Clean and bright, easy, well thought out, we had everything we needed and were very comfortable. The rear of the building nestles close to the mountain side, thus natural light but no excessive heat to affect the quiet bedroom. The flat is air conditioned, we didn't need it. (mid September.) The building is orientated towards the Port Nice and there is a clear view to the mountains, great views and the dancing lights of vibrant Nice in the evening. Recommended.

We had a wonderful stay in this beautiful apartment in Nice and can highly recommend it! Lionel was extremely friendly, helpful, and reliable in all communication before our arrival. He answered our questions quickly and made us feel very welcome from the very beginning.Odette gave us an incredibly warm welcome when we arrived and also said goodbye to us just as warmly at the end of our stay. Her kindness and hospitality made us feel truly at home.The apartment itself was wonderful and had everything we needed for a comfortable stay. It was well equipped, clean, and made us feel at home immediately. The absolute highlight was the breathtaking view – it was simply spectacular and something we will never forget!The location was also a great starting point for exploring Nice and the beautiful Côte d’Azur. The property was lovely and the views were amazing. Lionel was an excellent host and answered any questions. It would have been great if there had been a clothes airer as we struggled to hang our clothes up when washed. The pool was very clean, but only some apartments had sun loungers, it would have been nice to have access to a sun lounger.

An excellent apartment in a very desirable area. The host was helpful and understanding. Every convenience is close by, whether you like to walk or take the bus. I highly recommend the bus ride to St. Jean Cap Ferrat - the scenery alone is worth the 1.70Euro. Or walk the other way to the very interesting Port area. Or just relax and enjoy the view from your very comfortable sofa on the balcony. The sunsets are spectacular.

Fantastic views of the harbour and bay

Great base with secure allocated parking. Elevated view (top floor). Property was clean and had all the necessary amenities required for a break in Nice. Spectacular views over Nice. About 10 minutes walk into town.

Fantastic place to stay

Accurate description of the apartment. Location superb, only thing is that, the sea is a walk downhill after a walk uphill! Swimming pool was wonderful. Lionel was very helpful. The only downside has to do the the buses in Nice, the route #15 which the apartment is on, is always jammed pack!

Blvd Carnot holiday

Very well equipped apartment with excellent views. The bus stop is immediately outside the apartment (however for less crowded travel during the peak season it's advisable to catch the bus to Nice Requier station and continue your travels by train from there). It's a good location - close enough to the city centre yet quiet enough for sleeping at night. Lionel was a very welcoming host.

Great holiday in a super apartment.

The entire process of booking the apartment, pre arrival comms with Lionel and the stay itself were excellent. The apartment although quite compact provided us with an excellent base for our holiday in Nice. Lionel allowed us early entry and met us as planned on our arrival date. The apartment was very clean and provided us with everything that we needed for our 2 week stay. The view from the balcony over the harbour was stunning and we spent many hours relaxing there in the sun. I would recommend this apartment for mini breaks or longer stays. Excellent holiday!

Best sea view and location in Nice

OMG, my wife and I were so happy with the apt. The sea view and old port view from the dining counter and the balcony was absolutely gorgeous. Large windows to get sunset view as well… We could have spent our entire day there. Very quiet in September, no tenants beside our apt, slept well, good mattress, very safe location, beautiful long & clean pool we used every day. My wife was ready to buy an apt in this building. For 2 it was perfect, kitchen small but efficient. 10-15 mins walk to old port with plenty of restaurants and 20-25 mins walk along the old port and sea to go to old nice and promenade des anglais. You guess it, we will go back next year :-)

Stunning Views across the Port and Nice

The accommodation was small, but we'll maintained and clean with all basic necessities. The most astounding feature was the stunning view from the balcony. We had the pool to ourselves quite often, but even when there were others at the pool it was never busy. The shop was about 15 mins walk away (uphill) . There was a bus stop right outside where you could get a bus to the Port or to Monaco. The only down side was they stopped running about 19.30. The restaurants and bars by the Port are lovely and within the Old Town you are spoilt for choice. It is about 10 to 15 mins walk to the Port and anot her 10 to 15 to the Old Town and the Promenade. We did this every night but be prepared on the walk back as it is uphill. We would thoroughly recommend both this accommodation and Nice for a holiday visit.

Very pleasant stay!

We stayed here as a couple in late July 2015. The communication with Lionel was great and he made a good presentation of the appartment for us upon arrival. Lionel is a very nice guy who provided us with everything we needed! The appartment has the most beautiful view over Nice harbour and you can even see the famous Promenade des Anglais from the balcony. The appartment itself is equipped with everything you need; comfortable bed, A/C, BIG flatscreen, coffee maker, refrigerator, freezer etc. The appartment was clean and very well maintained. Within a 10 minutes walk you reach the restaurants in Nice harbour, and then you can easily walk on to the old town of Nice, Promenade des Anglais or Place Massena. It is all close by! I can highly recommend Lionel, his great customer service and his appartment - what a wonderful guy. We will most definitely consider this appartment again, when we go to Nice again. Thank you.

Perfect for a Couple

My wife and I stayed here for 10 days, and it was the perfect place for us. The apartment is on the 5th floor of a nice, quiet building and has a balcony with a stunning 180 degree view of Nice, the sea, and the hills. The apartment was extremely clean and had everything we needed. It's located on the "Basse Corniche" a short 15 minute walk to the Vieille Ville, Place Garabaldi, and the Promenade des Arts. It also has easy (1.50 euro) bus access to Nice, Monaco, Menton, and other points along the Cote d'Azur from a stop right in front of the building. It also had a parking space for our rental car, which we used to explore the amazing "pre-Alpes" north of Nice. The bedroom is in the rear of the building and backs into a hill, and so is absolutely, amazingly quiet at night. The owner is friendly and helpful and speaks English fluently. The apartment has excellent internet (ethernet or wifi) and a large hi-def TV, plus a washing machine. We absolutely loved staying in this apartment, it was perfect for us and I'd recommend it highly for anyone wanting a base to explore Nice and the Code d'Azur.

Wonderful!

The view of the port, Colline du Chateau and Baie des Anges from Lionel's super-organised apartment is breathtaking. At first I found the apartment a little spartan but soon began to appreciate that it has everything you could want with no unnnecessary clutter. The apartment is very compact but has plenty of room for two, particularly since we spent much of our time on the lovely, roomy terrace. Lionel is a very pleasant and responsive host. Walk up the hill to buy groceries from Carrefour or go to the Maeterlinck bus stop there and take the 100 bus to Monaco and Menton. Buy a 10 trip bus ticket to hop on and off the 81 and 30 to the apartment from Promenade des Arts. Take the 14 bus to the woodland park and Fort d'Alban at the top of Mont Boron. Go to Cimiez and visit the Roman amphitheatre, Matisse museum and nearby monastery gardens. Such a wonderful city with lovely people and lots to see and do. We will return.

Fabulous week in Nice

We spent a lovely week here in mid September. Our two adult children also joined us for a few days. The apartment was spotless and Lionel was extremely helpful and had provided everything we needed to make our stay easy and enjoyable. The washing machine, laundry tablets and drying rack were a bonus. Secure parking is great, we didn’t use our car at all during our stay but walked and used the trams and buses. The bus stop outside the apartment is so handy, no. 15 to Garabaldi stop in town or the other direction to Villefranche. You can also walk to town, via the Port, or pick up the tram from the port. The port tram stop takes you straight to the airport which was very convenient for our children when they flew to Nice. The apartment has a lovely balcony with stunning views of Nice, perfect for morning breakfast and sundowners! We also used the pool which was never crowded. It’s also a 10 minute walk down to a small but beautiful beach - stony though so beach shoes would be good! In summary, a lovely apartment with everything you need, in a very handy location, with a perfect host.

Very enjoyable stay with a great host

This apartment was very enjoyable to stay in. I travelled with my wife and baby son having been in Nice for the previous eight summers as a married couple. The apartment is on the top floor which gives great views, but the lifts made this no problem. The balcony and its view is stunning. If you want a quiet, relaxing holiday you could spend hours just sitting there reading. The apartment itself is very clean and met all of our needs. For Nice it is quite rare to have an apartment with the use if a swimming pool. It was very clean and easy to access. We also made use of the parking spot and it was very safe. Nice Old Town is within 20-25 walking distance, just past the port. There are lots of good places to eat in the Old Town. The bus into Nice (or Monaco in the other direction) is very handy. Lionel himself was an excellent host and nothing was too much trouble. He was there to meet us in arrival and departure (even though our times changed due to our airline). We found him to be very flexible and very friendly. He even posted something that we had left behind, we found him to go the extra mile. In short I'd have no problem in recommending both Lionel and this apartment.

Everything you could want in a holiday! 5*

I challenge you to find such a modern, clean and well appointed property that offers stunning views from a private balcony that looks out over Nice in said budget. Not to mention having access to Air con, WIFI, a big screen Samsung TV, sublime swimming pool that opens from 8am to 10pm, private parking, a bus stop located only across the road that sees regular buses take you to Nice, Beaulieu Sur Mer, Villefranche, Eze Village and Monte Carlo etc and all for the princely sum of 1 euro per person! Throw in a super friendly and affable host in Lionel who makes everything run seamlessly. The little touches like providing complimentary Starbucks coffee capsules were most welcome! As a family we needed somewhere safe, with good transport links, access to a quiet pool and option to self-cater. This place has it all. Re the latter, there is a bijou kitchen area that notably sports a fab Bosch washing machine. A must for any family on hols! Great shower that always had hot water on demand and super comfy brand new mattresses on the main bed and in the handy pull down sofa bed that resides in the main living area. The complex is majorly secure and is guarded by a lobby door and secondary access door prior to the 3 lifts. The surrounding area has a lovely safe feel about it and there is a superb Carrefour Supermarket only 10 mins walk down the road. Many of the local restaurants and fast food outlets deliver via Uber Eats and Deliveroo etc. We have just returned only this am from 2 weeks at Lionel's place and I was keen to leave this review ASAP to help any of you debating a decision. As a family we are more than happy to recommend Lionel and his lovely apartment and very much hope to return!

Extremely satisfied customers

Property - the apartment was spotless. It is compact but plenty of room for two people. Everything is well laid out and every inch of space is used wisely. Lionel has plenty of info for what to do and it's neatly presented in categories. The balcony gets the sun from lunchtime through to late evening (mid Sept). Lift access is good and the pool on a lower roof terrace is excellent. Check-in was easy. Lionel met us downstairs upon our arrival, took us up to the apartment and explained everything clearly. Communication throughout the process, from initial booking to questions in the lead up up to the day of arrival could not have been better. Lionel responds promptly and is only too happy to help. Location - 4 stars here for only one reason, and it's probably being picky at that. Although the bus stop for the port, old town, Monaco and many other destinations is directly outside the building (both directions) if you wanted to walk into Nice itself you'll have a steepish journey back. It's only about ten minutes to the port and the same again to the old town but, if anyone has mobility issues it will necessiate using public transport. The last bus back from the town is 2030. Like I said, a minor issue but one to take note of. Overall, this was probably as good as it gets. Yes, you can stay in the town itself for the ultimate convenience but you won't have a pool, a superb view of the port or a quiet neighbourhood. If I haven't covered everything then Lionel definitely will.

Great appartment with a stunning view.

We were looking for an appartment in Nice which satisfies our following demands: with Wifi, private parking, balcony with a nice view, air conditioning, swimming pool, washing machine and located close to downtown in a safe place with affordable price. It was a lot. It was difficult to find a suitable one, but finally we found this perfect appartment. It had everything we were looking for. The appartment is not super big, but it is big enough to accomodate 2 adults and one child. The view from the balcony was spectacular and we enjoyed it every morning and evening, especially in the evening of 14 July, we could sit there watching the fireworks of Nice ( the owner's recommendation). It was very hot everyday during our stay (according to our Dutch standard) so air conditioning was really a 'must'. Of course, we did not forget to jump into the swiming pool in the afternoon. The owner welcomed us in person when we arrived at the place and gave us all the information we needed. We realized that we did not have to bring a lot because things like coffee, tea bags, kitchen paper, a tank with mineral water, detergent were there for us to use. It was easier to walk to downtown Nice back and forth rather than taking a crowded bus. It was within walking distance. This building has good security and we had a reserved parkingplace in the garage for our car. The owner is quite friendly, generous and even flexible enough to offer us some extra's. He treated us as a good tenant and trusted us from the beginning, which made us feel very honored and comfortable during our stay. The price was quite reasonable for this type of accomodation in such a good location with a beautiful view in our opinion. We had a very nice and memorable stay. It was very hard for the three of us to leave this place behind and continue our travel. We would like to come back some day.
