The online photos showed a first class property, the reality was quite the opposite. Upon arrival the swimming pool was avocado green with algae. The host dispatched a service company to clean it twice without success. The pool was completely unusable for our entire stay. The decking around the pool was unsafe and should not be walked on barefoot as there are multiple screws (nails) sticking up that could injure someone. There are beer cans, cigarette butts, trash and discarded plastic containers on the grounds around the deck.The interior of this house was dirty with upholstery and carpet stains, cobwebs in the windows and dirty door handles. A woven rug in the living area that is not only filthy and stained but also dangerous! It's tattered and falling apart on the ends so much so that loops of loose yarn are out into the principle walking paths. The dorm room style plastic chairs around the breakfast and dining room tables are rickity. One was broken and put in a corner. It is hardly suitable seating for adults to relax and enjoy a leisurely meal. I could go on, there's more... Guest Spaces responded to my letter detailing the problems with an unacceptable token "offer of good will" discount. It's been twelve days since I declined that discount as completely inadequate and still no reply. We are being ignored. This property is absolutely not as represented, Dirty and dangerous, overpriced and uncomfortable, this two star rating is generous. Avoid this one travelers.

Stunning Getaway!

Our stay at this beautiful house was incredible! The property was spotless, with gorgeous decor and breathtaking views. We enjoyed relaxing on the spacious patio and pool and loved the peaceful surroundings. Perfect for a relaxing escape. Highly recommend for anyone visiting the area!

You will love this place.

Stayed for a family wedding in the area and this place was perfect. The house was even better than the pictures and the view was spectacular. We loved the pool and enjoyed dining outside. The house is well stocked and check in and out was easy. Host was easy to communicate with and responsive. Book it now!

Perfect stay at Dakota Mtn

We had a group of friends and family in town and the house and pool were perfect. Close to Austin but just enough privacy out in Dripping Springs. Only comment is that we wished there were more dish towels! Would love to come stay again !

Bachelor Party

Easily the best location for a bachelor party around Austin. Views are amazing. Pool is heated (the owner is very responsive and even increased the heat for us). Check in is easy.

This property was everything we hoped for and more. From the moment we arrived, we felt at ease. The house is beautifully designed with plenty of space for everyone to spread out, but also cozy enough to feel connected. We especially loved the peaceful surroundings. The kitchen had everything we needed, and the game room made for some fun, low-key nights in. Great communication from the host, smooth check-in, and a truly memorable stay. Amazing back patio deck with a view!

Spacious, clean, and privately located home that comfortably fit our party of 14. The back patio stole the show with the pool, fire pit, and incredible views. The host was very responsive and easy to work with, and I'd definitely come back!

Fantastic Getaway

Our family had a wonderful stay. The house was spacious and clean, perfect for our large group. We especially enjoyed the pool and patio area – a great spot for relaxing and enjoying the stunning views. The game room was a definite plus, keeping everyone entertained. Evenings by the fire pit were a highlight. The location was private and easy to access. Communication with the property managers was excellent; they were always responsive and helpful. We would definitely recommend this property to other families looking for a relaxing vacation

Family Vacation

We had a great time at the property. The house has an amazing view, beautiful pool and was set up well for our family. We had 16 of varying ages from 6 years to 70 years old. The kids had a great time in the game room playing pool and fooseball while the adults could visit in the living room.

Family Holiday

We had a ton of fun at this property. We had twelve family members ranging in age from 4 to 90, and there was something for everybody. The kids (and adults) played a ton of pool and air hockey, and we enjoyed roasting smores on the deck, plus great family meals at the large dining rom table. And lots of football watching by some! It is a wonderful property.

Beautiful home in great location

Was perfect for a group of 11 adults. Property listed as 7 bedrooms, though there are really 6 with the master suite large walk-in converted to bunk room. Large deck in back perfect for hanging out and bar-b-q grill worked well. Lovely view of Texas hill country. House had all the necessities for our group. Great space!
