This stunning 3BR APT is located in the beautiful area of Tax-Xbiex, with picturesque views of the marina right from the apartment. The apartment is designed to provide comfort and luxury, making it an ideal home away from home for families and groups. With three spacious bedrooms, the apartment can accommodate up to 9 guests comfortably.
The living room is elegantly decorated with a comfortable living area providing a cozy space to relax and unwind. Also access to a private terrace with BBQ.
All the apartment has air-conditioning and wifi!
Living Spaces| A dedicated room, with comfortable SOFA, large coffee table and a TV. Also included in this apartment is a dining area for the perfect meal. AC is also available in the living area for maximum comfort.
Access to private large terrace with beautiful views, BBQ and harbour views.
Kitchen| Fully equipped kitchen with all utensils and necessary things to fix a good meal! The kitchen also boosts an oven and a hub. - The kitchen is equipped for both long and short term rentals !

Linens| At 360 Estates, we love a good night sleep, all linens provided are of highest quality and all beds are made! We also provide 2 towels per person on each bed. If the sofa bed is used, we would also provide and prepare the bed accordingly.

For those who prefer not to walk, public transportation is readily available in the area. There are several bus routes that pass through Ta` Xbiex, providing easy access to the nearby towns of Sliema, St. Julian`s, and Valletta, as well as other destinations across the island. The bus service is relatively frequent and affordable, and there are several bus stops located throughout the town.
Additionally, Ta` Xbiex is located near the Sliema Ferry Terminal, which provides a quick and easy way to reach Valletta and other locations across the harbour. The ferry service runs regularly and offers a picturesque and convenient way to get around.
Taxis and ride-sharing services are also available in the area, and there are several car rental companies located nearby for those who prefer to drive themselves. However, it`s worth noting that parking in Ta` Xbiex can be limited, especially during peak hours.
Very important notes before booking:
1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)
2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.
3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)
4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.
5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.
6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.
7. What is included in the apartment ? (Generally includes for the first 3-5 nights)
- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person
8. Once the booking is confirmed we will also create a WHATSUP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.
9. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
