PROPERTY DESCRIPTION:

Can accommodate 8 guests in 4 double/twin rooms plus an additional very large room in the basement for 4 children / teenagers (with natural light/French doors to outside) which has two bunk beds (double bottom and single at top). Has cinema with full surround sound & 600+ DVDs. Solar panels provide hot water

Villa is on 5 split floor levels designed to follow the slope of the land with each level approx 1 meter apart. Entrance hall / office, huge lounge with exposed main beams supports, dining room, kitchen and outside eating patios on one level. Stairs take you to the master bedroom suite comprising entrance hall, walk in wardrobe and en-suite bathroom, and leads out onto its own private terrace. Further up a level are bedrooms 2 and 3 (each with own private terrace) and bathroom 2.

From the lounge/living room you go down into the den/playroom that has a double sofa bed. It leads into a hallway with bathroom 3 and bedroom 4; all sub-ground level but with windows and natural light. From here you go into the basement with laundry room (washing machine, dryers and ironing board), bedroom 5 and separate cinema with full surround sound and >600 CDs for guest usage.

As the property has both internal (main property on 5 different levels and external steps it is not suitable for individuals with mobility restrictions. All stairs have hand railings.

BEDROOMS;
Bedroom 1: King size bed and stunning views of Todi. Outside veranda/seating area (has air-conditioning).
Bedrooms 2 and 3: Both rooms have twin beds which can be made into king size. Views of olive grove. Each has outside secluded veranda/seating area (both have air-conditioning).
Bedroom 4: King size bed and single bed (with additional pullout bed below). Note room has natural light but no views as is lower ground floor.
Bedroom 5: A very large room which has natural light (window and double french doors where one can exit into the bottom of the driveway, but no views). It has two bunk beds, each has a double mattress at the bottom and single mattress at the top, so can sleep 4 children (or 2 couples).

BATHROOMS
En-suite shower to bedroom 1 with twin basins, bidet, wc.
Bathroom 2 with bath/shower over, wc, basin, bidet - shared between bedrooms 2, 3.
Bathroom 3 with bath/shower over, wc, basin, bidet for bedrooms 4 and 5.

All have power / high pressure showers (but please go easy on water usage during hot summer months as it is a scarce resource).

Underneath the far end of the swimming pool patio, there is a changing room, wc, basin and shower at pool.

KITCHEN:
Locally made antique finish modern kitchen with granite work tops. Includes fan assisted oven, hob, extractor, fridge/freezer, microwave and dishwasher. Fully fitted to allow you to experiment with those fabulous Italian ingredients!

DINING ROOM:
Besides large dining table, 8 dining chairs and additional furniture and work tops, there is an additional fridge, wine cooler and ice make!

PATIO/TERRACE:
Off the dining room and lounge is a large patio/terrace for eating, overlooking Todi and the swimming pool

LOUNGE:
Large 5m x 8m lounge with huge single glass window pane 3m x 2.5m offering a picture masterpiece view of Todi and the Apennines, and working fireplace.

DEN / PLAY ROOM:
Down some steps off the living room sub-ground level (has double sofa bed)

UTILITY ROOM:
Large utility/mud room in basement with laundry sink, washing machine, dryer, iron and ironing table and cloths drying racks. Additional air dryer outside

CINEMA:
Large underground cinema with full surround sound. Allows high volume without disturbing the rest of the house. Over 600 DVDs for guest use

OUTSIDE:
Coved porch with large dining table and 8 wrought iron chairs (magnificent views of Todi, pool, mountains, etc). Additional fold up table available if required. Also bedrooms 1, 2 and 3 and the kitchen have their own secluded patios with great views.

There is an additional large eating area and table with 12 chairs next to the swimming pool with lighting for evening eating

Large private 11 x 5 m infinity (drop-off) swimming pool with stunning views all around. Cotter tiles surround the 3 sides of pool with stone paved area and grass with plenty of sun loungers. And a large cotter tiled and shaded eating area, shower and changing room, toilet and basin below. The pool has underwater lighting (button activated for 20 minutes at a time). Pool will be open from end May to Sept (or upon request). The pool and area are exclusive for guests and enjoy total privacy.

Moveable BBQs for use with charcoal and a gas fired BBQ are available. Large landscaped gardens with stone paths, roses, rosemary, lavender, etc and farm land with cypresses, olive trees, etc - all in keeping with the native flora. Property/land is gated and secure. Outside locally hand made wrought iron lanterns are artistically placed for both general lighting and individually for each patio area.

DURING YOUR STAY:
The house carer Cristina lives near by and will welcome guests and be available if / when required. She can offer additional services if required such as additional cleaning, cooking, etc. Her English is not so good but very responsive with translating aps.

NOTE:
- Additional 10% LAST MINUTE DISCOUNT offered if booking within 2 weeks of first night (on top of 10% discount already offered - please request when booking/enquiring.
- Bookings during peak season (July and August) are SUNDAY TO SUNDAY AND CAN BE BOOKED INSTANTLY. Outside this period minimum 6 nights checking in on a Sunday (and check-out on Saturday or Sunday).
- Please enquire should you be looking for longer durations as these can be negotiated, especially out of season.
- Pets are permitted on request.
