Staying in the heart of Capel Sound on the Mornington Peninsula you can create lasting happy memories when you stay in this perfectly located, beach house.

Everything in walking distance no need to use your car , an easy stroll of only 250 metres will find you at the beautiful Capel Sound foreshore.

Sit back, relax and stretch out on the comfy 6 seater couch or recliner chair in the living area whilst catching up on the latest Netflix shows or TV all in the comfort of Split system Air Conditioning.

Sliding doors off the living room will lead you out to a covered outdoor patio area with an outdoor bar/eatery table for 6 or relax with a coffee or become engrossed in your latest book in the quite nook seating area, looking over a lawn area with additional seating around a fire pit with room for the children to run around .

Our Master bedroom features a Queen Size bed, additional TV and the comfort of a ceiling fan.
The Second front bedroom has two Double beds, and the comfort of a ceiling fan

Whilst our Additional Lounge/Bedroom retreat has 1 x Double bed, HD TV, two seater couch, two additional chairs ,child’s beanbag and ceiling fan - The perfect set up for guests, adults and teenagers. This room has the flexibility to use as an additional bedroom, lounge or both !

Our newly renovated Main bathroom has shower and wash basin an additional shower is located in the laundry and our one toilet is separate

The Fully equipped kitchen includes:

Dining table with seating for 6, 4 Burner gas cooktop, Electric Oven, Microwave, Dishwasher, Toaster, Kettle, Crockery, Cutlery, Full size Fridge, Coffee Pod machine and Air fryer.

Not up to cooking no problem ! Capel Sound Shopping Village is a short walk of only 200 metres your cuisine choices include Thai, Vietnamese, Pizza and Fish and Chips. The shopping village also has a coffee shop/bar, general store, newsagent and bottle shop.

Rosebud Plaza is also only a short 5 minute drive away for your convenience.

Only thing and this is just nitpicking, locks on the toilet and bathroom doors and the accommodation sleeps right then having eight chairs would be great, otherwise we loved our stay.

Lovely old house, plenty of space for the family and location was great, only a short walk to beach/shops. House had everything needed to make our stay pleasant. Easy communication with the host Leanne. We experienced some wildlife(possum's) partying on the roof in the early hours of the morning which was a highlight:) Being able to park behind closed gates was a bonus.

Wonderful place, easy to get up the coast to Portsea if you want or stay in Rosebud.

Went for a family Long weekend. A lovely warm place, I stayed in the main bedroom had a pleasant bed. The place was nice, clean and quiet. The location was good for us. The beach was close but it was too cold for me (June so we expected the cold). The house stayed warm and we had a great time. Many thanks to the owner and manager.

The house has everything and more. All bedrooms are beautifully arranged, very comfortable beds with beautiful linen, connected with a large and inviting living area. The kitchen has everything to cook up a storm and the garden area is inviting and beautiful to eat, drink and watch the sunset. Close to all amneties.

Amazing Sandy Toes

It was love at first sight! We loved the place as soon as we step on it. It is a homey house, very well decorated, tidy and clean. The rooms are amazing and the different living areas are really enjoyable. Just a few meters to the beach, we will be coming back for sure. Management is amazing, everything worked out smoothly. Highly recommended!

Christmas family stay

In general great ... a couple of concerns that we texted the property manager about but had no reply to during our stay - which were that there was clearly an animal living in the roof cavity (we think, a possum) that made a lot of noise on several nights around 11pm, and also that there was a pre-existing leak in the ceiling just outside the laundry door, as as it rained several times during our stay and the ceiling leaked there, we needed to keep a bucket in place to avoid there being a puddle on the floor below, which was directly in the path to the toilet. Also, we stopped using the sliding doors to the small outdoor patio area as they did not slide freely and we had a real issue closing, and locking them again after opening on the first day. All these issues could be easily remedied. Everything else was great, we had everything we needed in terms of kitchenware etc, the property was lovely and cool and well set up, and the location brilliant, with great parking, on a quiet street. Thanks for all.

Fantastic place for a Family Getaway

Couldn't fault the property. Set in a quiet street with easy access to all Peninsula attractions. This was a great beach house for a family getaway. Meticulously cleaned. The house smelt fresh as soon as you opened the door. The personalised welcome blackboard and chocolates were a lively touch. Spacious bedrooms and roomy living space. The beds were very comfortable and donnas very war. There was more than enough linen and towels for everybody. The kitchen had everything you need including a coffee pod machine and the backyard and fire pit were ideal for an evening drink. I also wanted to say how fantastic Leanne was when we had a slight issue with the internet. Her communication was great and her response was very prompt. She made every attempt to solve the issue as quickly as possible, which she did. All communication with the hosts was clear and prompt. It really was a great few days away and we can't wait to come and stay at "Sandy Toes" again.

We had a great family holiday catch up at Sandy Toes. The house had absolutely everything you could need. There was plenty of room to move and the beds were very comfortable. Location was central on the western side. Would definitely recommend.

Sandy Toes was immediately our home away from home, from the opening gates welcoming us into the immaculately maintain front garden to the lovely message & chocolates awaiting us when we entered the spacious retro/modern cottage. All instructions for amenities were easy to find and use. The welcome was full of useful information. We hope to be back again.
