- Large Double story house, National Reserve backdrop
- 6 x large bedrooms
- Heated Swimming Pool all year round
- 4 x indoor Living areas, 2 of them with HD TVs (65 inch / 55 inch)
- Kids Friendly, art-shed, Trampoline, Swing & slide set.
- Central Aircon & Heating throughout the house
- Minutes from supermarkets & a multitude of cafes & restaurants.
Downstairs:
- 2 x Bedrooms with Queen beds
- 3 x Indoor lounges, one with 65 inch HD TV
- Full bathroom + laundry with washing machine and dryer
- Full equiped Kitchen + Dining
Upstairs:
1 x large bedroom with King bed + single trundle bed & Ensuite with walking wardrobe
2 x Bedrooms with Queen beds and build in robes.
1 x Bedroom with 2 x Bunk beds (Bunk beds are Double, Single) + 2 single floor mattress
Out Door:
- Covered outdoor dining
- Pool side Lounge
- BBQ on Natural gas (Never run out)
- Kids Play Shed
- Front Grass yard with a large trampoline and outdoor play set.
NOISE:
THIS IS A STRICT NO PARTY HOUSE, no bucks, no hens, or footy weekends. We understand that every group is different we cannot afford to take the risk and we do not make exceptions.
The property is situated in a quiet and private cul-de-sac street back on to a natural Reserve. Council regulates outside noise to ensure the neighbourhood retains its quiet and peaceful outlook and that neighbours aren’t disturbed.
- There is no amplified music allowed outdoors at any time.
- Socialising outdoors is allowed until 10:00pm, after which guests need to move indoors.
- Pool equipment and central air conditioning upstairs are on a timer overnight to comply with council noise regulation.
If this interferes with your weekend away plans, then please do not book.
We use NoiseAware technology to monitor the decibel levels outside the house as well as 2 outdoor security cameras.
In cases of noise complaints that are not addressed on request, we reserve the right to use contracted security patrol cars to remove all guests from the premise mid-stay with no refund.
By requesting a booking, you are confirming your agreement to the above policies.
GUEST NUMBERS:
Please ensure you have the correct guest numbers so that we can provide enough linen/towels during your stay.
There is a $50/person/night charge for all guests after the first 10 guests. This is already included in the quoted price unless there’s changes to the initial enquired guest numbers.
(Note - Airbnb has a max of 16 guests in its search range, so additional guest numbers above the 16 will require the fee to be added manually.).
The entire property is for your exclusive use during your stay.
Obligations For Short Term Guest Under The Code Of Conduct For The Short-Term Rental Accommodation Industry
Guests to act lawfully
A guest must not engage in conduct in their capacity as a guest that contravenes:
(a) the criminal law
(b) planning laws or by-laws (if the premises are in a strata or community scheme) that apply to the premises
(c) the terms of a short-term rental accommodation arrangement for the premises.
Obligations to neighbours
A guest must not at any time during the occupancy period:
(a) create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises
(b) act in a violent or threatening manner towards neighbours or other occupants of the premises
(c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises
(d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme
(e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises
(f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme.
This section is an offence provision under section 54C of the Act
The Commissioner may issue guidelines about what may or may not be appropriate conduct under section 2.5.2 of the code.
(g) A guest must not copy, or knowingly retain after the end of the occupancy period, any keys, security passes or other instrument that facilitates access to the premises. This is an offence provision under section 54C of the Act. Code of conduct for the short-term rental accommodation industry.
Responsibilities to hosts
(a) A guest must take reasonable care of the host’s premises and the host’s property at the premises.
(b) A guest must notify the host or the host`s representative of any dispute or complaint about a guest’s or visitor’s behaviour as soon as possible after the dispute or complaint arises. This section is an offence provision under section 54C of the Act.

Exclusion register
A guest who is recorded on the exclusion register is prohibited from entering into any shortterm rental accommodation arrangements as a guest.
