House Rules:
No parties or events – Let’s keep things low-key and relaxed.
No drugs or illicit behavior – Safety and respect for everyone are key.
No smoking, vaping, or marijuana – Please keep it out of the home, off the balconies, and at least 25 feet away from the building.
Quiet hours from 10 pm to 7 am – We strictly enforce this to ensure everyone gets a good night’s rest.
Registered guests only – No additional guests or overnight visitors unless they’re listed on your reservation.
No shoes inside – Helps keep the place clean and cozy.
Toilet paper only in the toilet – Keeps the plumbing happy!
Keep the home clean and tidy – Report any damages or missing items to us right away.
Follow all city and building bylaws – It helps everyone get along.
Age Requirement:
Guests must be 21 years or older.
Location Requirement:
We don’t rent to local residents of Philadelphia – this helps us maintain a vacation-friendly atmosphere.
Fee Schedule:
$500 for removing any or all guests/occupants.
$500 for excessive noise.
$500 for smoking.
$500 for breaking any house rules.
$1000 for clogging toilets with inappropriate items like baby wipes or small objects.
$50 per hour for unauthorized late check-out.
$50 per person for unlisted guests or exceeding the booked number of guests.
We may remove any retaliatory reviews related to violations of these rules. Guests agree to cover any damages resulting from rule violations, including property damage, damage to common areas, and lost revenue due to canceled reservations.

Horrible Experience, Property Manager is Terrible

When my family and I arrived at the property, we had a problem immediately--the elevator that opens into the unit was broken, and there were no instructions on how to enter the unit if the elevator was broken. I called the property manager--they claim to answer in 5ish minutes, but I had to call them 8 times before someone picked up the phone, and no one answered me via dm on the app. Once I got ahold of someone at the management company, they did not have an answer for us, and had to call someone else to get a code to the key box. When I asked her to call me back when she had an answer, she told me that she could not do that and I would have to call her back (I assume they don't want to spend the money on outbound calls, I don't think they are in the US). I waited 10 minutes, and she still did not have an answer. We had to stand in the lobby of this building for 40 minutes before we finally got a code to the key box, which was on the second floor. Luckily everyone in my party was able to carry their luggage up the stairs, but if you had a mobility impaired person planning to stay here, you would be out of luck. Once there, we discovered that the third bedroom had no windows and only a flat sheet to cover the mattresses. There was also a 5x5 throw on each of these twin beds--my mother and I are both 5'0 tall and the blankets barely covered us. The next morning, we realized that if two people use both showers at the same time, the hot water immediately stops. We had to wait half an hour before each person could shower to be able to have max 10 minutes of hot water. I notified the management company via the app (which I was told to do by the company on the phone), and received absolutely no answer. There is also a 10pm no noise rule--but the dance studio below the apartment was hosting a party our second evening and the entire apartment was shaking and the music was so loud, we couldn't even watch a movie together, which was our plan. We ended up going down and joining the party, as it was the only thing we could do--there was no way you could sleep through the blaring music. Again, I let the management company know, but received no answer whatsoever. We were super happy to leave the following day--this apartment is not what it seems and the management company will not address any issues. By far the worst experience I've ever had with a rental like this--I highly recommend you do not stay here, it's def not worth the money. Truly horrible service.

We spent a lot for this apartment!

Great location and clean apartment. However, there were many annoying things about this place, for the money we spent. *One corner of the rug in one of the bedrooms was curled up and would not stay down. It is a huge fall risk *the ice maker in the refrigerator did not work and there were no ice cube trays. *I had to ask for more towels. There were very thin, old dish towels (white) supplied for the bath mats and hand towels. Quality was remarkably cheap *There was no tissues in the entire apartment *there was no dishwasher detergent supplied We were 3 women, and we needed a full length mirror. For the cost, these items should be standard. I have stayed in many VRBO places. this was the most money I have spent per night. , and it had the most shabby furniture. Lightbulbs were out, too
