The apartment is located in the lively, historic and elegant district of Monti. It offers two bedrooms and two bathrooms, as well as a private and exclusive outdoor area for guests.
The location is strategic, it offers excellent connections that allow you to reach the main places of interest, also within walking distance you can reach the Colosseum, Via Cavour and Via dei Fori Imperiali, Via Nazionale with its shops and museums, as well like Termini Station.
The apartment has been recently renovated, it is equipped with air conditioning, internet wifi and a wonderful private external terrace.
The entrance area is shared (there is the access to the guest area and to a small apartment that I use from time to time for short business transfers).
The living area is spacious and bright, it offers the relaxing and the dining area with an open kitchen, also providing direct access to the private terrace, where you can enjoy a quiet aperitif at sunset (on warm summer evenings it is very pleasant), or a fantastic breakfast or a meal with your travel friends.
The master bedroom is equipped with a very comfortable double bed, while the second bedroom has a bunk bed (two single beds), finally the sofa bed in the living room offers the possibility of other two single beds that can be joined together, according to your needs. All the beds are equipped with fresh and clean linen, you will find enough space to store all your clothes and personal items.
The house offers two bathrooms, both with complete bathroom fixtures and a shower, a basic supply of shower gel and shampoo will be available.
In the kitchen you will find everything you need to experiment with local recipes or prepare your favorite breakfast! The equipment is complete and simple to use.

The house is equipped with all comforts, wifi, heating, air conditioning (except for the bedroom with bunk beds where there is a ceiling fan).
The house is professionally cleaned between each stay.

PLEASE CAREFULLY READ AND CONSIDER THE FOLLOWING HOUSE RULES BEFORE YOUR ARRIVAL:

- please inform us the soonest you can about your expected arrival time at the apartment;
- check in time is 3pm - 8pm > the maximum tolerance is 10pm;
- CHECK IN PROCEDURE > all the guests will be required to present a valid identity document to be registered to the Italian security authorities, as required by the current legislation regarding short stays (also minors); each guest is required to sign a short term rental contract (possibly before the arrival in electronic format);
- according to the Italian law in Rome the tourist city tax is € 6,00 per person per night, applied for the first 10 nights (children under 10 years old are exempt);
- for each stay the apartment is equipped with a BASIC supply as follows: bed linen (sheets, pillowcases and blankets for each bed - preparation of sofa/armchair beds or additional beds on request before the arrival); bathroom linen (one face towel and one bath/shower towel per guest); personal care detergents (one single-dose soap and one bar of soap per guest); toilet paper (two rolls for each bathroom);
- it is not possible to wash the linen provided on the arrival at home - the cost for each damaged piece will be charged if this happens; for stays exceeding 6 nights there is an extra cost for linen change based on the number of guests and occupied beds;
- the entrance area of ​​the house is shared, it gives access to the apartment dedicated to guests and to a small private space reserved for the host (occasional use for work purposes) - please NEVER leave the keys inside the internal door lock;
- the bedroom with the twin beds has not air conditioning nor windows, there is a ceiling fan;
- please respect the other neighbors (do not make noise between 10pm and 8am);
- extra cost will be charged on guests if the flat will be found at the check out in particularly dirty and untidy conditions;
- baby cot available on request (linen not provided).
