The property lies in southern Umbria around 4 Kms form the town of Amelia, around 370 meters above the sea level. Our family has lived here until December 2021 and from May 2022 the property is available for holiday rentals. The house is encircled by a large garden of around 4000sqm with private swimming pool. The whole property is for your private use and not shared with any other person. From the garden and pool area you have great panoramic views on the landscape. The garden around the house is fully fenced with automated entrance gate. Next to the entrance gate there is parking area for 3 to 4 cars, there are 2 covered parking places. The pool area is accessible through a gate so the guests with children have a secured pool area. The swimming pool is 15 by 5 meter and the depth goes from 1,2 to 1,6 meter. It's equipped with a night cover, useful to reduce loss of water temperature during the nights outside the hot months (the night cover can't be used during the hottest months when the water temperature is around 28-30°C). The pool area is equipped with sun loungers and gazebo/sun umbrella. The house and pool are encircled by a well maintained lawn with some toys for children (trampoline, swing, slide, children garden shed, mini soccer goal post). In front of the house there is a large porch with table and chairs suitable for 10 persons, with a barbecue on the side. The house is suitable for up to 8 adults and 1 child (+babies). There are in total 4 bedroom for a total of 8 bed places (7 adults+child) and there is an extra single bed in a passageway area on the lower floor. 2 bedrooms have air conditioning. For families with babies we have the following items available: 1 baby cot, 1 travel cot, 2 high chairs, 2 strollers. The ground floor of the house has a large living/dining room with cooking corner. The dining area is equipped with table/chairs for 8 while the living area has 5 sofa seats with a 50 inches Smart-TV (DVD player, Sat-TV, X-BOX 360 are also available). The cooking corner is equipped with fridge with freezer area, dishwasher, oven, microwave, 5 ring stove, coffee machine (Nespresso/Dolce gusto), mixer. At this floor there are also a bedroom with double bed (200x160 cm) and air conditioning. There is also a bathroom with shower/toilet next to the bedroom. A 14 steps staircase leads you from the ground floor to the lower floor. There is a freezer next to the staircase downstairs. The lower floor of the property has a veranda with living/dining area and cooking corner. The living area has 4 sofa seat and a Flat-TV, the dining area has a table/chairs for 8/10 persons. The cooking corner is equipped with fridge, 4 ring stove, dishwasher, coffee machine, toaster, squeezer). The lower floor has one bedroom with two single beds (190x90, that can be joined upon demand) and en-suite toilet (there is also a washing machine here). This bedroom has air conditioning. A passageway area with a single bed (190x90) leads to the two other bedrooms on the northern side of the building. Here you find one bedroom with double bed (200x160 cm) and a small bedroom with child bed (160x70 cm) and single bed (190x80). There is a bathroom with shower/toilet for common use.


In the town of Amelia there are several supermarkets (COOP, Super Conti, Eurospin… also open Sunday), butchers, bakers, fruit & vegetables and bars. Almost all kind of shops are available in Amelia, open market on Tuesday morning outside the old town and Saturday morning in the old town next to the S.Francesco church. The nearest restaurant is 3 km far away (Il Merendero, great place to eat meat,truffle and other typical dishes). Further recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), Il ristoro del Falco (restaurant/pizzeria), Montenero (restaurant/pizzeria). For a happy hour/cocktail we suggest No way in the historical center of the town, Il Chicco d’oro on the square with view on the city wall and Sister Act. About other activities available near and around Amelia: clay tennis courts, horse riding, mountain bikes routes. If you want to visit Rome, the railway station of Orte is at a 20-minute drive, there is a train to Rome every 30-40 minutes, and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ringroad is of 45 minutes, we recommend to leave the car in the car park of Villa Borghese.

A passageway area with single bed (190x90) leads to the two other bedrooms on the northern side of the building. Here you find one bedroom with double bed (200x160 cm) and a small bedroom with child bed (160x70 cm) and single bed (190x80). There is a bathroom with shower/toilet for common use.
