Wake up to water views from three private balconies at The River Haven Lake House, set on a hill above Lake McQueeney on the Guadalupe River. The whole 1,556 sq ft home is yours, with 3 bedrooms, 3 full baths, and room for up to 8 guests.
Inside, the living room has vaulted ceilings, a Colorado river rock fireplace, and a Roku TV. The fully equipped kitchen opens to a dining table for 6 and a breakfast bar for 2 more, with a laundry room nearby. Downstairs, Bedroom 3 has a queen bed next to a full hallway bath with a stall shower. Upstairs, the primary bedroom has a king bed, a desk, a private balcony over the water, and an ensuite bath with a tub/shower combo. Bedroom 2 is the bunk room, with 2 full beds, 2 twin beds, and its own ensuite bath with a stall shower.
Outside, every balcony faces the lake. The main deck has an outdoor dining table for 6, a bar/buffet table, and a propane grill. The lower balcony has rocking chairs, an outdoor sofa, and oversized chairs overlooking the lake. A stairway leads down to your private waterfront, with a private dock, 4 sun loungers, a table with 4 chairs, 2 kayaks, and a 4-seat paddleboat, with 6 adult Coast Guard-approved life jackets. There's a fire pit overlooking the lake and a basketball hoop in the paved driveway. Spectrum WiFi keeps you connected.
The house sits on a hill above FEMA flood zones. During heavy rain the lake can rise, and the waterfront and dock can flood even when the house stays dry. The house itself has never flooded.
You're between New Braunfels and Seguin: about 20 minutes to Gruene and New Braunfels for shopping, water parks, live music, and restaurants, 20 minutes to Seguin, about 45 minutes to San Antonio, and about an hour to Austin.
We provide bed linens, bath towels, toilet paper, dishwasher soap, a drip coffee maker, a propane tank for the grill, and 6 adult life jackets. Please bring lake towels, floats, properly fitted life jackets for youth and children, ground coffee, shampoo, conditioner, body wash, laundry detergent, food and drinks, firewood for the fireplace and fire pit, fishing poles (a Texas fishing license is required for anyone 17 and older), and a basketball if you'd like to use the hoop. The home is on a septic system and has no garbage disposal, so please flush only toilet paper. Never flush wipes or sanitary products.
Up to 3 dogs, 50 lbs or less, are welcome. The pet fee is $30 per dog, per night: Vrbo charges the first dog at booking, and we'll send a Vrbo payment request for any additional dogs before arrival. Some breeds are restricted (based on our insurance policy), and we'll ask for each dog's breed and a photo before arrival. The house, balconies, and front yard are fenced for dogs; the waterfront isn't, so dogs must be leashed down by the water. Please pick up after your dog; a pooper scooper is provided. You know your dog best: you may leave your dog inside or outside while you're out if you're confident it will stay calm (crating recommended) and quiet. You may never leave your dog alone overnight. Any damage caused by dogs is the guest's responsibility. Pet damage is not considered normal wear and tear.
The owner's boat, jet skis, boat lift, and jet ski lift are strictly off-limits. Please don't remove their covers, board or sit in them, or operate them; any damage to them is the guest's responsibility. A doorbell camera at the front door covers the front porch, front yard, 2-car carport, and paved driveway; there are no other cameras, and none inside the home. We're based in San Antonio, about 45 minutes away, and always a message away during your stay.
The booking guest must be 25 or older. No visitors: only registered guests may be on the property unless we approve a visitor in advance. Maximum 8 people on the property at any time. Please review our rental agreement before booking; it covers damage, dogs, the fire pit and burn bans, lake safety, and severe weather.

We stayed in the house for four nights, and it was a wonderful experience. The lake is right outside the house and we spent most of our time on the water. There was plenty of space and everything was just as described. We will stay here again if we are ever in the area.
We had a wonderful time floating and relaxing at your Lake front home. This home had a well stocked kitchen and comfortable living spaces. The home was very clean. Can’t wait to come back!

Why they chose this property
We shopped for the perfect lake house for 3 years. This one was perfect for our family because it is elevated on a hill and out of any and all flood areas. We wanted to sit on the patio where we could enjoy views of the lake and a breeze and being up on a hill does just that. Our home is also elevated out of the floodplain so we don't have to worry when it rains heavily. We also saw a lot of lake houses that didn't have practical floorplans - meaning sleeping areas were in living rooms, or in odd places and so forth. We loved this home because it was a practical floorplan while also allowing up us to accommodate a lot of people. Lastly, we wanted a lake house that had a fireplace so we could enjoy it year-round. This house was exactly what we wanted so we scooped it up!
What makes this property unique
Our property is unique for a home on the Guadalupe River because it is elevated on a hill out of the flood plain. It is also unique because it has a fantastic floorplan. We are able to have our son and his friends downstairs and our daughter and her friends upstairs (or vice versa).
