Great Hospitality, beautiful home, beautiful view

We were very comfortable and completely at home! Could reach owner very easily and he promptly replied! Close to Dubrovnik, Cavtat and Montenegro! Very nice restaurants around! Would 100% recommend!

Beautiful Villa

This villa is special Stunning views and only 20 min from airport and from the coast. There are lots of facilities that we all enjoyed. The swimming pool was a good size and like the whole villa exceptionally clean. Our favourite place was the Hot Tub especially in the evening. The villa is remote which we all liked.some great restaurants within a 10 min drive. A great place for a family holiday. First time in Croatia and we will definitely be back.

Amazing villa in beautiful surroundings

This is definitely the cleanest villa we’ve ever stayed in. Immaculately presented, spotlessly clean and well equipped. It is in a very quiet location and we found the shop within walking distance wasn’t well stocked but there were several supermarkets within a few kilometres drive.

Beautiful home

We loved this home! We felt very comfortable, safe, and it was very clean. The location was great, too. The home is very well equipped with everything we could possibly need. The outdoor living area is one of a kind. We spent all our time lounging by the pool and the kids playing soccer, ping pong, jumping on the trampoline. They did not want to leave. Wonderful stay and would highly recommend.

Beautiful property with excellent facilities

The property looks great in the listing, but is even more spectacular in reality - comfortable en-suite bedrooms & well equipped kitchen, but it is all the extras that really make the place stand out. The villa has 3 separates terraces, a massive outdoor grill, excellent privacy & views across the valley. Beyond that, the swimming pool, sports pitch, trampoline & hot tub mean that there is plenty to do if having a "quiet" day at the villa. The property is close to the airport (around 25mins), but is about 45mins from Dubrovnik, so a car really is required if planning to spend.in the city. Overall, an excellent villa and one that I would love to visit again with my family as this visit was with friends.

Amazing Villa with Great Views

Had an amazing fortnight at the villa, the photos don't do it justice. Our host could not have been more helpful from the start, keeping in touch via WhatsApp, and offering prompt advice when required. Twenty minutes from the airport, the villa itself was very clean and well presented, but we spent most of our time outdoors. There are stunning views across the valley to the Adriatic Sea, the pool was crystal clear, and we most enjoyed an incredible outside eating and BBQ area overlooking the view. There were plenty of local restaurants to eat at, and conveniance stores, pharmacy just down the road in Gruda, 5 minutes away. Would recommend visits to Molunat (great for dinner overlooking the bay at sunset), Cavtat, and old town in Dubrovnik. Would recommend parking at the public car park at top of old town in Dubrovnik and it's just a short walk downhill from here (plenty of taxis for the return trip). We were a party of adults, but for those with children it had plenty of outdoor space for burning calories, including outdoor sports/football area. Overall a great place and wouldn't hesitate to recommend to anyone.

AMAZING house and area is exceptional

Cannot tell you how amazing this house is. Character plus everything you need while on holiday had been thought about. Spotlessly clean and very comfortable. The local area is absolutely amazing away from the crowds but hidden gem beach’s and restaurants all around. Including a fort which is well worth the walk up the hill. Stand out restaurants Konavoski Dvori around 10 mins drive from house and Orsan in Dubrovnik. You are close enough to Dubrovnik to head in there but honestly the local area us unbelievable. Top tips Pasjaca beach awesome, steep walk but totally worth it (don’t follow Google maps guidance find the main road on the map) and Molunat we went to Lancana restaurant, kids could jump off rocks while waiting for meal. FYI comment about the house the fourth bedroom is not attached to the house. It is large enough for multiple teenagers or a family with a young baby that would share. It has air con and bathroom, very comfortable. We moved the mattresses into another bedroom so totally worked. Already planning our return journey as so much more to see.

Beautiful home with pool and mountain views

The horse was very good and helpful. He gave us recommendations for dinner and activities. The house was very clean and had air conditioner in every bedroom. The pool was a huge hit with our teens. The house had everything you could possibly need for a wonderful family vacation. The only negative aspect is it’s about 45 minutes into old town Dubrovnik.

Amazing Holiday All Round

We arrived at the villa expecting a great time and were hit with an even better time. You may look at the villa and think that the pictures are amazing, and they are, but the pictures are nowhere near the majesty and brilliance of how the villa is in person. Nino met us at the agreed upon time and took us for a tour around the villa. He had prepared a platter for us and also gave us a bottle of wine, which was very kind. He then spent a good 30-45 minutes giving us a list of amazing things to do in the surrounding areas, offering us guide books, suggestions, even his own private parking spot at his house in case we wanted to see Dubrovnik without paying for parking. He was really welcoming and by far, one of the greatest hosts I've ever come into contact with. Upon further inspection of the house, after Nino had left us alone, we were able to look around the house more closely. The entire villa was spotless, everything cleaned to a perfectionists's standards, and it feels like in the building, decorating and planning of the villa, everything had been thought of. There were some of the most thoughtful things all over the villa. The types of things that you'd only really think about having lived at the villa before because it's such a unique thing to experience, you're aware of what is needed to make everything sublime. There were lilos in the pool, the jacuzzi set to 32 degrees, an abundance of wood for the outside fire, dishwashing tablets, cling film, tea, coffee, outdoor cushion, ping pong bats and balls, balls on the court to use, smart TV systems, a washer/dryer, laundry detergent... Simply everything you could ask for in a home away from home that has the facilities of a 5 star hotel. I've been fortunate enough to stay in some of the nicest places around the world, but I feel like Croatia, and more specifically, Nino's Falcon Rook, will always be one of my top choices. If there are any suggestions I can make, and believe me, these suggestions are not any form of complaint whatsoever. These are things that would turn the villa into the world's greatest paradise, they are: 1. Some dishtowels in the outside area and kitchen to dry hands and plates. 2. A WiFi repeater to get Internet in the BBQ dining area. 3. White linens on the beds. The bedding was of course clean!!! But white would show the perfect cleanliness. Thank you, Nino. Your villa is amazing, your warmth is exuberant and your effort is incredible. We'll be back!

White linen deepens of the taste but I got point, Just a short notice to this and other comments, Management and the owner are the same, It is just new advert and we transferred reviews :)

Great villa - Great host - everything finished to a very high standard.

We where welcome by Nino who let us know about the local area and where to visit - he left us a bottle of wine and some ham & cheese which was a lovely start to our holiday. The villa has been finished to a very high standard and there is everything you would need - hot tub,swimming pool,gym , sauna,badminton court and table tennis. The only small issue is that the hot tub needed to be slightly warmer.

It is a amazing villa i would recommend staying a

I Loved my stay having a gym, sauna, fuse-ball table, fridge freezer, private pool and hot tub was amazing i loved my bedroom so much it was comfy and nicely laid out. The TVs were very good to have at a night time when you weren't tired but everyone else had went to bed to watch TV, YouTube, Netflix or you could even go on Facebook on your TV which was very cool . All of the places around the villa was very nice his Uncle was just next door if you needed any help or you could text and call him and he would sort it out to make sure you had the best holiday, i would highly recommend staying at this villa for a family or friends holiday you get a lot of space to yourself and a nice amount of space to hang out together.

Epic country villa!

What a fantastic spot! It only took us 25 minutes to get to the villa from the airport. Nino, the owner, was there to greet us and show us around the villa. He had provided a few treats for us, including a very nice bottle of local red wine, and a cake for my wife, whose birthday it was on the day of arrival. A really nice touch! Everything was better than expected! The finish was as better than the four star hotel we stayed in the night before. Every room was tastefully decorated. The ground floor had the cool sitting room and kitchen leading on to the impressive dining room with loads of original features. Upstairs we had three very comfortable bedrooms and a door leading out to the fantastic outdoor space. On the lower level was the big pool, a day kitchen and wood burning pizza oven (we used this more than the internal kitchen - to be outside cooking etc was perfect!) There was a large outside room with huge sliding glass doors which housed the gym equipment and sauna, which we did use despite the temperatures!! Stairs let up to the next level where the table tennis table and volleyball court was. We did make use of these too (a great bonus). A path led to the day bed which is the perfect spot to watch the sun set. If that wasn't enough on the top level was the Jacuzzi. We found it the perfect place to unwind after a long day sunbathing. The views from here are epic. Many a night was spent with a glass of wine watching the falcons returning to their nests (yes - we saw loads of falcons!). Another treat was watching the swallows drinking from the pool - they swooped down and skimmed the surface with their beaks open - a real joy. The fact the property is on many levels meant our family of five had opportunities to go do their own thing, without being bothered by anyone else - great with three teenage kids!! The villa itself is quite remote but everything is a short drive away. Airport 25 minutes, beach 20 minutes, nearest village with bars and supermakets under ten minutes away. We found two fantastic local restaurants, both positioned beside cooling rivers that provided superb local dishes and were very cheap. Dubrovnik could be done in 35 minutes!! I can't undersell this property. We're holiday villa renters, and this is by far the best we've stayed in - for location, facilities it will be hard to beat. And Nino was always at the end of a text with help or information!

we had great family time

The villa was wonderful, a real mediterranean spot, with great view of the rural area, hills and sea. The pool is very well located, with sun warming the water during the whole day, and good shadow spots for us, who do not resist sun rays. The kids enjoyed every corner of the place, as there were many things to inside the property. We definitely enjoyed the sauna. However, the area seems to be very nice too. Of course you need a car if you are a family group, or at least bikes (for those who dare) to get to further distances, especially the market or beaches. I would simply recommend the owner to include the house cleaning as a "pay per service". Value for money is perfect, so I recommend it.

Stunning villa in mountains

Stunning villa in the mountains with fantastic views of the valley and the sea. The facilities in the villa were exceptional, the whole house was spotless and there was everything you would need for a very comfortable stay. We were greeted by Nino on arrival and throughout our stay nothing Was too much trouble. The area was beautiful, the locals were very friendly and welcoming and the nearby restaurants were great. It is a brilliant location for a family holiday which we would not hesitate to recommend. Thank you Nino!

A wonderful place to have a relaxing vacation

First of all the owner made us feel welcome right from the start. We had a heart warming welcome and Nino showed us the house and other property. The house is in a perfect place, on a mountainside with a stunning view. Only 30 min. by car to Dubrovnik and about 20 min. to Montenegro. Both worth visiting. The village is cozy and the people are friendly. We had two children with us, and they told us they felt like princesses in this wonderful house. We cooked in the outside kitchen, swam in the pool, played table tennis and padminton, the house itself has everything one needs for a perfect vacation. We highly recommend Villa Falcon Rook and plan to return someday.

Perfect luxury getaway

We stayed at the place for a week in september. Paula and Nino made us feel very welcome right from our arrival, even though we arrived a bit late in the evening. The place was even more stunning than it looks in the pictures and our whole party just loved the big and freshly renovated house. At evenings the neighbourhood was completely quiet so it was a real getaway from the normal city noises. It's a little drive away from Dubrovnik (about 25min) but for us that was not a problem since we had so many things to do in the villa as well and supermarket was on the village about 5km away. And since we are Finns, we obviously loved to use the sauna :D We'll definately stay there again!
