafront.
Take a stroll along the seafront and only 8 / 10 minutes away (towards the centre) you will be at Regency Square with an old favorite of Brighton: The Regency, a terrific fish restaurant open early for breakfasts and all the way through until late for dinner. Opposite is the new i360 observation tower, this is the worlds first vertical cable car and at 531ft the tallest moving observation tower. On the lower level, housed in the famous seafront Kings Road Arches, on the beach you will another fantastic restaurant: Riddle & Finns. You can enjoy your meal on the alfresco terrace or with views of the beach from the dining room. Along this entire walk from just prior to the i360 to the Brighton (Palace) Pier you will find the ghost like remains of the old West Pier, artists studios, galleries, artisan shops and cafes… not to forget the basketball and beach volley ball courts! With your own keys you have 24hr access.
We don't provide breakfast as you are in a location and city with many excellent independently owned cafes and restaurants; for example, just around the corner from the house you have Salvage Café open daily for breakfast & Market open daily for lunch & dinner and at weekends breakfast/brunch also. Two very different establishments both worth a visit. Of course, you are most welcome to help yourself to as much tea or coffee from our large selection in the kitchen - great coffee from the Algerian Coffee Store & Bar Italia. Please remember you are on holiday; so no washing up… every thing into the dishwasher and hit the road…
Depending on work we may be around for your entire trip or passing on the stairs. We can point you in the right direction for information prior to your arrival and we will meet you when you arrive. We are contactable for anything you need and are happy to help you find what you want!
Traveling by train you can arrive into Brighton or Hove station. A direct bus service (No 6) from Brighton station will drop you at the top of the street. Taxis from either station will take only 5 mins and cost around £5.80 - £7.00 depending on the time of day.
Brighton & Hove is at its best when walking the city. Parking is restricted and generally quite expensive in the city, however we can provide you with terrific value visitors parking vouchers; Ask for details as price fluctuates! Usually between £6.00 & £7.50 (1 per day required: 09:00 - 20:00) to park locally. Then you are free to explore the city with out getting lost in one way systems or worrying about returning to car parks. Many of the streets and The Laines where you will want to explore have no access for vehicles.
Bus stops at the top of the street will connect you to all parts of the city. We have all the route maps and you can also find these on line in advance of your visit.

Excellent ensuite accommodation in a delightful house, in a quiet, characterful road, a stone's throw from the seafront. Hosts Ian and Matt are welcoming, friendly and helpful.
Right from the moment of arrival we were made to feel welcome. The accommodation was just as described and brilliantly situated for access to the beach, restaurants and public transport.

A lovely place to stay with a calm ambiance and welcoming hosts.
I would recommend this property. Although it is not self contained the owners go out of their way to make one feel at home.
One of the kindest hosts, and one of the most original / unique properties we have ever stayed in. Thank you so much.

Warm welcome by the owner Matt. Showed us around and showed us our room. Felt welcome from the moment we stepped in the house. Good place to stay and bus station around the corner. Beach at the end of the street.
Certainly a place where we want to stay again. Thanks Matt for being a wonderful host.
Till next year,

Home from home just perfect
Our second visit and very much looking forward to our third. We are made so welcome by our hosts Matt and Ian. Stunning house, beautiful home, spotless and so comfortable. Wouldn't dream of going elsewhere.
A bit of a walk to pier along front but no hardship on a nice day. Top tip get a day or week bus ticket and make use of it to get to where you want to go. 5 stars not enough

The best host experience I have ever had - a lot better than any AirBnB!!!
First of all, the hosts were really kind and communicative straight after the booking! We received loads of information about local recommendations without having to ask for it!
The check-in as well as the check-out were really easy. The location is perfect, it is really quite and very close to the bike share hub. The room is absolutely stunning! Really light-flooded and spacious enough for a weekend. Absolutely amazing interior!
Ten out of ten recommend! And will hopefully come back soon!

Thank you Jule for such kind words you we both a joy to have in our home. Needless to say you would both be welcomed back any time... and soon we hope!
Excellent hosts and property with lots of interesting photos and posters on display. Extremely clean room and a really nice shower. Hosts were very welcoming, friendly and gave great advice about local amenities. Good location for local bars and restaurants whilst the centre is around 15-20 minute stroll along the main road or sea front. The beach is only a couple of mins walk and in sight of the property. Would highly recommend.
