The Neighborhood:
Leadville sits at 10,152 ft in the Colorado Rockies, ringed by some of the highest peaks in the Lower 48 — Mt. Elbert (14,440') and Mt. Massive (14,428') are both within 30 minutes. The town kept its Victorian downtown intact, so Harrison Avenue (half a block from the front door) still runs past restored 1880s storefronts now filled with coffee shops, restaurants, breweries, bookstores, and museums.
Winter: ski Copper Mountain, Ski Cooper, Breckenridge, Keystone, Vail, or Beaver Creek. Ice skate, sled, snowshoe, or cross-country ski on the Mineral Belt Trail right from downtown. Snowmobile tours leave from town.
Summer: hike or climb Mt. Elbert or Mt. Massive, fish Turquoise Lake or the Arkansas headwaters, bike the Mineral Belt, or drive the 4WD-only Mosquito Pass (13,186') — the highest paved-ish vehicular road in the U.S. Leadville Mining District tours, the National Mining Hall of Fame, and a dozen preserved ghost towns in driving range.
Year-round: the Leadville Colorado & Southern Railroad runs scenic train trips, the Tabor Opera House hosts shows, and Harrison Avenue restaurants stay open on the shoulder seasons when bigger resort towns empty out.
Getting Around:
Mom's House is a half-block off Harrison Avenue — you walk to every restaurant, coffee shop, brewery, museum, and gallery in downtown Leadville.

A vehicle is needed — Leadville is a Rocky Mountain town, not an airport-transfer resort. All-wheel drive or 4WD is recommended November through April. Street parking in front of the home.

• Elevation is 10,152 ft — altitude affects some guests (headache, nausea, poor sleep the first night). Drink more water than you think, ease into the first day, and consider travel insurance if you're prone to altitude illness. Refunds cannot be offered for altitude sickness.
• No air conditioning — Leadville summer nights typically drop into the 40s–50s and A/C isn't needed.
• The fireplace is decorative only — do NOT use. Please don't attempt to light it.
• Pet policy: 2 dogs maximum. $70 + tax for one dog, $140 + tax for two. Pet fee is collected via the Traverse digital guidebook after booking.
• Parking: street parking in front of the home. In winter, watch for temporary snow-removal signs and move your vehicle if posted — City of Leadville tickets are real.
• Staying in the mountains means occasional small wildlife, insects, or critters — keep doors closed when possible. The home is professionally treated and cleaned between every stay.
• The check-in guidebook link is emailed separately from the platform booking confirmation — please watch for it. That's the only way to receive door codes, upgrade services, or submit the pet fee.
• Quiet hours: 10 PM – 8 AM, per City of Leadville STR ordinance.
