Set above Palm Beach with wide sea views and calm native bush, Island View is a light-filled coastal home made for slow mornings, easy afternoons, and simple island living. A short walk to the beach, spacious rooms, and sun-soaked decks make this an effortless retreat for families and friends.
The Space:
Island View is an open, relaxed coastal home where every room feels bright and connected to the outdoors. The main living area opens to a wide deck overlooking Palm Beach, the kind of spot made for morning coffees, long lunches, and evenings spent watching the sky fade behind the hills.
Inside, the open-plan layout keeps everyone together. The lounge flows to the dining area and full kitchen, with plenty of space to spread out for quiet reading, shared meals, or relaxed evenings by the wood fire. With air-conditioning for summer and warmth for winter, the house stays comfortable year-round.
Upstairs, the master bedroom is a peaceful escape with its own bathroom and ocean glimpses. Downstairs, two more bedrooms include a second super-king that can be configured as singles, plus a twin room with two trundlers, a flexible setup for families or groups travelling together. Three bathrooms make sharing easy, and natural light fills the home from morning to dusk.
Outside, decks wrap the house, catching all-day sun and surrounded by native bush. Whether you’re unwinding under the pergola or strolling down to the beach, Island View delivers a quiet, easygoing slice of Waiheke life.

The Neighborhood:
Island View sits in a peaceful pocket just above Palm Beach, one of Waiheke’s most loved stretches of sand. It’s only a few minutes’ walk down to the water, where you can swim, picnic, or grab a coffee from the Palm Beach Store. There’s also a playground and BBQ area right by the beach, perfect for families and long, easy afternoons.
If you’re heading out to eat, Arcadia Waiheke is a local favourite nearby, known for its hearty island food and friendly service on the sunny deck. A short drive brings you into Oneroa Village, the island’s main hub for cafés, boutique shopping, and dining. Grab breakfast at Wai Kitchen, and make sure you get yourself a coffee; the coffee art they create is incredible. For dinner, try Fenice for Italian, Vino Vino for relaxed evening dining with sea views, or The Oyster Inn for something a little more refined.
You’re also close to Waiheke’s famous vineyards, Tantalus Estate, Stonyridge, and Casita Miro are all within easy reach. Spend the day tasting wine, lazing in the sun, and enjoying long lunches among the vines before heading back to your deck for a quiet evening above the bay.
By night, Palm Beach settles into calm, the lights flicker across the water, the sound of the sea drifts up, and the island slows to its familiar, easy rhythm.
Getting Around:
You don’t need a car to enjoy Waiheke. When you arrive at the Matiatia ferry terminal, just hop on the bus, it’s an easy ride across the island, and the Palm Beach stop is only a five-minute walk from the house. It’s a simple, relaxed way to start your stay, surrounded by other holiday-makers heading off to the beaches and vineyards.
Once you’re here, the buses run regularly between Palm Beach, Oneroa Village, Onetangi, and all the major vineyards. Most of the big wineries, including Tantalus Estate, Stonyridge, Casita Miro, and Wild on Waiheke, have bus stops right outside, so you can hop on and off all day without a care. Even The Heke Kitchen, Brewery & Distillery is on the route, perfect for a casual lunch or craft beer in the sun.
If you prefer to drive, parking is available at the property, and it’s about ten minutes by car to Oneroa Village and the Matiatia ferry terminal. Taxis and rideshares are available too, though they can be expensive during busy weekends or evenings.
However you choose to explore, everything on Waiheke is close, beaches, vineyards, and home again by sunset.

The house sits in an elevated position, reached by a path with around 45 steps from the parking area. While the views are well worth it, it may not suit guests with limited mobility.
Like most Waiheke homes, the property runs on rainwater, so we ask guests to use it thoughtfully during their stay.
Minimum stay requirements apply - seven nights from Christmas to mid-January, three nights for the rest of January and all holiday weekends, and two nights at all other times
