Yes, our home has the best ski/in out location of any rental townhome in Deer Valley's Empire Pass neighborhood - you basically just cross the street and you're at the runs! As Ryan states, we have lots of room, and spacious bedrooms, which are great for larger groups!

For future guests, I’d like to briefly clarify a couple of points: Hot Tub: As noted in the listing, the Park City community hot tub is optional and located off-site, rather than on the property itself. Ski Access: Ski-in/ski-out can be defined differently across properties. In our case, access to the run is less than a one-minute walk from the front door, with a simple crossing of a quiet residential street before stepping onto the ski trail. Recent guest reviews have consistently described the access as easy, seamless, and very convenient. Many guests find this setup to be as fast—or even faster than many slopeside condo setups, where access can involve elevators, hallways, and shared ski rooms before actually reaching the snow. We’re also glad you noted the comfort and space of the home—at approximately 3,000 sq ft, it offers significantly more room, privacy, and convenience than many nearby condo options. For those considering a stay, we encourage reviewing our other guest feedback as well, where the ease of access and overall experience are consistently highlighted. We supply a starter (2-3 day supply) of toiletries, but for longer stays, you can either get supplies/groceries at several nearby grocery stores - including a local Whole Foods, or have them delivered by a delivery service we use called Grocery Girls! Please contact us for details on the Grocery Girls service.

To our future guests, in addition to being right on Deer Valley's Flagstaff mountain, and being very close to Park City, we have a Mercedes shuttle van service that can take you all over town for FREE - its like your own private Uber/Lyft service!

Thank you for your kind review on our fantastic views from our 20-mile view deck! And thanks for your good words on our fast responsiveness. As pointed out, our HOA did not let us know in advance of the deck staining, they just showed up when we were "next in line" - we apologize for the inconvenience but we did not know this would be happening during the guests' stay. As a sign of good faith to the guest, we offered a free extra night at the end of their stay. Our cleaning crews had mistakenly left some items in the washing machine, which, since they were wet, had an odor - but that has been corrected and the washing machine room smell removed. Sorry the guest found a bug, the entire community regularly receives pest control services, but perhaps a couple managed to escape ;/. Thanks for the vote of confidence in spite of the minor hiccups and glad you would stay again!

Thank you for your comments about our great location and short walk to the lifts Mr. Pagliara. As you mentioned, we, the owners, are very responsive. We pride ourselves in providing a 5-star home for your vacation. The kitchen is furnished with top-of-the-line Wolf and Sub-Zero appliances. We use high quality linens that are replaced often. The pictures we have posted accurately depict the high end furnishings and the decor of our home with the exception of some new items. We have installed new televisions, new dining chairs and a new dining room chandelier recently and have not updated the pictures for these improvements. We are disappointed that Tim was not 100% satisfied with his vacation. We ask that all guests inspect the property on their arrival and communicate any deficiencies that they notice as soon as they can. If this is done in a timely manner, then we can deliver items such as wine glasses and new linens, or we can instruct you on how to use the thermostat to adjust the HVAC to your desired temperature. Unfortunately, if these items are not mentioned until after you depart, there is nothing we can do to make your vacation more enjoyable. We also ask that all guests be honest about the number of people in their party. We are unsure of the number of guests Mr. Pagliara actually had in his party. Tim reserved our home for 1 adult, but according to his review he had at least 6 adults, not 1, and that his party needed space for an additional 6 people outside of the bedrooms. So his party size was much larger than the size he reserved. With an accurate advance representation of the number of guests, we can have the staff set up the home accordingly. Our home is over 3,200 sq (much larger than the typical 2,000 sqft Deer Valley 4bdrm condo), and it should have been ample space for Tim's reserved party of 1 (or even 6 or more as he later mentioned). Our home has 4 bedrooms plus a loft, capable of accommodating 14 people in beds. We have 1 king bed, 3 queen beds, 4 single bunks, 1 Queen sleeper sofa, plus we have long sofas in the large bunk room that can be used as a single bed. Our kitchen is fully stocked with service for up to 15 guests. As in all homes, sometimes dishes or glasses get inadvertently broken. If anyone notifies us of the shortage of wine glasses/coffee cups during their stay, we would have had some immediately delivered. We have hosted countless guests at this home who have been highly satisfied with their vacation experience. These include a number of well-known celebrities, please read our nearly 50 Five-star reviews from other guests and make up your own mind how much weight to give this single review. Note to future guests - please inform us as soon as you can if you experience any issues so we can rectify them in a timely manner!

As Rob points out, we have three levels on our townhome, the lower level with 3 bedrooms, the middle level with the great room/kitchen and the master bedroom, and the top loft - which is a perfect space for teenagers who want a little space but are still in the house. As good as the view is in Summer, it's also fantastic in ski season as you see all the twinkling holiday lights over Deer Valley and Park City. To future guests - the previous outside noise in our Deer Valley neighborhood that a prior guest mentioned is now limited to finishing out the inside of their new building, and they are scheduled to be fully completed shortly. One note on getting around in Park City - our HOA has a shuttle fleet of Mercedes vans that can take you all over Deer Valley and Park City for free! Just summon the shuttle with an app and they show up in about 10 minutes - super convenient and saves you from driving and parking!
