The Space:
Papa's Place occupies Unit 102 of the historic Old Saint Vincent building — a fully renovated 1900s brick structure in the heart of downtown Leadville, Colorado. 621 sq ft, 14-foot ceilings, exposed original brick, and a corner fireplace under the original fixtures.

Three Pros: (1) Real character — 14-ft ceilings and exposed brick aren't staging, they're the original building. (2) Full downtown walkability — restaurants, bars, and the Mineral Belt Trail are all on foot. (3) Full kitchen, full laundry — stay a weekend or a week without running out of anything.
Two honest notes: (1) No A/C — at 10,152 ft, Leadville rarely needs it. (2) The building is historic, with original windows; winter nights can feel cool even with all heaters running. Pack layers December through February and you'll be fine.

After you book, you'll receive an email from us with a link to our digital guidebook — the guidebook contains your access code and building entry instructions, and it's the only way to get check-in info. Parking: One off-street spot is included with the unit. Additional vehicles can park on the street nearby.

Getting Around:
A car is recommended. Downtown Leadville is fully walkable from Papa's Place, but the ski areas, Turquoise Lake, and trailheads all require a short drive. Rideshare (Uber/Lyft) is minimal and unreliable here — plan to drive or pre-book any transport.

- Eagle County (EGE): ~1 hour
- Aspen (ASE): ~2 hours 15 min (summer only; Independence Pass closes in winter)
From I-70, take Exit 195 and follow Highway 91 south over Fremont Pass. Plowed year-round, but check COtrip.org in a snowstorm.

Smoke-free — no smoking in the unit, stairways, entryways, or anywhere on the building exterior.
Parking: One off-street spot per unit. No RVs, boats, or trailers. Additional vehicles park on the street.
No elevator: The building is historic — all access is via stairs. Please factor this in if traveling with an infant, small children, or mobility limitations.
Baseboard heaters: Electric baseboard heaters run along the walls and get hot to the touch. Supervise young children accordingly.
Winter temperatures: Historic building with original windows. It will feel cool on the coldest winter days. Space heaters, extra blankets, and the fireplace help — bring layers December through February.
Altitude: Leadville sits above 10,000 ft. Some guests experience headaches, dizziness, or fatigue — drink extra water, go easy on alcohol your first night, consider travel insurance. Refunds are not offered for altitude-related issues.
Wildlife: Occasional insects or small critters are part of mountain living. Keep doors closed when possible.

We stayed in Leadville to hike Mt. Elbert and this property was a perfect location for us. The property was exactly as listed and the bed and couch were very comfortable. The kitchen was fully stocked with everything we needed.

Very nice condo with all amenities. We only stayed 2 nights to visit with friends. Close to downtown. Ample parking. Hallways are dimly lighted but we managed. Our only issue was with VRBO in trying to get location and checkin information in advance as opposed to day before and contacting host. The website kept failing and had to contact customer service 2 times to get resolution.

Charming and Comfortable stay in a cool Historic building
We really enjoyed our winter stay here! Super comfortable beds and pull out sofa, new linens and awesome, thick towels. Kitchen has everything you need. Location is super convenient to downtown Leadville and nearby outdoor recreation activities. Management company was very communicative. Highly recommended!

We love Leadville for the outdoors and the history, and this condo is historic too - located in what was once the Old St. Vincent's hospital (built 1901), it is a fascinating building. This quaint condo is older but comfie, management is helpful. Property is conveniently located in a quiet neighborhood within walking distance of downtown, and grocery store. We have stayed here before, and would do so again.

The check in process was very difficult. The lockbox was frozen shut and there wasn’t an overhead light.
The condo was nicely located, roomy and comfortable.
We wanted to climb a couple 14ers while in the area and this location was easily accessible to Mt. Elbert and Mt. Sherman and the downtown historic district. Communication with host was excellent. There was a distinct smell in the room that we couldn't ever figure out, but we didn't mention it. I'm sure if we had, they would have checked on it. Very accomodating hosts!

Loved our stay in Leadville and this property was perfect for us! The bed and living room furniture was very comfy (important after long hiking days!), shower was hot, and the space is great. Check in/out was super easy. I put 4 stars on cleanliness only because we tried to use the oven and it started pouring smoke into the apartment and we couldn’t use it. I let them know it needed a cleaning & I’m sure they will take care of it. Would highly recommend this property when staying in Leadville.

Gaining access to this property was like Amazing Race/Survivor game and incredibly complicated. If we weren’t having so much fun already, this topped off our day.
Place was beautiful and we enjoyed our stay. My 17 son did NOT appreciate the fold out bed however. Tough night sleep.

The property was nice enough, but there were some nagging deficiencies. * The keypad to access the unit is unlit and the hallway is dimly lit, necessitating the use of the light from a phone. A real inconvenience when your arms are full. * There was no stopper in the bathroom sink.* There is no closet in the bedroom for hang up clothes.* General repair was a bit lacking, nothing major, but many little things, like chipped paint, and cabinets that don't close fully etc.
