While the property has been updated, please be aware that this place still has the quirks of an older trailer (squeaky floors, low ceilings, septic system, etc.) - NOTE: The trail to the river has rocks and does not have steps or a handrail, so it may be difficult for people with mobility issues - NOTE: Your safety matters. This property features 2 exterior security cameras. Camera 1 is located on the front porch on a table facing the front yard and camera 2 is located on the shed facing the deck. The cameras are outward facing and do not look into interior spaces. The cameras record video and sound when activated by motion in 30-second increments - NOTE: By booking this property, you agree to comply with City of Phoenix Ordinance G-7156, section 10-204. Loved the location, close to town but nestled in a quiet little neighborhood. The property needs some tlc but for a few days it worked for us. It met most of our needs.
We selected the house for a weekend getaway and had a great time. The location is quiet with beautiful views of the Rim. It is close enough to town for easy shopping and has multiple nice hiking trails close by. LOVED the jacuzzi at the end of the day! We'd use it again for another weekend.
Artfully refurbished, well-appointed manufactured home. Loved having the hot tub to soak in at sunset. Interior deadbolt is a bit challenging to lock/unlock.

Amazing cabin
Perfect getaway in a cabin by the woods with a fun stream to play in. Away from it all in the cool mountains of Payson but close enough to town that you still have conveniences.
This is a fun little gem that has the feeling of camping —on the banks of a small river amongst the trees in the mountains—away from it all combined with the convenience and luxuries of a vacation spot—like close to town and a hot tub. Highly recommend for anyone looking for a few days away exploring the hiking and fishing near the Rim.
We enjoyed it but after all the fees. Probably could have done better

The property is a 1960 single wide trailer that was dramatically remodeled and resembles the appearance of a cabin. We're truly sorry if this had a negative impact on your stay and have since followed up with Evolve to add a disclaimer on our listing so future guests don't feel caught off guard.
- We were unaware of any issues with the stove and will follow up with our maintenance team to further investigate. We appreciate you bringing this to our attention.
- We were surprised about your comment about access to the river. There is a natural trail which can be a little rocky, and although there are no steps or handrails, it provides a very accessible access to the river.

The perfect getaway.
This spot made the absolute perfect home base while we spent two days enjoying the beauty of the Tonto National Forest. Super cozy, clean, wonderful nostalgic vibe, easily accessible, and had everything we needed and more: Full kitchen and bath, three beds, hot tub, HUGE yard, front + back deck, river access, and a fire pit for roasting marshmallows (we were lucky to get in one day before fire restrictions were implemented).It's SUPER close to several riverfront day-use areas and countless hiking trails all while being close enough to Payson/Pine/Strawberry that you can enjoy everything this area of the state has to offer without spending hours on the road.VERY highly recommended. We plan on making a trip back as soon as possible.

Okay stay but will not return
This property is in a nice location if you want to be away from town. We enjoyed the river access, fire pit and hot tub. The “cabin” is very small, the photos make it look larger. I understand it’s old but it really needs a deep cleaning. The air duct system is packed full of rocks and dirt, making for very poor air quality inside. Definitely could use more maintenance and updating, the whole place feels dirty. Even dishes in the cupboard were dirty. Would not return to this spot.
